Welcome to our beautiful, spacious, newly furnished home located on over 1/4 acre in a PRIME LOCATION that is 3 miles (less than 10 minutes) from World Famous Siesta Key Beaches, Gulf Gate Shops and Fine Restaurants (plenty to choose from!), Gulf Courses, Gyms, Legacy Trail, Movie Theaters, & more! It is also close to Sarasota Memorial Hospital, cultural downtown Sarasota & famous St. Armands Circle, Lido Beach, Venice Beach and Nakomis Beach.

Our home is a true home away from home! It is fully stocked and has everything you need for a great, stress free vacation!!! It is also very spacious, light, and cozy with many local designer touches and offers a great split floor plan:

- fully stocked kitchen (toaster, coffee machine, blender, crockpot, baking sheet sets, pots, pans, silverware, wine and beer glasses, plates, cups, and more).
- indoor laundry room with iron, ironing board, mops, vacuum cleaner, cleaning supplies.
- 1 high chair and 1 pack n play are available for our little guests :).
- screened lanai with a BBQ grill and outdoor dining set.
- large, heated pool with hot spa, pool floats, pool loungers and chairs.
- huge fenced backyard for your kids to play.
- bed linen, towels, cleaning/cleansing supplies, beach towels and equipment (beach chairs, umbrella, toys, cooler, cornholes, etc.).
You will have access to the entire house, and the house entry will be granted via a smart lock with an access code to be provided on a day of your arrival.

Only the confirmed number of guests are permitted on the property.

There is one locked closet in the master bedroom that stores our personal items and locked TV stand's door that keeps modem, router and pool device safe.

Guest access:

You will have access to the entire house, and the house entry will be granted via a smart lock with an access code to be provided on a day of your arrival.

There is one locked closet in the master bedroom that stores our personal items and locked TV stand's door that keeps modem and router safe. Other things to note: The house has cameras installed: ring doorbell and flood lights in front of the house (above the garage door) for everyone’s safety. No security cameras located inside the house or in the backyard to keep your privacy. All cameras have the ability to record upon motion.

The pool is heated per guests' request for $25/day. Please request in advance as it takes a few hours to heat the pool. If outside temperature falls to 65F or below at night, the heated pool or hot tub may not be available as it is not possible to heat the pool or hot tub effectively when outside temperature is very low.

Our house is great for families, but it is not fully child proof (the pool is not gated, power outlets are not covered, cabinets are not locked, etc.). Hence, kids should not be left unattended at any time.

HOUSE RULES: Please remember it is a private house, which is dear to our heart and hence, take care of our home like you would treat your own and be respectful of our neighbors.
- You must be 25+ years old to book and must stay at the property during the dates booked. Third party bookings are not allowed.**
- Provide your driving license a week prior to your arrival.
- No pets**, and we are strict on this. If you plan to bring a service animal, please notify upon booking so we can make sure the house is ready for it and arrange a deep cleaning afterwards to ensure our next guests are not at risk of allergies, etc.
- No more than 5 guests without our pre-approval**. Unregistered guests will be viewed as trespassers and won't be granted access to the property. If you plan on bringing more guests than allowed without notifying us, please don't book our house. A violation of the occupancy limit may result in the city and our insurance provider imposing a fine on us and prohibiting renting our house going forward. Any extra guest staying w/o our pre-approval will result in a charge of $75/ night per extra guest and cancellation of the reservation without the refund.
- No smoking/vaping inside the home or the garage.** If the house is smoked or vaped in, you will be responsible for any damages and special cleaning/restoration fees, including the loss of future rentals. Smoking outside, including lanai or the pool is allowed but all doors and windows must be kept closed so the smoke does not get inside.
- No more than 2 cars without our pre-approval, no parking on lawn nor street, no parking of camper vans, RVs, boat trailers, and the like**.
- Parties, events, loud music, and loud noise are NOT allowed. The house is in a quiet residential neighborhood. Quiet hours are from 9:30pm to 8:00am**. If you plan on partying, having large gatherings and outside guests visiting you, please consider booking a different property. Our neighbors are very sensitive about large crowds, parties and noise and will call the police if it gets too loud.
- As a standard practice in FL, please do not turn the A/C below 70°F and keep doors and windows closed when the A/C is on and it is hot outside. Disregarding these will cause the unit to freeze, resulting in the A/C not working during your stay and a costly repair.
- Safety in/around the pool is sole responsibility of guests. Children should NOT be left unattended at any time.
- Shut the grill gas valve off when not in use to prevent any fire and please keep the grill covered to prevent rusting. Also, use the grill only in a dedicated open area (middle or right corner of the lanai) to avoid discoloration of the lanai ceiling and walls and clean it after each use. Note we don't provide gas refills. You can exchange an empty tank at near Publix/Lowe's stores.
- Do not touch pool equipment as improper manipulations may damage it and result in expensive repairs.
- Turn off light/fans, lock the doors and close the windows when you leave the house. We are not responsible for anything lost or stolen at the property.
- No wet clothing, towels, or swimsuits on the indoor furniture to prevent stains, odor, and mold. Heavily stained/damaged furniture will result in a fee equal to a deep cleaning or a market price replacement cost.
- Mattresses and pillows are covered with hypoallergenic, breathable, soft & noiseless protectors to keep you safe from bed bugs, mold, mildew, pollen, and dandruff. Hence, please do not remove protection pads/cases from the mattresses and pillows. If you had to clean them, put them immediately back for protection purposes. Permanently/heavily stained/damaged linens/towels will result in a fee equal to their extra cleaning fee or replacement cost.
- Respect locked areas (the closet in the master bedroom with our personal items, the TV stand’s door which stores modem and router and the outdoor mailbox).
- Don’t leave open food or drinks outdoors and keep doors closed to not attract animals/insects. We don't provide refunds if any insects/animals are noticed.
- Don't tamper with surveillance cameras (the ring doorbell and flood lights in front of the house above the garage door) installed for everyone’s safety. No security cameras located inside the house or in the backyard to keep your privacy. All cameras will have the ability to record upon motion.
- Don't put into sinks or toilets non-flushable items (e.g. wipes, excess toilet paper, paper towels, feminine products, diapers, etc.).***
- Do not put items that have sand into the washer/dryer, as it will break them. ***
- Don't move furniture around, as it may break or cause other damages such as dents/scratches to floor/walls/etc. If you absolutely had to, please put it back.**
- Extra cleaning fee might be charged if the house is left excessively dirty and our cleaning company charges us extra.
- If you are in doubt about your trip plans, please consider purchasing travel insurance to cover any unexpected changes in your travel plans, trip delays, erroneous booking, sickness, etc. We won't be able to refund any canceled days if they are outside our free/partial cancellation period.
- No check out later than 11am is allowed without the host's prior pre-approval, as it may heavily impact our cleaning process and a timely check in of our next guest. If the check out is delayed by 30 minutes, a $100 fee will be charged. Anything longer than 2 hours will result in an additional night charge, but it does not award you the house for the night. If the late check out leads to a cancellation of our next guest reservation, you will be charged for any cancellation refund and penalties that we will have to give to our next guest whose stay is impacted by your late check out.
- Property owners and/or designated agents may enter the property for repairs, cleaning, problem remediation, or inspection with an advanced notice provided to the guests.
** Failure to abide by this rule will result in the immediate termination of the stay with no refund and the $400 penalty fee. The guest, who made the reservation, will also be responsible to pay for any damage caused by anyone in the guest group equal to a market price of their repair/replacement and any required additional cleaning fees.
*** If these items get clogged and/or break as a result of improper actions, you will be responsible for the cost of a service call and any repairs caused.
