Vacation Rental Liability Waiver and Release of Claims
IMPORTANT NOTICE: By booking this property, you (`Guest`) agree to the terms of this waiver. If you do not agree, do not book or occupy the property.
This Vacation Rental Waiver of Liability (“Waiver”) is entered into by and between the Guest (Tenant), their invitees, and the Owner/Manager of the property. This Waiver applies to all guests and visitors at the property.
1. Acknowledgment of Risks
Guest acknowledges and agrees that: Use of amenities including but not limited to the hot tub, waterfront access (lake), dock, canoe, kayak and paddleboard, entails known and unknown risks, including but not limited to bodily injury, death, or property damage.
These risks may result from Guest’s own actions, inactions, the actions or inactions of others, or the condition of the premises or equipment.
2. Assumption of Risk
Guest voluntarily assumes all risks associated with the use of: Watercraft and waterfront (including swimming, boating, or water entry with or without personal equipment); or other recreational equipment; Hot tubs, docks, fire pits, and other outdoor amenities.
This includes when guests bring and use their own boats or recreational gear.
3. Release and Waiver of Liability
To the fullest extent permitted by New Hampshire law, Guest agrees to release, waive, and discharge the Owner, Co-host, Property Manager, their agents, successors, and assigns from: All liability, claims, demands, actions, or causes of action whatsoever arising out of or related to any loss, damage, or injury, including death, that may be sustained by Guest or others on the premises.
4. Indemnification
Guest agrees to indemnify, defend, and hold harmless the Owner and Manager from and against: Any and all liability, damages, injuries, suits, claims, attorney`s fees, or costs related to Guest’s or their invitees’ use of the property or participation in any activity on or near the property.
5. Children and Minors
Guest accepts full responsibility for the supervision, safety, and conduct of any minors (under age 18) in their care while on the premises or participating in activities.
6. No Fireworks or Unpermitted Activities
Use of fireworks or participation in any unlawful activity is strictly prohibited and grounds for immediate eviction and forfeiture of rental.
7. Binding Effect
This Waiver shall be governed by the laws of the State of New Hampshire. If any portion is found unenforceable, the remaining portions shall remain in full force.
NO alcohol on decks & dock, or in the Hot Tub.

Pet Rules:
No cats (we are allergic!)
No pets in bedrooms.
No pets on our furniture.
No wet pets inside, use the garage space below or sun room until they dry.
No unattended pets. Either bring them with you, or use a crate (medium crate supplied)
Excessive pet hair and or digging on the property will be documented with potential additional fees. Please don’t allow your pet to run free and cause disruption to the neighbors. Be aware there are other dogs in the area. The lake is a shared space, your pet will not be the only one in the water.

Please avoid leaving beverages / cans and wrappers on the beach or in the bedrooms. We do our best to ensure no insects interrupt your stay and they are attracted to drinks - especially the sweet ones, this also helps us to avoid condensation damage to our furniture and night stands.
