Set on 47 acres, this large, incredible and unique modern farmhouse has a luxurious, relaxed expansive feel. The soft furnishings and impressive views in every direction give it an immense sense of comfort, space and light. The space throughout the house is seriously relaxing and will get you in that chilled holiday mode in no time at all. The house combines practicality and luxury to make your stay truly special!
With high ceilings and polished concrete floors throughout the upstairs and downstairs, this house is solid and perfect for family gatherings or for friends and families to share. The sleeping arrangements allow for up to 27 guests, and don't worry, there are 5 large bathrooms and a powder room!
Views from the upstairs kitchen, dining and living take in the 4000 apple tree orchard, dams and paddocks. The views extend across Westernport Bay to both French and Phillip Islands. The 6-metre bi-fold glass doors open up onto the top balcony which wraps the entire house, not to mention the rooftop patio where you can get 360 degree views of farmland and coastline. The Rooftop includes an area to sunbake (electricity connected on roof), stargaze and drink cocktails on a warm night.
The enormous living area upstairs consists of 2 separate seating areas, an 80 inch Smart Tv and glass fronted wood burner fire as well as a reverse cycle air conditioner. There are a variety of board games and card games to enjoy in front of the fire.
The kitchen is sleek yet simple boasting all modern appliances including an inbuilt coffee machine, 2 ovens, a large fridge and dishwasher. The accompanying butler's pantry is large and has a microwave, second double sink, another 2 drawer dishwasher and large fridge.
There are also 2 separate dining tables each seating 14 and the large stone and timber island bench in Kitchen also seats 5.
Upstairs there is also a very spacious master bedroom and ensuite and 2 other bedrooms all with incredible views.
Downstairs there is a cosy living area with a wall mounted 72 inch Smart TV, 6 bedrooms (includes 2 bunk rooms) and 3 large bathrooms, 2 of which have clawfoot freestanding bathtubs and a laundry. The downstairs includes a 3 metre covered verandah on all sides of the house, a great place to sit, read and chat.
There is a Sonos move speaker with Bluetooth connectivity, a Hdmi connection on TV, and a large flexible space for meeting conferences. House has excellent WiFi, 2 laundries with washing machines and dryers.
Pets on application - must receive owner's permission - note that the property is not securely fenced for pets and the farm has grazing cows, goats and horses.
Outdoor areas have a swing set and children's play equipment, table tennis and fire pit. Other outdoor games such as volleyball and kites are stored outside for guest use, including balls and bats. The outdoor fire pit area is perfect for toasting marshmallows or just sitting around for a yarn.
The swimming pool is perfect for lounging around and has a lawned area to one side within the pool fence. The pool has an easily retractable cover to keep it warm and clean. The Spa is heated and has a blower function. The Spa is controlled from a tablet in the house so you can adjust the heat or blower to your liking. Both the pool and spa are internally lit at night.
Walks around the property are encouraged as they are always a joy. There are cows and horses (being agisted and not owner's horses) and goats that love to be hand fed.
Pepper Paddocks is the ideal launching place for the wide variety of activities that the Mornington Peninsula has to offer, including Wineries, Walks, Hot Springs, Mazes and Markets often selling local produce.

Second time we have stayed at the property and overall had a great time, rooms are very comfortable and amenities are really good throughout the property, was a bit disappointed in the fact that the playground area was overgrown/not maintained and also around the immediate house was overgrown, which for 22k for a week you would think they could pay someone to have that sorted, only other thing would be the lack of bin space as when you have 12 adults and 7 kids you generate a lot of of rubbish but overall would definitely recommend it for large groups/families!

Beautiful house
We have family friends get together and everyone was impressive by the house. It is huge, with plenty of rooms easy for 6 families stay, countless cabinets, 3 dishwashers, 5 showers and 6 toilets, 2 sets of washing machine and dryer.... apples to pick, closed-by jetty to fish, beaches to explore.... even wet weather couldn't stop of bonfire under the night sky.
So much to enjoy and wonderful place to relax. Highly recommended!

Exceeded expectations
Pepper paddocks, looked fantastic online, the group couldn’t wait to arrive. Once we were there, it proved to be even better than the pictures for sure. The place was huge, very impressive as you walk through the front door! It has a huge social area, a wrap round balcony, and truly fantastic views from every angle down the orchards. The kitchen is fantastically equipped, and the finishes are super high end. This is the same as the bedrooms and bathrooms, they all too have plenty of space and a beautiful finish to them. Lastly, the views of the stars above from the top deck was the icing on the cake, fortunately we had hot days clear skies whilst we were there. Couldn’t recommend the property enough for whatever your function it accommodates for all.
Thanks for having us, we’ll hopefully be back this year.
