The entire house is available for use. Currently our garage is under construction, but there is still access to the driveway for 4 cars. Please no street parking.

We are local residents of Kansas City living only minutes away from the house. We can be reached by phone or email.

Guest access
You will have access to the whole house and yard, minus any locked closets or sheds reserved for owner use.

We are in a residential neighborhood so quiet hours between 10 PM and 7 AM are required.

The home has central air and heat adjusted via a thermostat monitored by the Host.

🚫 Strict No-Party & Gathering Policy

This property is strictly for registered guests only. Unauthorized parties or events will result in a $500 penalty, immediate cancellation of your reservation without a refund, and additional cleaning or damage charges if applicable.

Small gatherings of up to 20 people and a maximum may be permitted with prior written host approval. All approved gatherings must conclude by 10 PM, and non-registered guests must vacate the property at that time to comply with quiet hours (10 PM – 7 AM). Please respect our home, neighbors, and community at all times.

🔐 Security & Safety: Security cameras are located in exterior public areas (Front door, back door, backyard, and pool) for guest safety and liability purposes only

A smoke alarm and carbon monoxide alarm installed
Fire extinguisher and first aid kit on-site
Tampering with security cameras, safety equipment, or restricted areas will result in immediate cancellation of your stay and additional fees

Parking:
Driveway can fit four vehicles. An additional small vehicle can fit in garage. Please keep parking to the driveway and not the street, out of respect for the neighborhood. Additional vehicles need to be parked down on the intersecting street.
*Work vehicles and trailers are not allowed. This is a city of Overland Park rule. Violators will be asked to remove the vehicle or trailer immediately. Failure to remove will result in termination of your stay without refund. *

Pets:
NO PETS ARE ALLOWED ON THR PROPERTY.
No dogs, even service dogs, are permitted on the property due to life-threatening dog dander allergies of the host and family.
If a pet is brought to the property, guest will pay the deep cleaning costs required to remove all traces of pet allergens; such charges are normally between $500-$1000.
If pets are reported on the property, guests will be asked to leave the property immediately and the remainder of their reservation will be terminated.

🌊 Pool & Hot Tub

Hot tub: Available for use all year round.

Pool: Open roughly late April to mid October. Please check when booking these dates and we will do our best to provide if the pool will be available.

Safety: No lifeguard on duty – guests use the pool, hot tub, and backyard at their own risk. Children must be supervised at all times. Please follow all posted pool and hot tub safety rules

🗝️ Keyless Entry: You will receive a personalized access code for self check-in.

🌐 Wi-Fi & Streaming: Fast Wi-Fi available throughout the home and outdoor areas. Smart TVs are located in the primary bedroom and main living sparces —guests may log into personal streaming accounts.

📦 Package Policy: Please avoid shipping packages to the property, as we cannot be responsible for lost or delayed deliveries.

🎶 Outdoor Music Policy: Bluetooth speakers are welcome! However, built-in outdoor audio systems are disabled, and quiet hours begin at 10 PM to respect the neighborhood.

🧳 Lost Item Policy: We are not responsible for lost or left-behind items, but we will gladly assist with recovering any found belongings.
