Live the San Diego beach lifestyle! Perfect as a vacation rental, investment, second home or primary home. This condo features a kitchen with breakfast bar that opens to the main living area, dining area, walk-in closet in master, balcony, secured entry, elevator access, garaged parking, additional storage space, and on-site laundry. Amazing location just steps to the beach, Mission Beach park, the boardwalk, Mission Bay, and a wide variety of shops & restaurants.
HOUSE RULES:
**Any violations of the house rules or any terms of this Agreement will be subject to fine and/or termination by the Host.**
1) No parties, large gatherings or unauthorized guests. Maximum occupancy is 4 people.
2) No smoking, drugs or illegal substances anywhere on property.
3) Quiet hours 9pm-9am. Be respectful of neighbors and keep noise levels down at night.
4) Must be 25 years and older to book.
5) No pets allowed.
6) Please checkout on time. A $100 late fee will be applied for every 30 minutes guests are late passed checkout time.
7) A $200 replacement fee will be applied for missing remotes, keys or other items from the property. A $50 processing fee will be applied to ship back personal items left behind.
8) No shipping packages to the property. You may ship to local shipping centers for pickup only. Shipped packages will be returned to sender with a $50 processing fee.
9) We highly suggest purchasing travel insurance to protect guest’s reservations. No exceptions can be made to the cancellation and refund policy for unforeseen events or unfortunate circumstances.
10) The swimming pool is, open from 9 am to 9 pm daily. Please
respect this timing for our neighbors` sake. Our outdoors
lights will go off at 9 pm.
11) No glass bottles near pool & hot tub. No sand/dirt/ grass allowed in pool & hot tub . Please rinse off prior to using. Additional cleaning fees will apply if pool requires additional cleaning or draining. There shall be a minimum fine of $500 for this violation.
12) Please do not remove the vacuum from the pool. You can just push it to the side. Please remove any pool toys when you get out of pool for the day. The vacuum cleans the pool
from 10 pm - 8 am through the night.
13) Heat pool for $100/day. Can heat it up to 83-84 degrees
14) All reservations are subject to a non-refundable 8% credit card processing fee even if reservation is refund-eligible.
** Any violations of the house rules are subject to a minimum $500 fine with Host’s rights to cancel reservation and immediate removal from property with no refund**
Guest gives permission to SafelyStay, Inc., to verify identity, and check criminal databases in order to confirm the reservation. Complete terms regarding Safely’s guest screening can be found on Safely`s website. You may receive an email from Safely to complete your screening. Please check your spam inbox for this email, and contact Safely if you have any questions. Guests booking stays 28 days or more, will be charged $60 per month for damage insurance. A link to the waiver information can be found on Waivo`s website. Reservations booked for 28 days or more will require additional screening process, security deposit and supplemental lease agreement to approve reservation.
THE PARTIES. This Short-Term Occupancy Agreement (“Agreement”) made on {{reservation_date}} between the following:
Guest: {{guest_name}} (“Guest”), and
Host: West Coast Homestays LLC (“Host”).
THE PREMISES. The Guest agrees to occupy the following residence from the Host located at:

LEASE TERM. The Guest shall be allowed to occupy the Premises during the following dates:
{{checkin_date}} and ending {{checkout_date}} (the “Occupancy Term.”) Check in shall be no earlier than {{checkin_time}} on the first date of the Occupancy Term. Check out shall be no later than {{checkout_time}} on the last date of the Occupancy Term or guest shall incur a late fee of $100 for each half hour they are late to check out.
QUIET HOURS.
Quiet hours begin at 9:00 PM each night and continue until 9 AM. Quiet hours consist of no music and keeping all audio at a minimum level out of respect for the surrounding residents. If stated in the listing, a Minut noise monitor will monitor the noise levels of the home to ensure appropriate decibel levels are not equal to or exceeding 80 decibels. If noise levels are equal to or exceeding 80 decibels, our team will inform you to quiet down. If the noise disturbance is not dismissed after the first formal warning, Host reserves the right to terminate this Agreement with no refund and immediate removal from the Premises.
OCCUPANTS. Unless Guest receives Host`s prior written approval, total number of individuals staying on the Premises during the Lease Term shall be a total of {{number_of_guests}} guests. If more than the authorized number of guests listed above are found on the Premises or observed on the exterior security cameras entering the home, this Agreement will be subject to termination by the Host with no refund.
BOOKING FEES. Guest shall pay the Host the amount as detailed during the booking process.
CREDIT CARD AUTHORIZATION.
Guests, agree that a $500 Pre-Authorization will be held on Guest’s provided credit card to be used as a security deposit. By signing this Agreement, Guest authorizes Host to charge the credit card provided as needed to cover any costs incurred under this Agreement.
Credit Card Processing Fees & Cancellations
All reservations are subject to a non-refundable credit card processing fee. If a reservation is canceled within the refund-eligible period, the refund will be issued minus the credit card processing fee, which is equal to 8% of the total reservation amount. These fees are non-refundable as they are charged by the payment processor and cannot be recovered. By booking, the guest acknowledges and agrees to this policy.
SMOKING POLICY. Smoking on the Premises is prohibited. Any signs of smoking will result in a $1000 smoking fee.

SUBLETTING. Guest does not have the right to sublet the Premises.
INSPECTION. Host has the right to inspect the Premises with prior notice in accordance with State law. Should Guest violate any of the terms of this Agreement, the rental period shall be terminated immediately in accordance with State law. Guest waives all rights to process if they fail to vacate the premises upon termination of the rental period. Guest shall vacate the Premises at the expiration time and date of this agreement.
MAINTENANCE AND REPAIRS. Guest shall maintain the Premises in a good, clean, and ready-to-rent condition and use the Premises only in a careful and lawful manner. Guest shall leave the Premises in a ready to rent condition at the expiration of this Agreement, defined by Host as being immediately habitable by the next guest. If Tenant leaves the Premises in a condition worse than normal wear and tear, Guest shall pay for any deep cleaning or extra maintenance needed. Guest agrees that Host shall deduct costs of said services from any Security Deposit or Pre-Authorization Holds prior to a refund if Guest causes damage to the Premises, its furnishings/ possessions or any other aspects of the property. Host may charge the Guest for any damages that exceed any Security Deposit or Pre-Authorization Holds.
TRASH. Guest shall dispose of all waste material generated during the Occupancy Term under the strict instruction and direction of Host: In Trash bins on the Premises outside of public view.
QUIET ENJOYMENT. Guest, along with neighbors, shall enjoy each other’s company in a quiet and respectful manner to each other’s enjoyment. Guest is expected to behave in a civilized manner and shall be good neighbors with any residents of the immediate area. Creating a disturbance of the area by large gatherings or parties shall be grounds for immediate termination of this Agreement with no refund.
ATTORNEY’S FEES. Guest agrees to pay all reasonable costs, attorney`s fees, and expenses that shall be made or incurred by the Host enforcing this agreement.
USE OF PREMISES. Guest shall use the Premises for residential use only. Guest is not authorized to sell products or services on the Premises or conduct any commercial activity.
ILLEGAL ACTIVITY. Guest shall use the Premises for legal, vacation rental purposes only. Any other such use that includes but is not limited to illicit drug use, verbal or physical abuse of any person or illegal sexual behavior shall cause immediate termination of this Agreement with no refund of pre-paid fees.
POSSESSIONS. Any personal items or possessions that are left on the Premises are not the responsibility of the Host. Host shall make every reasonable effort to return the item to Guest, with a $50 processing fee in addition to shipping charges. If claims are not made within the State’s required time period or 48 hours, whichever is longer, Host shall be able to dispose, sell or use said items for personal use.
GOVERNING LAW. This Agreement shall be governed and subject to the laws of California.
HOST’S LIABILITY. Guest and any of their guests hereby indemnify and hold harmless Host against any and all claims of personal injury or property damage or loss arising from the use of the Premises regardless of the nature of the accident, injury or loss. Guest expressly recognizes that any insurance for property damage or loss which Host may maintain on
