Sony 75" flat screen G@@gle smart TV w/Xfinity cable w/NFL network w/surround sound Sonos speakers, subwoofer& sound bar .Sync your phone & stream your music svc through the Sonos app. Sync the same music on all the speakers inside AND out on the lanai to be the same and individually adjust volume.

KITCHEN: A fully stocked Kitchen including pots, pans ,silverware, cups ,glasses ,coffee mugs, nutri-bullet and blender for margarita or smoothies , utensils ,spices, paper plates and cups. POOL/POOL CAGE : long lap-style heated pool protected by an extra height pool cage with the upgrade no-see-um screening. Multi-color cabana sconce & overhead lighting (see pics) Pool Heat : additional optional charge for daily pool heat which is $29.00 per day.

FISHING : sit at the rockers on the dock and watch the fish jump !
7 fishing poles, net, fish cleaning table, aerated shrimp/live bait bucket is also provided so you can go purchase some shrimp or other live bait for the best fishing. 2 local bait stores. 2 green fish attraction lights at the edge of our private 44 ft. dock come on automatically at dusk that attract all the small bait fish which attract all the big Snook to feed on them so either watch the show or throw a line in and enjoy the fun ! There is a wide variety of fish to catch! Anything from Sheepshead ,jacks, snook, ladyfish, drum , snappers ,redfish & Tarpon. Many local fishing charter services in the area for either inshore fishing in the harbor and canals or others that take you out into the gulf .

BICYCLES/BICYCLE TRAILER/STROLLER/ TENNIS & PICKLEBALL RACKETS/KAYAKING/SUP(PADDLEBOARD) :6 kayaks and 1 SUP (stand up paddleboard) for your use ! 4 single/2 double in the garage . You can go on endless kayak adventures throughout the neighborhood (9 miles of canals without even leaving the neighborhood !) and along the mangroves to check out all the wildlife that call our area home .You may even see a manatee or dolphin on your adventure ! We have some transparent watertight cell phone pouches that you can take with and safely take some pics. 8 adult & 2 Childs bicycles and 1 two seater bicycle trailer that will convert to a stroller.
We strongly suggest you do not swim in the canals for your safety

BOAT RENTALS/PRIVATE 44ft. CONCRETE DOCK/PWC FLOATING DOCK : Bring your 40 ft. sailboat or cruiser and tie up to our private dock and hook up to the shore power/water hook ups (provided at no extra charge). Boat rentals (by others) are also allowed to delivered and be tied to our dock every night during your stay (see them for terms/details). We can provide references through our guidebook after booking your stay.

NOTE ! : there are NO bridges to go under between our dock and the harbor !

POOL HEAT : (ideal for between OCT 15-May 15) not required, however 3 days notification is required in order to heat the pool. There is a separate fee of $29 per day must be paid at least 72 hours prior to check-in. Guests can contact us after booking to purchase pool heat for your stay. Pool heater will heat the water up to approximately 78-80 degrees max .
HOUSE RULES DOCUSIGN : After your VRBO booking is complete, you will receive a link to our house rules that are required to be signed ideally 24-48 hours. We are available to answer any questions or if any clarification is needed.
DAMAGE WAIVER :
CAMERAS : We have outside cameras facing the dock ,utilities on the sides and front of house /garage and a ring camera at the front door . All record video and audio.

CANCELLATIONS : ALL cancellations regardless of date of reservation are subject to a 3.9% svc fee from our cc processors so that will be deducted from your refund.
