The main villa features 5 bedrooms and 5 full bathrooms, plus 2 half bathrooms, comfortably accommodating larger groups while offering plenty of privacy. Each bedroom is equipped with air conditioning and ceiling fans, and most bedrooms include private ensuite bathrooms.

The home is designed around indoor-outdoor living, with open spaces that flow naturally into the outdoor areas.

The villa is located just minutes from Playa Ballenas, one of the most beautiful beaches in Las Terrenas, and close to restaurants, beach clubs, and town while still offering a peaceful and private setting.

Guests will have private access to the entire main villa, including all indoor and outdoor spaces designed for relaxation and entertainment.

The property sits on a large tropical compound. A separate casita is also located on the property, which may be rented independently. Each space has its own access to ensure privacy for all guests.

A handyman lives on the property in a separate small house and is available if assistance is needed during your stay, while fully respecting your privacy.

Before arrival, we create a WA group with your booking contact to share check-in instructions and answer any questions. Guests also receive a customized digital guide with house instructions, useful information about the property, and recommendations for restaurants, beaches, and activities in Las Terrenas. Our team remains available throughout your stay to assist with anything you may need.

*Kai Kai Beach House is a private gated compound designed for group stays and relaxing getaways. While the property offers privacy and plenty of space, we ask guests to be respectful of the neighborhood and avoid excessive noise late at night. Our staff may occasionally access service areas to assist with cleaning or maintenance. Concierge services are available to help organize transportation, chefs, excursions, and other experiences during your stay.

To ensure a pleasant stay for you and respect for the property and neighbors, please review and follow these rules:

1. Check-in & Check-out
Check-in: 4:00 PM or later
Check-out: 11:00 AM
Late check-out must be approved in advance.

2. Maximum Occupancy
Only the number of guests confirmed in the reservation is allowed.
No additional visitors without prior approval.
Exceeding occupancy may result in immediate cancellation of the stay.

3. Quiet Hours
Please respect quiet hours from 11:00 PM to 8:00 AM.
No loud music or disturbances, especially during nighttime.

4. Parties & Events
Strictly no parties or events unless explicitly approved in writing.

5. Smoking
NO smoking inside the property.
Smoking is only allowed in outdoor areas.

6. Pets
Pets are allowed but need to be declared prior to arrival.

7. Property Care
Please treat the property with respect.
Any damages must be reported immediately.
Guests are responsible for any damage caused during their stay.

8. Cleanliness
Before check-out, please:
Dispose of trash in designated bins.
Wash used dishes or place them in the dishwasher.
Leave the property in reasonable condition.

9. Electricity Usage
Electricity is NOT charged separately based on usage. It is included in the nightly rate. Please be considerate of your consumption.
Please turn off AC, lights, and appliances when not in use.

10. Security & Safety
Lock all doors and windows when leaving the property.
Do not share access codes or keys with anyone outside your group.

11. Compliance
Failure to comply with these rules may result in:
-Additional charges
-Cancellation without refund
-Loss of security deposit
