A private, sandy beach allows for direct access to the water, alongside oversized docks and a sun deck area. The direct lakefront yard area is generous, with plenty of room to enjoy the outdoors. Build an ambient fire on those summer nights. Outfitted with a long list of amenities, you can enjoy kayaking, paddleboarding, rafts, and other outdoor sports from this home. A nice outdoor grilling area invites limitless options for outdoor cooking and dining. And of course, soak in the views from the elevated main level deck. Inside, you will find a main level kitchen with vintage charm, which opens to the Dining Room and original center stone fireplace. The living room is spacious, with beautiful lake views and large French Doors to the outside. The main level also includes 5 bedrooms (3 with Queen Beds, 1 Full Bed, and a Bunk Bedroom with 4 beds), 2 full bathrooms, and additional spaces for sitting, reading, and conversing with guests. The lower level has a Queen Bedroom, Family Room with pull out couch, Summer Kitchen, and Full Bath. The Cottage and Boat House are not part of this rental, however, if additional space is needed, the quaint 2-bedroom cottage may also be rented, adding 2 more bedrooms (a primary bedroom and a tandem bunk bedroom (2 beds), a living room, kitchen and full bath.
Please note: Final rental charges to include the room rate, cleaning fee, linen service fee, NH lodging tax, and any misc. service fees. The optional cottage may be added for $300 per night, plus cleaning and linen service. Dock usage fee of $325 per stay (if docking boat). Optional early check-in, or late check-out may be added to your reservation upon arrangement. Please email us for fees and availability (not available during peak season and subject to approval from our cleaning service). We understand that pets are family too. We are pet friendly upon arrangement. A charge of $250 will be applied to your rental, should you arrange to bring pets. Please contact us after booking to make pet arrangements or to add the optional cottage.
Other House Rules:
Renter(s) assures Owner they will observe all conditions and terms of the Rental Agreement and House Rules (this document) as to maintaining the premises in good order and appearance and Renter(s) and/or their guests shall not disturb, annoy or endanger, or inconvenience neighbors, nor use the premises for any immoral or unlawful purposes, or violate any law or ordinance, nor commit waste or nuisance on or about the premises. Nosie levels shall be kept at reasonable levels as to not disturb other guests or neighbors, especially between the hours of 10 PM and 8 AM. Violation of any of the policies, included in this document, may result in the cancellation of the booking and removal of guests.
Renter(s) is responsible for all damage or breakage and/or loss to the premises, equipment, fixtures, etc. beyond normal wear and tear. You are responsible for reporting any damage, prior to checking out. Any damage shall be reported to peter@valleyrentalco.com.
No more than the stated number of persons shall occupy the premises. If you intend to have guests during the day, there can only be the maximum number of people stated in your contract. The occupancy for the house, is 15 guests and the occupancy for the cottage is 4 guests- for a total of 19 guests (including renter and daytime guests of renter). Overnight guests are not allowed unless approved and payment is made in advance.
Please follow the provided parking plan for vehicles. Please Do Not block the trash area for pickup purposes. We ask that only AWD/4WD vehicles use the lower parking area.
No parties or events are allowed at the property due to local noise ordinances. Noise levels must be reasonable at all times, as to not impact neighbors or the general public.
Please do not sit on or hang items off the railings of the property. Please do not lean over the railings. The maximum capacity for the deck is a total of 12-15 people.
Please do not walk on any of the roof areas or climb the large rocks due to safety concerns.
The locked or marked areas of the property are not to be entered, including the basement owner storage, the lower-level wall storage cabinets, the kitchen pantry closet, garage or boat house. The cottage building is not to be accessed unless also rented during your stay. The cottage is a separate unit which may be added to your stay (if available), upon arrangement.
Due to safety concerns, variable winds, and the proximity of neighboring properties, no fireworks may be used at the property.
We kindly remind you that this is a no smoking property.
The fireplace, and the burning of candles, is not permitted due to insurance regulations.
We ask that you please be mindful of energy conservation when using the Heating or Air Conditioning. If windows and doors will be left open, please turn off the AC or Heat during that time.
Soiled dishes are to be placed in the dishwasher, or washed by hand if preferred, prior to departing. Please do not place wooden handled utensils in the dishwasher.
Please bring beach towels, if needed, as these are not provided. Life Jackets are not provided and are highly advised/recommended for water activities.
We go to great lengths to have our home and all of its contents, including the kitchen, organized and in working order. If the first guest of the season moves items around, and then the next guest, and so forth, by the time the final guest arrives, the house is upside down. If you need to relocate items for whatever reason, please put them back into place before leaving. Furniture should not be moved during your stay.
Security cameras are in use on the exterior of the property. There are no cameras in use in Tenant/Renter areas. The house is equipped with Moen Flo temperature and humidity sensors, as well as Nest temperature sensors for the thermostat.
The Renter(s) agree to allow the owner, or their representative, upon notice, to enter and view the premises, both inside and outside, to (a) inspect the premises and to (b) make repairs thereto, if deemed necessary by the Owner or their representative. The garage and boat house is not part of this rental and is the owner’s space. Owner or maintenance may access the garage or boat house area during your stay for access to items/equipment stored in there.
Renter(s) will leave the premises in a clean and sanitary condition at all times, and upon exit.
Pets: We are Pet Friendly upon arrangement. There is an additional fee of $250 per stay, for approved pets. You must notify us in advance, for approval of pets and to arrange payment prior to check-in. You agree to clean up after your pet, and to prohibit any pets from using furniture during your stay. You agree to be responsible for any damages, caused by pets, during your stay.
Private/No Access Areas: The garage, boat house and owner storage areas (kitchen closet, basement storage areas and basement wall cabinets) are not part of this rental and are private property. No access is permitted in these areas, as well as any basement crawl spaces or attic areas.
Neighboring Properties: We want to remind our guests that accessing neighboring properties is not permitted, which includes the blue boathouse and roof deck located next door to our private beach area. As well, please be mindful of noise as local ordinances do require that noise be limited as to not impact neighboring properties and the general public. Thank you.
Outdoor games, beach toys/equipment, etc. are provided for your enjoyment and to be used at your own risk. Items shall be put away daily, as well as during storm events, etc. Life jackets are required and highly advised when kayaking, paddleboarding, or engaging in other water sports. Life jackets are not provided; however, a safety hook and flotation device are available at the dock/boathouse. If using kayaks, please return to rack (green and orange), or along concrete wall (blue and red) when not in use.
Renters/Guests are responsible to follow safe boating guidelines and to be aware of the rules and regulations for safe boating, including the use of Kayaks, Paddleboards, Rafts, etc. Renters are reminded to drain any kayaks following use, and to ensure the plug is inserted and safe, prior to using.
Umbrellas: Due to unpredictable storms/wind, any umbrellas should be lowered at all times, when not in use. Please be sure to lower umbrellas, during higher winds, etc.
Propane: Propane usage will vary from guest to guest. A minimum of one propane tank will be provided upon arrival, however any refills shall be the responsibility of Renters. Tanks may be filled up at the nearby Lowes store in Gilford. Please use caution when using propane and follow any posted instructions on the tanks.
Tiki Torches & Fire Pit: The outdoor enclosed fire pit is to be used at your own risk. Due to winds, the fire pit should have a maximum of 2-3 pieces of wood at any time, and must remain under control, and under direct supervision, at all times. Doors to the fire pit shall be kept closed when in use. Tiki torches are provided, however fuel for these shall be the responsibility of the Guest and operated at your own risk.
Television and Media: The living room television and lower-level family room television have cable access in addition to Roku devices. Additional televisions (master bedroom, guest rooms, etc.) have Roku access (Netflix, Vudu, Prime Video, etc.). You may login to these devices during your stay and are reminded to log back out, upon your departure.
Noise and Music: Guests understand and agree to keep noise at reasonable and respectful levels during their stay. After 9 PM, Guests agree to keep noise and music at minimal levels, so
