THE MAIN HOUSE

The main residence flows across multiple levels, offering six bedrooms and 7.5 bathrooms — sized so nobody shares. The primary suite on the main level sets the tone, with a king bed, private coffee station, wine bar, and mini-fridge. Two additional main-level bedrooms (one with a king and full sleeper sofa, one with a queen) make it easy to keep families together while maintaining privacy. Upstairs, two more queen bedrooms provide quiet retreat spaces.

Every bedroom is furnished with quality linens and decorated in authentic Southwest design that feels luxurious and genuinely welcoming — not a cold hotel aesthetic, but a home built for gathering.

For little ones under 6, a Pack 'n Play is provided, and the sleeper sofas in Bedroom 2 and the casita let families keep children close.

Set on its own level above the indoor pool, the casita suite offers a king bed and sleeper sofa — a genuine retreat with its own sense of separation. Ideal for grandparents, a couple travelling with the group, or anyone who wants privacy while staying part of the action.

The heated indoor lap pool is kept in the low 80s and open every day of the year, so you can swim laps, play games, or float through any season. The adjacent hot tub is the place to unwind after hiking or exploring, available day and night. Both are professionally maintained.

The fully stocked chef's kitchen is a game-changer for group stays. Beyond the essentials — dishwasher, refrigerator, freezer, microwave, stove, oven — you'll find a coffee maker for mornings, a wine cooler for evenings, and plenty of cookware for cooking together. The breakfast nook seats six, with four more stools at the center island. When everyone gathers for dinner, the formal dining table seats 12. Close enough for dinner downtown and back before the children fade; far enough that the only sounds at night are coyotes and wind. Ski Santa Fe is about forty minutes up the mountain, which is why the indoor pool matters in January. Canyon Road's galleries, the Railyard district, and the Wine & Chile Fiesta each September are all within easy reach.

This property welcomes families with young children. A Pack 'n Play and high chair are provided, and the fully fenced backyard offers a secure space for children and pets to play. Pets are welcome (maximum 2, up to 50 lbs each) — disclose them at booking; a one-time $200 pet fee per pet applies. A full laundry room with washer and dryer means you can travel lighter and stay longer.

OTHER THINGS TO NOTE

OCCUPANCY
The estate hosts up to 10 guests age 6 and older. Children under 6 are warmly welcome and don't count toward that limit — up to 6 of them. A family of 10 adults travelling with 2–4 little ones fits comfortably, and no special request is needed.

INDOOR POOL
Available year-round and professionally maintained. The temperature is kept in the low 80s Fahrenheit.

EARLY CHECK-IN / LATE CHECK-OUT
Subject to availability and not guaranteed. Please inquire at least 24 hours in advance. If approved, an additional fee applies.

PETS
Pets are welcome (maximum 2, up to 50 lbs each). A one-time $200 pet fee applies per pet, shown at checkout once a pet is added. Please disclose pets prior to arrival, keep them supervised, and keep them off beds, sofas, and furniture.

DAMAGE WAIVER
A non-refundable $69 damage waiver is required per stay, charged separately after booking. It replaces a refundable security deposit and helps us resolve accidental damage quickly.
