If outdoor living is one of the highlights of your vacation, then you will absolutely adore our magnificent and exceptionally spacious pool deck, furnished with quality weatherproof sun loungers, table and chairs and a cooling exterior fan to afford you a refreshing gentle breeze and momentary respite from the glorious Florida sunshine. Perfectly appointed for al fresco dining, our pool deck is also a wonderful location for any meal especially when taking advantage of those temperate mornings and balmy Florida evenings.

Our oversized tiled pool is one of the most popular features of “Sunshine View” and with subtle underwater lighting, allows you the opportunity to relax and have fun even after the sun has set .

A particular favourite of our adult guests, our revitalizing in ground 7ft circular spa with attractive waterfall feature, will help to soothe any tired muscles and aching joints and ensure a wonderful night’s sleep after a long hard day of theme park hopping, golf or retail therapy. As an added bonus for our guests both young and young at heart, we also provide a great selection of fun pool toys and inflatables for your enjoyment.

Our entire pool area is fully screened to protect you from any troublesome bugs and as an added feature rarely seen in other rental homes, we are delighted to provide full bathroom facilities on the deck including your own private cabana shower.

Games Area

Guaranteed fun for all ages, our superb games area will keep both young and old entertained for hours, as you demonstrate your skills over a wide variety of games, including American pool on our professional 8ft slate bed pool table, ping pong/table tennis table and the ever popular electronic darts.

Family Room

Our fabulous family room has the advantage of magnificent triple glass sliding doors, which look out over the lanai and glistening pool to the stunning conservation and natural wetlands beyond.

Here for your comfort, you will find three sumptuous sofas to help you relax, as you kick back after a busy day of park hopping or playing one of the many championship golf courses in the immediate vicinity.

Located here for your viewing pleasure, is our brilliant large screen, 55” HD TV, together with a fantastic selection of 100+ Blu Ray/DVD movies to keep everyone entertained for hours.

Loft Lounge/Den

Having a magnificent view of the conservation area and ever changing wetlands to the rear of the house, and also overlooking the open plan lounge and dining area below, this really is an ideal place to utilise as an official “chill out” zone !

We have provided a corner sofa with an elegant designer coffee table and matching decorative lamps, to create a perfect place for some quiet “down time”.

However, should the need strike and you simply cannot be away from your emails or the internet during your vacation, you may use our high speed WiFi internet connection free of charge, from anywhere in the villa.

1st Master Bedroom En Suite (Ground Floor)

This visually impressive room, complete with a USA King size bed, 10 inch memory foam mattress is truly a haven of peace and tranquillity. Beautifully appointed and finished with matching decorative accents and complimenting cushions and drapes, you will instantly fall under its magic and charm as you unwind after the hectic adventures of another fun packed Florida day.

On the dresser, you will find your very own 42" remote controlled cable TV & Blu Ray player, so you can take a little time, if time were needed, to snuggle down and catch up on the days events or maybe enjoy a favourite blockbuster movie before settling down to sleep. In addition, a telephone, I Phone music system and alarm clock and two hairdryers are also provided for your convenience.

Large double sliding glass doors are an attractive feature of this room, giving you your own private access to the sun drenched lanai & refreshing pool just outside your window.

To the other side of the bedroom is a corridor complete with built in closet which leads to the en suite bathroom facilities including a separate WC, a spacious corner tub, a gigantic walk in shower and of course his & her sinks.

In fact, everything you need to pamper, preen and prepare for the day ahead is provided just a few short steps from your own king size bedroom.

2nd Master Bedroom En Suite (First Floor)

Accessed by its own gallery landing walkway and occupying the whole of one side of the villa’s upper floor, this magnificent master bedroom suite will certainly delight any discerning guest.

The bedroom area features a sumptuously dressed and wonderfully comfortable USA king sized bed, and the room is furnished to a high standard with such features as a remote controlled flat screen cable 42 inch TV with Blu-Ray player, I Phone music system and alarm clock, a large dresser, a stylish walk in closet, tasteful decorative accents, a private telephone and that all important hairdryer.

The elegant en suite facilities consist of a WC, a bath shower combination and washbasin with mirror and vanity.

Queen Bedroom

Located towards the front of the house, this charming room as a queen sized bed with 10 inch memory foam mattress also features a large dresser, matching decorative lamps and accents, an ample clothes closet, a remote controlled flat screen cable TV, DVD player, IPOD player/alarm clock and a hairdryer. Once again, the quality of the furnishings and attention to decorative themes within the room make it suitable for all ages to enjoy.

Pooh Bear Themed Bedroom

Also located towards the front of the house, your younger children will simply adore this whimsical Winnie The Pooh themed bedroom. Delightfully designed it features Pooh Bear decorative accents, a clothes closet, chest of drawers, lots of Disney games and toys, jigsaws, books and even their very own remote controlled flat screen cable TV, complete with games console for the kids to enjoy.

Twin Bedroom

Once again, tastefully furnished our second twin bedroom features two beds, a large chest of drawers providing ample storage, as well as a large clothes closet. Also featured in this delightful room is a remote controlled TV, complete with a dual control X Box 360 games console, together with games suitable for all ages. An IPOD/Radio alarm clock is also provided.

Additional Bathrooms

For your ease, there are a further two “full” bathrooms. Each has 'his & her' sinks with vanity and storage under, toilet and a convenient bath shower combination.

A further half bathroom is located on the ground floor and features a stylish WC & wash hand basin complete with vanity.

Kitchen

Always the heart of any home, you will not be disappointed with the superbly equipped kitchen facilities that we offer our guests at “Sunshine View”. They include: a USA style fridge/freezer with ice maker, oven & hob, microwave, dishwasher & waste disposal, electric tea kettle, coffee maker etc. In fact, we believe there is everything that you could possibly need during your stay, ranging from full dinnerware for up to 12 guests, right down to a humble corkscrew! We even provide unbreakable dinnerware and tumblers for “little guests” and also for use on the pool deck, where for obvious safety reasons, glass and china items are not recommended.

Breakfast Bar

A casual breakfast bar with stools provides an informal eating area that separates the kitchen and dining room. ideal for breakfast or a quick snack or simply to sit at while enjoying your freshly brewed cup of coffee.

Dining Room

Ideally located for a perfect view over the pool deck to the stunning conservation and tropical wetlands at the rear of the property, our stylish dining room features a large table with 10 chairs and will easily accommodate your more formal dining requirements, should the need arise.

• Our Villa is fully licensed for Short Term Rental with the local authorities.
• Our villa complies with all current health and safety codes and statutes
• Professional management company available 24 hours a day.
• The house has an emergency lighting system in the event of power failure.
• A monitored security alarm system is installed, CCTV & key less entry system
• All doors to the pool and lanai are fitted with “child alert alarms” in order to protect your little ones at all times.
• In the cooler months the pool and spa can be heated - additional charge will apply.
• Utility area with a heavy duty washing machine, tumble dryer,iron & ironing board.
• Complimentary coat hangers, towels, pool towels and bed linens always in plentiful supply
• We do not have a BBQ/Grill. You can rent one from a 3rd party company but we ask that you only use it outside of the pool deck.
• No smoking inside the villa.
