On the first floor, you`ll find:

The unit is nestled in the Youville neighborhood of Montreal, a tranquil residential haven favored by families. You`ll discover a welcoming atmosphere adorned with charming local shops and friendly restaurants. Just steps away is the Henri-Julien Park, perfect for family strolls or outdoor relaxation.
The subway station, just a 3-minute walk away, makes getting around Montreal easy, while a beautiful bike path in front of the unit offers a picturesque and active way to explore the city.
You will be a 3-minute walk from Crémazie metro station (orange line) and close to several bus lines.
If you prefer to drive, Highway 40 is also just a 3-minute drive away, providing easy access to explore the city by car.
You can also take advantage of BIXI bikes with a nearby station and a bike path across the street to discover Montreal at your own pace.
*DOGS*
We accept a maximum of 1 dog under strict conditions and only with our authorization. You must notify us in advance and show us official documentation if you have a service dog. We will take a $500 penalty if any of these rules are not respected.
Additional fees: $100 per stay.
Conditions:
- You must have at least 1 positive comment from previous experiences;
- Your dog must be over 1 year old and weigh less than 40 lbs;
- Your dog must be `clean`: dogs are not allowed on beds or furniture. Should you find it impossible to prevent your dog from climbing onto beds or furniture, we encourage you to
bring your own bedding (blankets for beds and sofas) during your stay. This will help to prevent or minimize the cost of any additional cleaning charges.
- Your dog must not cause a noise nuisance for neighbors and must be on a leash at all times when in the common areas.
- You must pick up after their dog at all times and keep the unit clean.

1. All our bookings are covered by Aircover, Airbnb`s protection. You can be held responsible in case of damage or non-compliance. If necessary, we will use the resolution center with photos and/or invoices.
2. Check-in can be done at any time after 4:00 p.m. The maximum time for Check-out is 11:00 a.m. You can request for a Check-in earlier than 4:00 p.m. or a Check-out after 11:00 a.m., but we cannot guarantee this request and we will be able to give you an official response only 24 hours in advance.
3. It is strictly forbidden to smoke in the apartment. Failure to comply with this rule will result in a penalty of $ 500.

5. Parties or excessive noise are not permitted in the unit; violating this rule will result in a $500 penalty and immediate expulsion without refund.
6. If the apartment is left in a messy condition, we will charge $ 40 per additional hour per housekeeping attendant to clean up. We love when guests wash their dishes before check-out or take out the dishwasher.
7. Guests are not allowed to book our apartment directly if they do not have verified ID and a profile photo of their face on Airbnb. We do not discriminate, we just want to know who we are renting our property to.
8. Guests assume full responsibility for any accident, injury or illness occurring in the apartment. By accepting this reservation, it is agreed that all customers expressly assume the risk of any damage arising from their use of the premises. Customers recognize that they can personally purchase insurance to protect themselves during such events.
9. If more guests than the number initially stated in the reservation sleep at the apartment, we will charge you $500 of penalty and we will request that the initial number of guests mentioned in the reservation be respected from then on. Children under 2 years old are not counted as guests.
10. If you notice anything that presents a hazard that could cause damage to the place or to people, let us know immediately.
11. If you delay the work of housekeeping attendants, at the time of Check-out, you will be charged $ 50. This charge is applied to any late check-out between 11:00 a.m. and 1:00 p.m. Any guest who is still on site after 1:00 p.m. will be charged for an additional night. This does not apply if we have approved a late check out in advance.
12. Although not systematic, we reserve the right to request a photo ID from all guests for security reasons.
13. A maintenance worker may come by during your stay to perform upkeep on the facilities and equipment to ensure they function properly, both for your stay and for future guests. Their intervention is occasional, usually limited to the exterior, and should not cause any disturbance.
In case of an emergency requiring access to indoor equipment, the agent may exceptionally need to enter the accommodation. Rest assured, this will only happen as a last resort to ensure your comfort.
14. When you make a reservation with us, you agree to all of the above house rules. All prices in this section are in Canadian dollars
