Experience a home like no other in the hills of Los Angeles. Convenient to the 101 and 405 freeways. Close to trendy Ventura Blvd shops and cafes, as well as a short drive to Los Angeles landmarks like Universal Studios, Hollywood, etc.

- Excessive messes or damaged furniture (will be charged a fee)

- Excessive loud noise
- People on the property who were not registered as guests at the time of booking, even if they are not staying overnight.

- Due to Host’s medical condition, Airbnb has formally exempted this property from hosting guests with animals, including assistance animals. We are sorry for any inconvenience. If you have an animal, please let us know so that Airbnb can cancel the booking.
- Due to many stairs on the property, both inside and outside the home, this home may not be suitable for the elderly, young children, or those with physical disability.
- The property is a rustic 3 acre estate boarding a nature reserve. There may be dirt/leaves on outdoor portions of the property. There may be bugs and wildlife on the outdoor portions of the property.

==Overview==
• No extra guests are allowed on the property
• No assisted Check-Ins after 8PM
• No Pets or Assistance Animals
• No Smoking
• No Parties, Photo/Video Shoots, or Events
• No Tampering with the Security System
• Quiet Hours are from Sunset to 10AM daily.
• Breaking House Rules may result in Penalty Fees, charges for additional cleanings and damage caused, and ending stay early without refund.

==Extra guests==
Please make sure you accurately disclose all guests at time of booking. If you are dishonest about the number of guests, we will know and you will be asked to leave.

• No extra guests who were not accounted for in the booking are allowed in the home or on the property at any time, even if they are not sleeping over.
• We have outdoor cameras on the property that will alert us to undisclosed visitors. Tampering with the camera system may be subject to immediate eviction without refund.

==Check In Time==
• Check in is between 4PM and 8PM.

• Late Check-Ins (after 8PM): You may check in unassisted after the 4PM-8PM check in window. Please be aware that no one will be available after the check-in window to assist.

==Noise and Quiet Hours==
• Quiet Hours are from Sunset to 10AM daily. There may be other guests staying elsewhere on the estate, so please avoid any noise that would keep them awake during Quiet Hours.
• Loud noise (blaring TV speakers, loud music, yelling) is not allowed on the property at any time. Please be courteous of our neighbors and of other guests.

==Pets/Animals==
• Pets are not permitted at this property.
• A pet allergy, combined with asthma, result in animals posing a severe health and safety hazard to the host. Thank you for your understanding.

==Smoking==
• Smoking or Vaping is not permitted on the property or inside the home.
• It is a violation of Los Angeles County Law to smoke anywhere on the property, due to high fire severity zoning.
• Cigarettes thrown outside, or Cigarette or vape smell in the home on check out, will incur a Penalty Fee.

==Septic System==
• The property has a septic system. Flushing anything other than toilet paper will likely damage the system, making the unit unusable and incurring very costly repairs.
• Guests found to have broken this house rule will be charged for the cost of repair.


==Cleaning Procedures==
• Please keep the home sanitary: Please do not leave used dishes unwashed for long periods, trash on the floor, sugary foods left out on the counters, etc) in order to prevent pests or damage.
• The cleaning fee covers 2 hours of regular cleaning for our maids (which is how long it takes to sanitize all surfaces such as those in the kitchen and bathroom, washing and changing the linens on the beds, sweeping, vacuuming, throwing out trash, etc.)

==Gatherings or Parties==
Please do not book if you plan on having a party. If you are dishonest about the nature of your intended use, we will know and you will be asked to leave.

• Parties and gatherings are not allowed on the property or inside the home.
• We have outdoor cameras on the property that will alert us to parties, excessive noise, undisclosed visitors, etc.
• We may drive by the property to make sure that no parties are being thrown.

==Photoshoots or Video Shoots==
• Photoshoots must be approved beforehand, and the property will be rented at a different rate.
• The exact number of people who will be on the property must be disclosed beforehand, including those who will not be sleeping over.
• Pornographic or nude video/photo shoots are prohibited at this property.

==Security System==
The property is equipped with an outdoor security system.

• Tampering with the security system, such as unplugging internet or equipment, or moving/obscuring equipment, is not permitted.

==Penalties==
• Breaking any of the above House Rules will result in a $500 Penalty Fee per occurrence.
• If you are found to be in violation of the House Rules, your stay may be ended immediately without refund.
• In addition to the Penalty Fee, each undisclosed guest will be charged at Additional Guest nightly rate multiplied by the total number of nights in the reservation.
• Lost House Key will be charged $75 fee
• In addition to the Penalty Fee, you will be charged for any extra expenses incurred by the Host, such as:
• Additional cleaning required beyond the general 2 hour cleaning, due to excessive mess, parties, animals brought into the home, removing smoke smell from home, etc.
• Damage to furniture or property

==Vacation Home==
Please note, this is not a Lease, and Guests are not Tenants.

==Assumption of Risk Waiver==
Renter / Guest (`Renter`), as a material part of the consideration to Round Valley, LLC (`Provider`) hereby assumes all risk of damage to Renter`s Personal Property, injury to persons, in, upon or about the property located at Sherman Oaks (`Premises`) and/or the Property from any cause (except for damage or injury caused by the gross negligence or willful misconduct of Provider and/or Provider`s Employees) and Renter hereby waives all such claims against Provider.

Renter has been informed that there are dangerous conditions at the property including but not limited to loose steps, steep elevations without handrails, defects and unevenness of walkways and Renter assumes 100% responsibility of any injury to Renter or to anyone who was present at the premises at the invitation of the Renter. Renter agrees to indemnify and hold Provider harmless of any claim for damages or injury as result of Renter`s occupation and use of the Premises.

We really enjoyed our stay here. The house has a very California vibe to it, with character and a relaxed feel. The host was friendly and easy to reach anytime, but also let us have our space.The location was super convenient too, only about a five-minute drive to groceries, restaurants, and shopping.We'll be staying here again next time we're in LA!

I had a wonderful stay here. The outdoor space completely surprised me — it stretches out in a way that feels almost unreal for Los Angeles. I spent most of my time outside just taking it in. One morning I looked out and saw a whole family of deer grazing on the hill, and throughout the week there were bluebirds flying around and even a little cluster of baby skunks wobbling through the grass. It felt like being tucked into a bit of nature without ever leaving the city, and for the price it was an incredible value.The location also ended up being really convenient. Ventura Blvd is just a short drive away with plenty of restaurants, shops, grocery stores, and the mall. The 101 and 405 are right there, so getting around LA and the Valley was quick and easy.The home itself was comfortable and easy to settle into, with a unique Los Angeles feel, and the host was responsive and kind. I left feeling really refreshed, and I’d absolutely stay here again.
