Please note - all door codes, information, instructional videos for amenities, and Wifi info will be sent to via a LINK. Check your message inbox in the booking site message forum . Guests have access to all home and backyard except for any locked doors marked "DesignedVR Staff only".

We are available through message forums 24 hours a day and also have a customer support number for questions. Also we have a property management team locally to help with any concerns.

We love to meet and greet our guests as much as possible. However, in the event we cannot meet at the time of check in - we offer self check-in with the use of a smart lock or a door code.

Please note***We require all guests to be greeted by ourselves or our property manager. We do ask that all last minute booking (with 2 days of checkin) present an ID to the greeter.

Well established, quiet, family friendly neighborhood. **Please note: This home is in a family friendly and quiet community. We have close relationship with neighbors and as such, quiet hours between 10pm - 8am must be observed outside and at the pool area.

We offer additional services such as pool heating (if applicable) that can be purchased from our store, early check-ins, public parking passes, and much more through our online tourist portal. All services are subject to availability.

**Please note that the following devices are installed at the property for security measures only:
Ring Device on front door, Exterior security cameras both at front and back of house, Patrolling Security, Noise decibel monitoring system inside.

** To make your stay more convenient, we provide two sets of towels per guest. Should you need more towels, we recommend using the washer/dryer machine as a rapid solution. Additional towels can also be delivered for a nominal fee.**

**House Rules**

We have created this house rules sheet to ensure that you can fully enjoy your stay in our Airbnb rental while also respecting the home and neighborhood. Following these rules will greatly help us as Vacation Rental hosts by making sure the home is taken care of during your stay. Do not hesitate to contact us if you have any questions regarding the items mentioned in this document.

We ask that you treat the property as if it was your own property. Please be aware of the condition of items in the house, and if you notice anything broken when you arrive, contact us to let us know. We also ask that you watch noise levels at night, as we have a close relationship with our neighbors and do not want to cause any problems. Please no loud music or disturbances. Noise ordinances for quiet time in the city/neighborhood are at 10pm, so please respect these rules. We want to mention that first so you are aware.

Children are welcome here! however - please keep your children safe. Home is not childproofed.

1. Check-in /Check-Out: Check-in time is 4:00 pm. Check-out time is 11 am. Unless otherwise authorized by the management company. We MUST have 24-hour notice for extensions of stay or you will be expected to vacate at the 11:00 am checkout time.
All areas of the property are for guest use unless locked and designated as Designedvr employees only. Not all garages are accessible or available for your use.

2. Guest Interaction: We love to meet and greet all guests. However, in the event that this is not possible we also offer self-check-in with a door code. We have the right to ask for ID, the credit card used for booking, or other forms of proof of identity and payment. We may also ask guests to present ID. Person traveling with guest will not be permitted on property before booking guest has arrived and is confirmed with ID.

3. Guest Access - All areas of the property are for guest use unless locked and designated as Designedvr employees only. Not all garages are accessible or available for your use.

4. Maximum Occupancy: The maximum number of guests is limited to the number indicated in the listing. It is very important that the maximum occupancy rule is not violated as this will be considered a breach of the reservation rules and will result in immediate cancellation of the booking.

5. Unauthorized Guests - Although we do not mind if you invite a friend or 2 over to visit, please do not have extra unauthorized guests stay the night or for extended periods of time. We do not allow unauthorized guests to sleep here. Please do not allow extra guests to sleep at the house unless previously agreed upon when you booked the rental. All overnight guests must be listed with the booking and any guests over 10 people limit incur a 50$ per night charge.

6. Parties or Events: We do not allow parties, loud gatherings or events of any sort to be held in the property. Only authorized guests are to be in the house and around the pool area. Music must be kept to a non-disturbing level. NO BIG EVENTS OR PARTIES! Please be sure that extra guests leave by 12am. We greatly appreciate your compliance on this as we do not want any issues with our neighbors or the city. Please understand that any reports or evidence of a party or organized event taking place will be an automatic forfeiture of your entire deposit and immediate vacation of the property.

7. Pets: ABSOLUTELY NO PETS! We do not allow pets of any sort. Any evidence of pets will be an automatic forfeiture of your damage deposit ($250 fine).

8. Smoking: There is to be NO SMOKING inside the property. Smoking is allowed outside on the patio (please utilize ashtrays - do not toss butts in the patio or grass) or outside of the home. Any evidence of smoking inside the home (ie smells of smoke, ashes, burns, etc) will be an automatic forfeiture of the entire damage deposit and an additional smoke remediation fee of $750 will be charged.

9. Trash: All trash are to be bagged and put in waste bins provided. You will find trash bags under the kitchen sink. When the trash can is full, please remove the trash bag and take it to the trash bins. Please make sure all small trash cans have a bag liner before putting trash inside.

10. Inspections: Property Management has the right to inspect the premises without prior notice at any time to enforce the terms of this agreement. Should the guests violate any of the terms of this agreement, the rental period will be terminated immediately and no refunds will be given. The guests waive all rights to process if they fail to vacate the premises upon termination of the rental period. The tenants shall vacate the premises at the expiration time and date of this agreement.

11. Security Deposit: A security deposit is required to reserve the house. You will be required to submit payment using the payment link provided within 48 hrs before check-in. The deposit is in addition to the nightly rate and will be refunded in the same manner paid provided the following provisions are met:
*No damage is done to the unit or its contents
*All debris, rubbish, and trash are placed in trash cans and soiled dishes are placed in the dishwasher and cleaned. If the house is left excessively dirty and there is excessive trash left in the house, there will be an additional cleaning fee deducted from the deposit for the extra cleaning time. The guests will be notified immediately.
*No linens are missing, damaged, or excessively stained
*The Occupancy limit of the house is not exceeded at any time unless approved in writing in advance
*There are no police enforcement actions by the City or Homeowners /and items 4,5,6,7,8 and 9 are adhered to and there are no violations of house rules as posted in the house.

12. Check-out: Check-out time is at 11:00am unless a late check-out is purchased via the Tourist Portal (upon availability). Checking out by this time ensures that we have enough time to clean the place and get it ready for our next guest. Please text us when you leave so we can get the crew in asap. Also, be advised that failure to vacate on time may result in charging your deposit funds.

*When you check out, please make sure all doors are locked and secured, and that the house looks reasonably neat- like the way it was found. We do not expect you to scrub it clean it but it must be reasonably “picked up” and furniture placed as it was at check-in.
*Make sure to collect all personal belongings. Check all closets, drawers, washer/ dryer. We are not responsible for any items left behind.
Please see the checkout checklist and ensure it is complete before leaving.

13. Failure to Vacate: If you fail to vacate the property on or before the termination of this agreement, you shall pay for the period of your holdover a sum equal to 2 times the daily rate of your property or the maximum sum by

Not Impressed
I literally checked out less than 48 hours ago. I was not totally impressed. The first thing was the Vrbo people continued to text me over the weekend. That didn't sit right with me at all. I was on vacation the last thing i wanted to do was answer multiple text messages. The second thing was they insisted they needed to send someone to the property to work on some tasks once we were already checked in which was an interruption and should have been handled prior to our arrival. The puctures if the property are nice but the house is not as fabulous as the website portrays it to be. The biggest things for me were the master suite had a shower curtain hanging on by 3-4 shower hooks looked very tacky. Some of the doors hadnt been cleaned so im assuming door handles either. We booked the home because of the 7 bedrooms. One room was an addition and had no ventilation, the air unit did not work properly and the fan did very little justice so the room temp was unbearable reaching temps of close to 80 so no one was able to use room u for sleeping. Which caused a insured due to the amount of guests. Another issue was the dining table chairs were very cheap and some were very wobbly and had been compromised and were not safe or secure. So we only had 3 usable chairs for dinner table. These made it very difficult when sitting down for dinner. I did make the company aware which they requested that i go around the property and take pictures of all issues and email. Cont.

Mediocre at best
We arrived at the house and the pool was filthy and unusable. We had to wait two days for someone to come clean it. The oven was also too dirty to use and had to be cleaned as well. There was an induction stove which was not listed in the property description and complicated the entire cooking process. The toilet overflowed multiple times and the plumber had to visit twice. In between those visits we had to unclog the toilet daily. There was also no detergent or soap in the house. The hot water cut out repeatedly during showers. The owners were responsive but we would not stay here again and would not recommend the listing.

Great Place - Needs a little tweaking
Overall, our stay was really great. The house was nice and the host was awesome! Although the overall house was great. It needs some minors touches. The double king bathroom didn’t have any shelves in the shower for soap or toiletries. The tub was hard to get into with no step up. There weren’t enough washcloths in the house nor beach towels. The kitchen didn’t offer enough utensils for cooking, but was spacious and had all the amenities. The host was so accommodating with all my requests to ensure we had a great stay.
