We are glad you had a nice stay. Thanks for the suggestions. We take care to provide the best experience for all our guests. The home's A/C system is brand new. Due to the extreme heat in FL, any A/C system will not work properly if the temp is set more than 20 degrees below the outside temperature. The system will seize up and this has happened on several occasions when renters set the thermostat too low. As per the recommendation of our A/C contractor, we ask our guests to keep the temperature at a reasonable setting, which is quite comfortable given that the home is located on the bay with nice breezes. Also, due to the recent hurricane, things like the filters, wifi, cable TV, electricity, yard, etc. were all affected. We are trying to make sure everything is back to normal as quickly as we can between rentals, and we greatly appreciate our guests' patience as we clean up and fix up. Thanks.

We are very disappointed and quite shocked to read this review. I would like to explain in detail this extraordinary situation for future guests who may be considering our rental home. I’d like to point out that we have had mostly 5 star ratings from our guests. We live next door to this house and take excellent care of it, as if it was our home. It is our only rental property. These renters actually rented a week from us just several months ago and we assume they enjoyed their stay and our rental home so much that they returned to rent the home for a full month. As noted, we experienced a major electrical problem which occurred on Christmas day, causing an electric surge to every appliance or device in use. This was the fault of FPL, our electric company. We were told by FPL and various contractors there is nothing we could have done to prevent it and there is no way we could have known the extent of the damage until each problem surfaced. Within 2 days, we replaced the washer and dryer because they weren't working and had the cable fixed. We had electricians check things out immediately, but not all of the other problems presented themselves at the time. The house was rented during January and those renters did not report any additional issues. An electric line dropped again a few days after these Feb. renters arrived and FPL had to come once again to fix the problem. The issues that are described in this review started presenting themselves over a few weeks during their stay. Despite explaining what had happened, these renters chose to stay for the month in the house as planned. As the problems surfaced, we immediately worked with contractors to replace and fix everything that was damaged. We replaced and/or repaired 2 instant hot water heaters, the apartment A/C, automatic garage door, solar pool pump, irrigation pump, pool pump, refrigerator, and a ceiling fan. We worked hard to coordinate electricians and plumbers and other contractors, sometimes at the same time or sequentially as needed. Parts were difficult to get due to national supply issues. During all this, we kept in constant communication with the renters, updating them on a daily basis. It is fortunate that we live next door to the rental home and that Jeff, an architect, has contacts that respond to us quickly when we need them. It would have been much more difficult and taken much longer to monitor and correct all the issues had this not been the case. RE: compensation – We felt that these renters had to deal with many inconveniences, so we proactively offered them options for compensation. We offered another free stay or a refund of some of their rent. We refunded a full week’s booking ($2,200), which they told us, in writing, they thought was fair compensation. Had they not thought it was sufficient, they could have readily discussed with us. We are very flexible. Had they wanted to find another rental at the beginning of the month when we told them about the situation, they could have found another rental and we would have refunded their entire stay. RE: cleaning – The renters’ claim that the house was dirty is simply not true. We take great care and pride in keeping this rental home very clean, employing local professional cleaners. I personally go through the home before every renter, inspect the house, and do extra cleaning if needed to ensure everything is clean and ready for each renter. We sanitize all surfaces. All appliances, including the toaster oven and grill, are cleaned between renters. As this is a rental property with many renters during the year, items may get heavily used and show wear, but they are clean and functioning, or replaced. The grill was just purchased within the past few months. I actually came and cleaned it a couple times during these renters’ stay as they did not shut off the gas or clean it after using it. The house was very clean upon arrival, but it is the renters’ responsibility to keep the house clean during their stay. These renters stayed for a month and had a dog yet did not hire anyone to clean the house during their stay. Although they stayed with us for a week in May and again for the month of February, not once did they tell us that they thought the house was not sufficiently clean. If they had, it would have been immediately addressed. RE: the pool temperature - renters are informed before their stay that we have a solar pool heater, which heats the pool only when the sun is shining. We had a very cold and rainy January and February (temps in the 30s/40s). As a result of the electric surge, the pool pump was stuck open, meaning that the water was flowing through the heater, so it appeared to be working constantly during their stay. If it was working properly, the pool still would have not been hot due to the cold outside temperatures. We have a bubble cover to help keep the heat in during the evenings. This was all explained to the renters. RE: no heat in the apartment – the second time the electric line dropped, we had to shut the power off (to avoid another surge) and wait until FPL came and fix it. The heat in the house (not the apartment) was unaffected and there were extra beds available in the main house. Also, 2 of the 3 showers were at all times heating properly. RE: bicycles – we have multiple kayaks and bikes available to renters to use. We explain that the bikes are not new, yet sufficient for casual neighborhood use. The sports and beach equipment are heavily used by renters and we try to keep them in good working order, but anything in FL with metal will rust and bike tires need to be inflated every time they are used. We replace kayak seats, oars, and beach chairs frequently as they get worn or broken by renters. Bottom line: We care for and take care of this house as if it were our own home. We are always happy to make our guests’ stay the best it can be, and our mostly 5 star ratings are a testament to that fact. If a renter has any issues, we are happy to immediately address them. We look forward to having many more happy renters and our bookings are testament to that fact. Thank you. Lisa and Jeff
