This 5 bedroom 5 bath home, exquisitely designed and masterfully constructed, offers a serene, discreet enclave from which to enjoy the shopping, dining and activities of Balboa Peninsula and the Newport Harbor.



The Space:

501 E Bay is professionally managed by Newport Beach Vacation Properties. This spectacular 5 bedroom, 5 bath home, is exquisitely designed and masterfully constructed. It offers a serene, discreet enclave from which to enjoy the shopping, dining and activities of Balboa Peninsula and the Newport Harbor, as well as nearby attractions in Orange County.



The ground floor offers two master bedrooms and a third bed and bath, as well as a pool table, video games and multiple large screen TVs. The second floor has a master suite and a fifth bedroom with a bunk bed. In all, the home offers two king sized beds, two queen sized beds and one bunk bed, with a twin and a full.



Upstairs, the kitchen and living area are an open space, linked to the upper patio, which creates an inviting venue for events. The upstairs patio is a spacious delight for entertaining, complete with lounge furniture, BBQ range and televisions.



There is sufficient parking for three vehicles: two in the garage and one on the carport. Located just a block from the Balboa Island ferry and the Balboa Village, and two blocks from the Balboa Pier, travelers find themselves within easy walking distance of shopping, dining and activities.

Loved it and will book it again next year. only wish is to have laundry soap on site. We only did one load but didn't have any soap.

One of the BEST!

I have stayed in lots of VRBO rentals, and this is one of the best. Great indoor/outdoor living with an unbelievable outdoor and indoor kitchen. Entertainment for the whole family with a pool table and big screen TVs everywhere. Great contemporary decor, comfortable bedrooms, nice bathrooms for everyone. High-end kitchen is really well stocked as well. We will definitely be back!

Incredible fun Place

Everything was great. Only issue was figuring out the electronics, lights, heating and Air. However it was probably because we are all in our 60s celebrating our 45th HS Reunion. I bet all our kids could figured it out in 2 seconds.

Beautiful home in a perfect location. Easily handled our group of 10 people, and the outdoor deck/seating area was the perfect way to relax and unwind in the evening. Had an issue with a leaking toilet when we first arrived, but the host was very responsive in getting it fixed in a timely manner. Hope to return soon.

Pretty close to perfection

Owner went the extra mile to assure this place has almost everything needed to add to our comfort. We loved the back patio the most sitting around the gas fireplace listening to the surround sound music. Location is very convenient, but it is in an area which is noisy on Friday and Saturday nights. Fortunately, you can’t hear any of it from the ground floor and closing the windows in the upstairs solves that problem. Overall, highly recommended.

Overall, I recommend this vacation rental. Reviewer Comments: This property was great for our family of 10....4 couples and two toddlers. The separate living areas upstairs, outside and downstairs were really nice for a large group to spread out. We thoroughly enjoyed the outdoor/patio area, and although it needed an extra cleaning before we could use it, the management company was very responsive and the worker did a fantastic job completely cleaning the area. Also, the beds were very comfortable and there was plenty of seating in all the living areas. A couple of details that made this stay a success was 1) the private patio on the second floor, 2) the close proximity to the ferry to Balboa Island. I would recommend this to other larger families or groups.

Perfect Central Location

Pros: Perfect location between Fun Zone and beach. Upstairs patio was phenom for relaxing, bbq'ing, etc. Fire feature was great! 3 master bedrooms was great for the adults and 2 additional bedrooms for kids with separate bathrooms. 5 total full bathrooms was great to have after beach time. Kitchen had all the necessities (minus a good can opener). The floorplan was great for adults upstairs and teens downstairs. ;-) There was enough space that no one felt crowded. A washing machine and dryer upstairs and downstairs was also super useful. Finally, the property management checked in several times and was communicative. Areas for improvement: There were only 4 rolls of toilet paper for 5 bathrooms for a 5 night reservation for 11 people. Additionally, there was one roll of paper towels upstairs, one downstairs, and 2 dishrags in the whole house. I would expect more for the price and number of days reserved. Also, for the price, I would expect more and higher quality towels. The towels were cheap and super worn. Still a five star review, just suggestions for an improved stay. Would definitely stay again!! Thanks!

Could not have been much worse...

We stayed for a long weekend, and the visit started with no hot water. Property management company did not ever fix the issue and we had to take showers at relatives houses for the weekend. Then there was the flood. Two of the five bedrooms completely flooded from lack of proper drainage off the decks. The master had a half inch of water on the floor and we spent one day trying to clean up and then washing all our cloths that were in floating by the time we got back and found the flood. The property manager after finding out, asked if we needed "more towels". They finally send folks over to finish cleaning up after about 6 hours. Half the TVs did not work. The sad part was that the location could have been perfect for a great long weekend. We take a trip for a long weekend every month and this was by far the worst place that we have ever stayed since we started using VRBO several years back..

Unfortunately, with the extreme weather we had there were some unanticipated issues with the deck drain and the outlet for the water heater being exposed to the weather. Flies

I rented this house for the location which was perfect. However the patio had an excessive amount of bugs flying around. We could not sit outside on the patio nor leave the sliding doors open to the house.We had flown in and upon arrival discovered the huge amount of flies & called property management .I was told that someone would call me back immediately. That didn’t happen.I never heard from anyone and the next morning tried again with calls as well as emails,In the meantime I ordered fly spray,etI then received a call back from the property manager. I was told they had 1,000 check ins that day but would send someone out to view the situation. By then one of my grandson had discovered that in one of the drawers on the outside patio that bug bait had spilt and it was attracting flies.Again having flown in and not having a car I had to door dash a delivery of products to clean up the fly bait.Finally the property management handyman showed up. He asked me why I wasn’t using the fans and proceeded to set them up on the patio.I asked him how would I know to do do this ? He said that because of the location near the restaurants that there was a problem with flies. This was the reason why there were discarded fly traps everywhere and someone intentionally put bait in draws to attracted even more flies. Maybe previous renter?We used the fans for our entire stay . We were told handyman would return. Never heard back from anyone.Such a big disappointment .
