-Bedrooms: Each of our three spacious bedrooms features a sumptuous king-sized bed, promising a night of restful sleep. Soft linens, cozy pillows, and tasteful decor create a serene and inviting atmosphere.

-Bathrooms: With two full bathrooms, there’s no need to wait. The main floor bathroom is easily accessible, while the second bathroom is tucked away in the basement, offering privacy and convenience.

-Living Area: The heart of our home is the cozy living room, where you can unwind on comfortable sofas, enjoy your favorite shows on the smart TV, or simply relish in good conversation.

-Kitchen: Our fully equipped kitchen is a chef’s delight, boasting modern appliances, ample counter space, and all the utensils you need to prepare delicious meals. Gather around the dining table for a home-cooked feast or enjoy local takeout.

Cancellation Policy: Guests will receive a full refund if they cancel more than five days prior to arrival, minus any processing fees. Cancellations within five days of arrival are non-refundable.



Pets: Pets are welcome with prior host approval. Please notify us after booking if you plan to bring a pet. A fee of $75 applies for one pet, or $100 for two, which will be collected once the booking is confirmed and paid in full. Guests are responsible for cleaning up after their pets, and we provide dog bag stations for convenience. The backyard is fully fenced, making it perfect for your furry companions!

Guest Access:

Check-in is completely contact free—guests use a key pad to unlock the home from the front entrance. The home is all yours. You have your own entrance, parking, and full reign of the space. You will enter the home using a door equipped with keyless entry (code provided before check in) which adds ease and flexibility to check in and check out.



The Neighborhood:

Located near downtown Lees Summit in one of the most vibrant neighborhoods in KC metro with families, professionals, artists and entrepreneurs.



Getting Around:

-If you're not bringing your car we have ample parking. Uber/Lyft are your very accessible.



Other Things to Note:

HOUSE RULES:

No Smoking Inside, NO PARTIES. No Gatherings or No Unregistered guests. Please indicate the number of guests prior to booking.



Be kind to the neighbors.

Do NOT block their parking spots/driveways.



If you BREAK THE NO PARTY RULE, you will be asked to leave and forfeit your rent. We have the right to assess a $2000 fine if these rules are violated. This home is in a residential neighborhood so please observe the quiet times— 10:00pm to 7:00am.



LOCAL guests - please send us a message before booking. We cannot host local guests without prior authorization or pre-approval



PETS:

We welcome well behaved pets with prior host approval. Please include your pet in the reservation. The platform only allows one pet fee—additional pets must be paid separately via the Resolution Center or invoice. Pet fee is $50 per pet, per stay. All pets must be pre-approved.

Guests must clean up after their pets. Unauthorized or unreported pets may result in fines up to $500, plus any damages or extra cleaning..



Interaction with Guests:

You are welcome to contact us with questions through the Airbnb app should anything come up during your stay— we are not far away.. but we do not interact directly with guests unless it’s necessary. We make sure you feel like you're in your home-away-from-home, free of intrusion.
