We've worked hard to make our home a place where you'll create memories to last a lifetime, offering the best of Florida's lifestyle and hospitality.
Hmm, what can I tell you about our home? First, you'll LOVE waking up to the stunning sunrise over the Banana River in front of the house. We have a heated and screened-in pool set up for year-round swims and a private dock which makes it easy to watch a sunrise, stargaze, or even jump on the paddleboards and go for a lap. And guess what? World-famous and gorgeous Cocoa Beach is just a 10-minute drive away.
There's a ton to do around here. Try a boat tour to see dolphins and manatees, visit the Kennedy Space Center, or simply chill on whatever beach tickles your fancy. After a day out and about, come home and fire up the grill in our screened lanai. It's a great place to hang out and enjoy the Florida evenings.
We're right on the ICW, so watching boats float by is a regular pastime. The end of our dock is a top spot to watch the sun and moon rise. You might even catch a few of the weekly rocket launches from the Cape! If you're up for a bit of a drive, Orlando with its Disney and Sea World is down Route 520.
Our place has all of the creature comforts - air conditioning, heating, free WiFi, toiletries, linens, towels, and a washer/dryer just to name a few.
Beware for old people like me - the loft bedroom has a narrow/steep staircase, so it's best for the whippersnappers. Also, you might have a hard time locating the first-floor bedroom with two queen beds. I promise we didn't lose it, it's just off the garage and it has two private entrances :-)
If you feel like sticking close by, we've got some neat beaches and local attractions such as our quaint little Cocoa Village and the amazing Brevard Zoo. For golfers, there are some nice courses nearby. The Treetop Trek and Ulumay Wildlife Sanctuary are also worth checking out.
Oh, and while we can fit up to 20 cars in the driveway and lawn we are not able to accommodate parties or events without prior notice and appropriate insurance riders, so let us know!

Note that the Loft Bedroom is up a narrow set of 'ladder stairs' and the first-floor bedroom with the two queen beds has its own separate entrance off the garage. Also please note the gym equipment photo is not on the grounds of the house, the gym (Uprising Fitness) is just down the road and is complimentary for my guests. Tell them that you're guests of Tim Street.
The property manager will be reachable 24/7 via phone/text/etc.
Our neighborhood has it all and our spot right on the ICW makes it even better. Just grab a chair and watch the boats float by. And don't miss the views from the end of the dock - it's the perfect spot for watching the sun or moon rise, and you might even catch a NASA rocket launch.
Thinking about hitting the beach? Head over to Cocoa Beach. Trust me, it's worth the extra 4-minute drive. They've cleared all the rocks from the surf area, so your feet will have nothing but soft sand. Enjoy!
Just a heads up -You will need a car during your stay with us, since we're not smack in the middle of a bustling town. The closest grocery store, Publix, is about 7 miles north of us, and if you're a fan of Wal-Mart, you'll find one about 9 miles away. It's all part of the charm of being on our peaceful island here in Florida :-)

The garage is used for access to the property and for storage. Please note that in an effort to maintain a beautiful experience for you, Lawn Maintenance is scheduled every Thursday Afternoon and Pool Maintenance is on Monday and Thursday morning every week. These schedules may be adjusted according to necessity relating to weather or other uncontrollable factors.
1. Parties or Events are not allowed. Quiet Hours are from 10P-9A 7 days a week; sound level monitored by NoiseAware Automation to ensure you and the neighbors enjoy a safe, peaceful environment. PLEASE understand that this is a quiet neighborhood with very involved neighbors, and even outside quiet hours if they can hear loud music, shouting, etc across their property line, they will complain resulting in a breach of house rules and a potential cancellation of your reservation.
2. For insurance reasons, please ensure that only registered guests are invited to the property. Any undeclared guests on the property will be incur a $40 per person fee.
3. Please no smoking of anything inside the home. If there is smoking inside the home a $200 additional cleaning fee will be charged.
4. Please remove your shoes upon entering the house.
5. Accidents happen - but willful damages/destruction exceeding the coverage amount will be billed to the guest and unfortunately reported to the booking company. Upon issuing any complaints about any aspect of the property, the Guest authorizes the Host or his designee to enter the property in order to provide a resolution.
6. Must be at least 25 years old to book - Exceptions considered, please inquire before booking.
7. We warmly welcome pets, but please note that prior approval is required along with payment of a pet deposit and nightly fee. For the comfort and health of future guests, it's important that pets are crated when left alone and are not allowed in sleeping areas. If any evidence of pet hair or waste is found in living areas, the $500 pet deposit will be retained to cover the deep cleaning and de-allergen fees.
8. Because many of the house safety and environmental systems rely on being connected to the internet, please do not unplug or disable the internet routers/modems as this will cause damage to the home.
9. Because this home is booked virtually 100% of the time, any guests who have not left the home within 30 minutes of the 10am checkout without authorization will be billed for an additional full night rate to pay for extra cleaners to come and make the home to be spotless for the next guests.
10. Please under no circumstances bring any food/drink other than water into the sleeping areas - if our cleaning staff finds leftover food items and/or drinks in the sleeping areas a $200 pest control fee will be charged.
11. Guests agree to read, understand, and adhere to the Liability Waiver at the end of the house rules.
Because your safety and privacy matter, the property features security cameras that monitor the grounds around the home and inside the garage- there are ABSOLUTELY NO cameras inside the living areas of the home.

You accept full responsibility for any bodily injury arising from swimming, hiking and use of the water toys and hold owner harmless.
