Villa Overview

Sunset Palm Villa offers everything you need for your perfect
vacation. Set on a large, wide plot, the home offers guests privacy,
with no rear neighbors.

The enclosed extended pool deck and sheltered lanai (patio)
offers beautiful rear views onto woodland and a small lake. The
reserve is home to a variety of birds and local wildlife, which are a
joy to watch.

With 3,256 sq. ft. of living space across two-floors, this spacious
home provides five bedrooms and five bathrooms (four full and one
half bathroom), comfortably sleeping ten guests.
A newly added games room includes pool table, basketball hoops,
dartboard and corn-hole.
The villa is tastefully furnished to suit guests prioritizing comfort and quality. Air-
conditioned throughout, its high ceilings make all rooms feel light
and airy. The open-plan creates a social and welcoming space,
perfect for connecting.

Guests can enjoy free fast WiFi internet (500mbs) throughout the villa, and Cable (Xumo with c.150 channels) in the main lounge.
All 7 Smart TVs are Roku equipped to allow guests to use their
own streaming accounts (i.e. Disney+, Netflix, etc.)

The Pool and Spa

For those who enjoy sunbathing, the extended deck allows plenty
of space. There are sun-loungers positioned on the far side to take
full advantage of the sun’s path. A bistro table with seating allows
for views of our signature Palm tree and the water beyond.
Perfectly situated for your morning coffee.

Our covered lanai provides shade (great for little ones and ’shade-
bathers') with ceiling fans and lights, should you desire to sit outside
at any time in all weather. There is ample seating across two
outdoor patio tables and a corner snug for relaxation with cushioned
adjustable seating.

The large 30x15ft pool and jet spa are maintained weekly and,
owing to our beneficial south facing position, both enjoy sunshine
all-day and all-year round. With its south-west angle, you’ll get
front row seats to spectacular sunsets.

Your safety is priority. With this in mind, the pool and spa are
separated from the lanai area by safety fencing to prevent young
children entering the pool unsupervised.

There is a convenient outdoor shower allowing guests to rinse-off
before/after they’ve enjoyed a dip in the pool and spa. Located by
the back-door, this gives direct access to the 1⁄2 bathroom (WC) so
you can dry off before entering the main house.

Dine al fresco, take an early evening swim, and unwind with a
calming water massage in your own jet spa; all whilst taking in the
stunning sunset and sounds of twilight around you.

As night-time falls, solar lights gently accent our Palm tree and the
exterior pool area, providing the perfect back-drop to your evening.

Ground floor layout

As you enter the villa you will find an open-plan tiled hallway
offering plenty of room to manoeuvre, and a tiled kitchen with
breakfast nook area.

There is a carpeted dining room which flows nicely to the main
lounge/family TV room area. Here you will find sliding patio doors
that open onto the lanai.

The ground floor benefits from a Master U.S. King-size bed suite
with large walk-in/through closet, connecting to a double sink and
double walk-in shower en-suite. This room is particularly
beneficial for guests who prefer not to use stairs or those with
limited mobility.

The fully equipped kitchen presents granite work surfaces with
Whirlpool brand white goods, with oven, hob and microwave.
There is a new Ninja Air-fryer for flexible cooking and a
toaster. The double sink has a waste disposal, along
with a dishwasher. A pantry is also available.

For drinks you will find a new filter coffee machine(with hot and
ice functionality), a kettle, and smoothie blender. There is a large
American-style fridge/freezer dispensing filtered ice and cool
water.

The cupboards hold a full range of pots, pans, crockery, utensils,
glasses and cups. There is child friendly and patio safe tableware for
use whilst enjoying time by the pool.

Dining

The kitchen has a granite-top breakfast bar with stool
seating for an informal breakfast or early evening
drinks. The adjacent breakfast nook offers a round table with
seating for four, should you prefer a window-view of the pool.

For ‘no cooking’ days, put your feet up and use free WiFi to source
nearby restaurants/food outlets on your phone. Many provide
delivery or collection service.

For those special occasions, or simply if you wish to share a
traditional dinner experience, there is a formal dining room setting
where family and friends can gather.

If you are seeking a more relaxed environment, our outdoor lanai
has you covered. There is ample seating across two sheltered tables,
with ceiling fans and lights for your comfort.

First floor layout

Upstairs you will discover a second lounge, also known as the
family ‘loft’ area. You will find a large sofa with footrest perfectly situated for watching movies on the large Smart TV, or simply for resting whilst you listen to music. This spacious entertainment area leads off to the four bedrooms situated upstairs:

There is the second large Master U.S. King-size bed suite, with
walk-in/through closet, and double sink and double walk-in shower
en-suite.

Then you have a third King-size bedroom with its own private en-
suite (shower and bath).

Finally, you will find two themed twin bedrooms (each with two
single beds) connected by corridor to a shared en-suite bathroom
(shower and bath). One bedroom offers a vibrant traditional Mickey
Mouse theme, and the other a fairytale backdrop of Magic Kingdom’s Castle.

Other/ Extra Amenities

There is parking on the villa’s driveway for two family-sized vehicles.

Additional parking is available near the main Clubhouse approx. 3-5min walk.

Watersong resort provides 24-hour Estate Security. The main
Clubhouse (6,700 sq ft) provides a host of amenities for guests’
enjoyment, including a fully equipped gym, gamesroom, lounge
area, and IT/office facilities. Outside is a mini-golf practice putting
green, sand volleyball court, children’s play area, large island
resort-style pool (slope-access) and hot-tub jet spa, with a
selection of sun-loungers and seating. The outdoor bathrooms are
accessible. Feel free to take a picnic to enjoy on Clubhouse grounds.

Towels, linens, pool towels, hairdryer, are provided for your stay.
There is a laundry room with washer dryer should this be required.

For comfort of all guests, our home is strictly non-smoking. No
pets are permitted.

About our Management Company:
Our home is expertly maintained to the highest standards by local
long-established property management company, Homes of America
Management.
They are available during office hours to resolve any issues or
questions about our home and are on-call 24 hours for any
emergency.

Please note:
This property is self-service--meaning the guest will need to provide
their own toiletries such as cleaning supplies, paper towels, soap,
shampoo/conditioner, toilet paper, detergent, etc. Upon arrival, each
property shall have a toilet roll on each toilet roll holder, a trash bag
in each trash can and a soap in each bathroom for your use. Any
further items beyond this will need to purchased by guests as per
their individual needs.
You are welcome to purchase a Starter Kit from our office with
some of these supplies if you wish.

* You may need to add a refundable security deposit of $259. $59 of

to you post departure should there be no excessive trash or clean
required from your stay.. Please confirm at point of reservation

* Extras such as BBQ hire (if the villa does not have one), welcome
packs etc can be added for a small additional fee. Please ask for
details.
* Early check in and late check out may be available upon request.
