GAS HEATED POOL ALL YEAR - 365 days a year WARM WATER for swimming - 30-33 degrees plus a heat pump -NOTE - Gas is vital to keep a pool warm in cooler months!!! Heat pumps won't work as they rely on heat on the air. We have BOTH a heat pump and gas ensuring you can swim all year no matter what the weather is!

We are best suited for families, international holiday guests and business groups wanting a premier home that is memorable eg: a 50th dinner party , anniversary, proposal, retreat etc.
We are not suited for groups (often younger groups , all male groups) wanting to be noisy, drinking all day and having loud music on. If in doubt please ask as I am happy to help.

We located in an exclusive and peaceful cul-de-sac which is not on a busy and noisy main road.

To be able to stay here you must agree to the local code of conduct to have your booking approved and this is applicable to all accomodation providers in the area - not just us.
As a result the following conditions form part of your booking -

Absolutely no schoolies , no parties , no rowdy groups are permitted including bucks, hens, footy trips, or any group that wishes to party and disturb the quiet street.
We are are NOT suitable! These types of large groups create noise which carries so please do not book. Groups lying will be have their booking terminated immediatly.
We have a ZERO tolerance to our neighbours being interrupted by noise and antisocial behaviour incl excessive alcohol consumption, music, screaming and yelling.
We follow the local council Code of Conduct which applies to all homes in the area which stipulate a NO NOISE POLICY which we strictly adhere to and enforce.
Noise is monitoired with noise monitoring devices.
No loud music is allowed. Quiet enjoyment only.
Council will issue fines up 3k which you will be liable for if noise is reported and neighbours disturbed! We monitor noise and fit a max of 7 cars - pls discuss.
QUIET HOURS - after 9.30pm Sun to Thurs and after 10pm Fri and Sat -meaning all outdoor areas cannot be used after these times ( incl balcony and pool which will then be off limits to stop noise disturbing neighbours during the day and waking them up at night) This follows the local councils laws and is applicable to all airbnbs in the area - not just us!

Mature groups wanting a luxury relaxing quiet stay eg a 50th dinner party, mature golfers , family gatherings etc

Retreat groups (as we can supply all single beds eg yoga, health groups)
Guests needing a home lift/elevator due to moblity issues - we are wheel chair friendly.
Special Occassions eg proposals, anniversaries , birthday diners, family get togethers
Families with babies are well catered for with cots, highchairs etc

We are not suitable for -
Party groups with loud music
Groups wanting to be up all night with music, parties etc
Groups wanting to sit on the balcony all night singing, yelling etc keeping neighbours awake
We have a STRICT NO PARTY POLICY - NO NOISE NO LOUD MUSIC NO NOISE that disturbs neighbours !! Quiet Enjoyment only. MAX IF 7 CARS !!
