❄️ Cooling & Air Conditioning:
The property has a 36,000 BTU mini-split unit in the main living area, which is large enough to cool the entire home when windows and doors remain closed. All bedrooms have ceiling fans, and the bunk room includes a portable fan for safety reasons. Please note there are no other A/C units in the home.

🔇 Noise Policy: Minut noise detectors are installed inside and outside the property. If noise levels exceed 80 decibels for more than 10 minutes, guests will be in violation of house rules and may be asked to vacate the property.
📹 Security Measures: Ring doorbell security cameras monitor the front entrances, driveway, back deck, and lakefront—strictly outdoor coverage only to protect your privacy.
📉 Seasonal Note: From mid-October to mid-May (depending on lake level and weather), the lake is drawn down. During this time, the dock, swim raft, swimming, fishing, and picnic table boat may not be available.
🛶 The picnic table boat is operated by paddles manually (due to insurance reasons we do not provide a motor)

✅ This property has special local compliance requirements which include a signed rental agreement, ID verification, and a security hold of $1000 (which is not a traditional security deposit, just a pending transaction). As an optional alternative to the security hold, you may opt in to purchase a non-refundable damage waiver provided by a third-party insurance company. The optional damage waiver is $49 for stays up to 10 nights, with an additional $5 per day for stays longer than 10 nights. Damage waiver purchases are optional.

Your guest portal includes advertisements with third-party upgrades that you may want to enhance your stay.
