Step into your luxurious 5-bedroom mountain retreat, situated on 11 acres and boasting breathtaking mountain views! Our home is the perfect retreat for you to make yourself at home with family and friends in a beautiful, private setting just minutes from Winter Park and Fraser. This spacious 5-bedroom, 3-bathroom home is the perfect homebase for access to year-round adventure, and the ultimate gathering spot to create an incredible home-cooked meal with our fully stocked kitchen and outdoor grill.

This spacious home comes fully prepared for you to have a memorable time in the mountains, complete with updated finishes, tasteful furniture and modern electronics. The large, open concept kitchen, dining and living area allow your entire group to be together, whether preparing a meal, relaxing in front of the fireplace or enjoying a game in the living room. Sleep comfortably on high quality mattresses and enjoy the spaciousness of each bedroom. Mountain inspired furnishings provide a creative, homey touch to this mountain retreat. The kitchen has all you need for cooking and baking, including all the utensils and full-size appliances.

Sleeping arrangements:
Master bedroom features a king size bed and ensuite bathroom (2nd level).
2nd bedroom features a queen size bed (2nd level).
3rd bedroom features 2 bunk beds, each with twin on top and full on bottom (2nd level).
4th bedroom features a king size bed (main level).
5th bedroom features 1 bunk bed with twin on top and bottom, 1 bunk bed with twin on double and full on bottom (main level)

Guests will have access to everything that our home has to offer! The kitchen, all living spaces; sleeping areas and balcony are available for your full use.
Our home is stocked with all your household essentials, high-quality sheets and towels, and an ample supply of laundry detergent, trash bags, dish soap, tissues, etc.

Grand County is located in the heart of the Rockies and as a whole is a gem. It has a friendly, local atmosphere and plenty to explore. During the summer season, there are music, art, and food festivals aplenty. Come winter we are host to world-renowned skiing and other outdoor snowy activities like snowmobiling, tubing, snowshoeing, and dog sled rides to name a few.

- A $35 non-refundable credit card processing fee will be charged at the point of reservation.

- This is a non-smoking property. Violation of this policy will result in additional cleaning charges and forfeiture of your security deposit. You could be asked to immediately vacate the premises without a refund. Smoking outside is permitted, but all smoking materials must be picked up and disposed of properly.
- This property is in a residential area and features the top 2 floors of a 3-floor house. The basement unit is a full-time resident, so please respect the neighbors and their property. Please be discreet and appropriate with your activities, noise level and parking so not to inconvenience the neighbors.
- No parties, events or large gatherings are permitted; excessive noise, parking violations or trespassing may result in neighbor complaints and police action. You could be asked to immediately vacate the premises without refund in the event of police action or neighbor complaints.
- Quiet hours are between 8:00 pm and 9:00 am
- No refunds will be given for storms and/or bad weather.
- Mountain roads can be curvy and steep. Gravel drives are well maintained; however, we highly recommend four-wheel drive and/or chains during the snow months. We do not refund due to road conditions.
- There is parking for 4 vehicles. Any more does not conform to local ordinances.
- In the event you are locked out of the property, please contact us.
-Towels and linens are provided. You are responsible for the replacement cost of any missing items.
- The Homeowners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to the premises.
- There are often animals in the area, including moose, elk, bears, mountain lions and foxes. Do not approach or feed the wildlife. Supervise children outside. Do not leave food outside.
-No pets allowed! You could be asked to immediately vacate the premises with an additional fine of 500$. If you have a severe allergy to an animals, we take no responsibility for any particle traces of animals that might be found in or around the property.
-A starter consumable pack will be provided for each booking and the price is included in your cleaning fee.

The house itself was nice and big, with plenty of space for multiple families. It is just a short drive outside of town and about 20 minutes drive to Winter Park. We had several issues during our stay, including chirping smoke detectors that we could not access to stop the chirping, broken microwave, and bed mattress that fell through the frame. The rental agency took care of the issues, but it still impacted our stay. Also, communication through VRBO did not work, and we could not get a hold of anyone outside of normal business hours.
