This 3 bedrooms + 4 FULL bathrooms apartment offers a fully stocked kitchen, laundry facilities, a beautiful sunny terrace, high-speed internet, and so much more.

It's ideal for a business trip or conference, or just to celebrate amongst friends and family.

Le Plateau Mont-Royal is one of the most popular and vibrant places to stay in Montreal with plenty of shops and cafés, and "mom and pop" stores. This apartment is surrounded by restaurants, cafés, shopping, theaters, and so much more. You will not need a car unless it is extremely cold outside.

In terms of parking...
Some free street parking can be found at times on the surrounding streets, but guests will need to be careful with the complicated signage that is in French only.

For this reason, we highly recommend using the closest indoor parking garage which is located at 400 rue de Malines.

Taxis or Uber are also easily found in Montreal.


OTHER NOTES:

- This apartment has 1 indoor camera located in the entrance foyer (facing the front street door for break-in prevention only.) No live feed and no view inside the apartment. There is also a camera downstairs, in the service staircase, facing the door opening to the back lane. Again, this is for break-in prevention only and there is no view inside the apartment. Lastly, there are 2 cameras in the storage area of the basement (which is not meant to be accessible to guests) to prevent theft.

- Once you book this space, you will have access to the whole apartment and front terrace. You do not have access to the inside courtyard or the rooftop terrace.

- You will receive an SMS once VRBO confirms your reservation. It will ask you to reconfirm your phone number and to send us your means of travel.

- You must be at least 25 years of age to book this apartment. Anyone under the age of 21 not accompanied by a parent will need to provide the parent's or legal guardian's consent in writing.

- No 3rd party reservations will be accepted. The person making the reservation must be present during the stay, but doesn't need to be the 1st to arrive.

- We charge a high cleaning fee only to save our guests on taxes. The real cleaning fee is much lower. For this reason, you will be asked to perform a few simple tasks at checkout. We ask that you please load the dishwasher and start it, that you gather your garbage, seal the bags, and bring them to the back alley, and that you put the WHITE towels ONLY in the laundry machine and start it (the detergent is provided).
Our cleaning staff will take care of the beds (we like to spray them before washing) and everything else.

- Luggage can NOT be dropped off before check-in or left in the apartment after check-out. Our staff will not clean if guests' personal belongings are in the apartment.

- Early check-in and late check-out requests will be considered based on staff availability and will cost $60. If the request comes less than 10 days before check-in, the cost will rise to $150. The new check-in time will be 2 pm, and the new check-out time will be 1 pm.

- We reserve the right to charge between $100 and $300 +tx to anyone not performing the required checkout tasks or to anyone leaving after the agreed-upon checkout time.

- There are NO regular TV channels other than the Samsung TV channels, but you can use your accounts for streaming services.

- It is important to note that travel insurance should be purchased by all travellers to protect personal belongings and last-minute trip cancellations or interruptions. Please look into it before you book any trip around the world.

- We have all the permits necessary to rent short-term in our city. We are certified by the Quebec Tourism Board and are a registered business in the province of Quebec. We can provide receipts and tax numbers upon request. We can also provide separate bills for other corporate rentals upon request.

- In addition to the pack-and-play, we can provide a standard crib, but it must be requested at least 2 weeks in advance.
A $50 + tx fee will be applied for assembly and preparation upon arrival.

- With the rise of car theft in Montreal, anyone driving in should consider bringing a steering wheel lock bar or any other device that could keep the car from driving away (like a car boot). Anyone driving SUVs, especially Toyota Highlander, Honda CRV, any type of Lexus, Jeep (all kinds), Pickup trucks, or Toyota Rav4 Hybrid, are encouraged to use indoor lots (the closest is located at 400 rue de Malines, a 2-minute walk).
As a courtesy, we have a steering wheel bar available that guests can borrow.

- **FAB HomeRentals will not be held responsible for any thefts, incidentals, or anything "parking related" **. By renting our apartment or our parking, guests acknowledge that they understand and agree to these terms.

- We cannot ship any items left behind after checkout.

- Non-smoking policy: Cigarettes and cigars are tolerated only if smoked OUTSIDE. Marijuana is NOT permitted on the premises, not even on the front terrace. When smoking outside, please do not throw cigarette butts on the ground.

- Quiet hours are between 10 pm and 9 am. Music will be tolerated between 9 am and 10 pm, provided the neighbours do not complain.

- Loud parties are not permitted. If a noise complaint comes up, VRBO will be immediately notified, and guests could be asked to leave.

- Pets are not permitted on the premises. Neighbouring pets are also not allowed in the apartment.

- Movie rentals are not permitted without prior approval, but will be possible if paid for in advance.

Great location, and super host. We had an excellent time! We went for my son‘s 29th birthday, and had two other friends with us. I can’t say enough good things, it’s in a great location, lots of restaurants, very safe and secure, we walked a lot. I would highly recommend! If we go back to Montreal, this will be the place we will stay!

Loved the location!

We booked this place for my son's graduation -- family converged on Montreal from many locations. It was perfect as the place was big enough to fit all of us comfortable, lots of bathrooms, and the location was charming and fun. Street parking is impossible so it was great that the instructions included where to find a lot nearby.

Great apartment in a lively location

My sisters and I appreciated each having a private en-suite. The apartment was very clean, well-kept, and well-stocked. My only caution would be that there is a steep staircase to get into the apartment. The app was super helpful and a great idea. This location worked very well for our visit, with lots of restaurant options all around us. I would highly recommend staying here when you visit beautiful Montreal.

The property is absolutely fantastic. The owners have taken attention to detail to a very high level. Great space / Great location

Best spot in town may not be an exaggeration. The neighborhood is lively, charming, and to say 'no shortage of interesting places to eat' is an understatement. Observing the bicycle 'traffic' morning and evening while sitting on the terrace was a delight. We were able to walk everywhere we wanted to go. (We also had great weather.) The apartment was very comfortable and very well equipped. Wifi was excellent. The written material about the apartment and the area was comprehensive and helpful. Hosts were quickly responsive to any questions we had. We'd stay here again in a minute.

Great apartment in a fun Neighborhood

Property was just the way it was listed. Our group of three ladies each had their own bedroom & private bathroom which was amazing. Every night we would sit on the balcony with a bottle of wine & people watch. The only drawback is that the stairs to get into the property were a little steep for us 50 somethings but if you look around the 'hood, that's pretty much the architecture style all around. Great little coffee shop, breakfast place & classic French food within a few steps of the property & public transportation is close as well. We enjoyed our stay & would for sure rent here again if our travels take us back to Montreal!

The apartment was well located, spacious, comfortable and well equipped. The only problem was that the water temperature in the shower in the back bedroom was very hard to regulate. It came out scalding and stayed that way no matter what we did with the lever. But otherwise the place was great and I would recommend it.

This property is outstanding; the neighborhood is great for seeing Montreal using public transportation. The owners have done a fantastic job in decorating, the apartment looks like something out of a magazine. It's new and clean. Everything you need for a comfortable stay can be found here. The neighborhood has good local restaurants, Café Cherrier is a favorite. A charming market is also nearby within walking distance. A pharmacy is across the street and the liquor store in the next block. Sherbrooke metro is a short walk away. The bathrooms in this apartment are wonderful. Great showers, new fully equipped kitchen, large screen TV, etc. Comfortable dining area and the outside downstairs patio is an added bonus! Bernhard and Frederique, the owners, are directly involved in making your Montreal stay a special experience. We cannot thank them enough and highly recommend this apartment for your next Montreal visit. Travel is in your future!

Pleasant stay in a nice neighborhood

We stayed here with family members, including my 92-year old mother. We had a very pleasant stay. The parking options were terrific (absolutely pay attention to all the parking instructions in the book to avoid tickets) and the neighborhood is dotted with lots of places to eat and shop. Mom needed help on the stairs going in, but she managed at least 2x a day. We hung out on the balcony most of the time we were in the apartment. There was definitely street noise, but nothing that overwhelmed the conversation. Kitchen was reasonably equipped for general cooking. If traveling with elderly folks, bring your own suction cup grab bars. My mother said she would not have used the shower without them. Most rentals do not have grab bars, so we've learned to check the shower walls for suitability. Lots of little parks around for kids, and a short walk/drive to Mont-Royal. I had no problem doing my morning runs around the neighborhood. Saw lots of people out running and cycling.

Great property, super clean, fantastic bathrooms type whole place is well equipped. Lots of local bars, restaurants and shops all in easy walking distance. Stongly recommend Mamie Clafoutis artisan bakery, great bread and pastries, fresh eggs, milk etc. Less than 200M from the aprtment

Bernhard and Frederique spent almost 20 years traveling the world on cruise ships working in several departments. This is where they met and after a true Love Boat story (they literally met on the Love Boat!), they decided to elect permanent residence in Montreal where Frederique was born and where they spent the last few years working in the property management field.

Because they love it so much, they decided to buy this 2nd rental property located in the best part of town, Le Plateau Mont-Royal and to start welcoming people from around the world.

In 2016, their daughter Abigail was born and so was FAB HomeRentals. It just worked out perfectly. F for Frederique, A for Abigail and B for Bernhard. FAB!

The location is really unbeatable. Each bedroom has its own full bathroom plus there is a 4th one to share. The property is huge and the patio is the best to relax after a long day exploring the city!

We managed during the planning and the renovations to have 3 en-suites put in which makes it a really unique property suitable for large families as well as business travelers.
