➤ IMPORTANT NOTE FOR 1 WEEK STAY OR LONGER:

Toilet paper, garbage bags, and basic toiletries will be provided for the guests at the beginning of the stay. It will then be the guest's responsibility to provide for these for the remainder of their stay.



Guest Access:

➤ Just a heads up, the fireplace is currently out of service and not available for use. Other than that, guests will have full access to the entire unit. Please make yourself at home.

You are just minutes from Gila River Resorts & Casinos – Santan Mountain, plus nearby golf courses, parks, and scenic desert trails. Everyday essentials like grocery stores, coffee shops, and casual dining are a short drive away.



The neighborhood offers easy access to major roads, making it simple to explore the wider Phoenix metro area, including shopping hubs, spring training facilities, and outdoor attractions. You get privacy and convenience in one location.



Getting Around:

Other Things to Note:

➤ Pool & Hot Tub Heating Options:

We offer three heating options for this home. Pricing is per night and applies to the entire stay.

      •     Pool + Hot Tub Heating: $150/night

      •     Pool-Only Heating: $100/night

      •     Hot-Tub-Only Heating: $75/night



Temperature ranges

      •     Pool: maintained between 78–82°F

      •     Hot tub: maintained between 100–104°F



The pool and hot tub share the same heating system, which means only one can be actively heated at a time. When the hot tub is being heated, the pool will temporarily stop heating. The pool will remain within its target temperature range for several hours during this time.



Preheating timelines

      •     Pool: requires 1–2 days to fully preheat (weather dependent).

We strongly recommend adding 2 nights of preheating so the pool is at temperature by check-in.

If preheating is not added, the pool may take 1–2 nights of your stay to reach the target range.

      •     Hot tub: requires 30–60 minutes to preheat.



➤ Hot tub heating policy

Hot tub heating is all-inclusive and can be:

      •     Scheduled in advance, or

      •     Activated with at least 2 hours’ notice during your stay



The hot tub loses heat quickly when not actively heated, unscheduled or last-minute requests without sufficient notice may not be accommodated, and continuous heating would prevent the pool from maintaining its temperature.



Heating options:

      •     Pool-only heating: Pool is heated for the duration of your stay; hot tub is not heated.

      •     Hot-tub-only heating: Hot tub is heated during scheduled windows; pool is not heated.

      •     Pool + hot tub heating: Pool is heated throughout your stay, and hot tub heating is scheduled or activated with advance notice so both amenities perform as expected.



If you plan to use the hot tub or would like the pool heated by arrival, please let us know before check-in or provide at least 2 hours’ notice so we can schedule heating properly.



➤ The property is equipped with both heating and air conditioning; however, we cannot guarantee that you will achieve a comfortable temperature if your preference falls outside the range of approximately 70 to 80 degrees Fahrenheit. Additionally, due to the nature of short-term rentals, where guests may frequently come and go, we cannot promise 100% uptime, as some guests may inadvertently push the systems beyond their capacity, necessitating repairs.



➤ Unfortunately, I can't offer a bag drop-off service. For those arriving early or having a late flight, you can use the bagbnb site to find options to drop off your bag for a fee.



➤ Please keep in mind that the guests don’t have access to the USPS mailbox or any mailboxes, and I’m not responsible for any packages delivered to the unit.
