Welcome to Watercolor-Mexico Beach! Escape to this custom-designed coastal retreat, where modern luxury meets the Gulf's natural beauty. This newly built home is situated on a first-tier lot in the white sands of Mexico Beach, offering a private pool that can be optionally heated. With gulf views from many rooms and a location on the premier stretch of shoreline, Watercolor offers both tranquility and convenience. Enjoy beach access right out the front door, pool access through the back, and a short stroll to the Marina, restaurants, and local commerce.

The property has 4 bedrooms, 3 full baths and 3 decks. The first floor includes an open concept design and access to front and back decks with stunning gulf views. Also on this level is a bedroom with a queen size bed and a full bathroom directly across the hallway. Upstairs, on the top level, there are additional 3 bedrooms. The first is an oversized master with a king size bed, office desk and expansive gulf views; the master also has a private deck overlooking the Gulf and a generous full master bathroom. The second room on this level includes a queen size bed, while the third has a bunk-room with 2 twin-over-twin bunk-beds - the latter two rooms share a full bathroom.

Watercolor comes equipped with the cooking and living essentials you'll need to enjoy your beach retreat, including dishware, cookware, washer/dryer, coffee maker, a Weber gas grill, a Weber charcoal BBQ grill, WIFI, smart TVs in each room, beach gear, among others. Located in a family-friendly beach community, Watercolor is perfect for relaxing getaways. Please be conscious of the relatively quiet and family atmosphere—loud music, parties, or events are not permitted. This is, generally, a Saturday-to-Saturday rental during peak season (June & July); 3-night minimum the remainder of the year. Outside of summer, longer-term rentals considered on a case-by-case basis.

Please note:
-You must be 25 years or older to reserve.
-As is standard with most rental properties, Watercolor is equipped with an initial setup of supplies such as paper towels, soap, laundry detergent, and a trash bag.
-The pool (20ft x10ft) can be heated for an additional fee.
-Non-Smoking Unit – both inside or nearby the property
-No Pets Allowed unless approved
-All rentals are on a first come, first serve basis when booking
-No Events Allowed
-There is complementary WIFI throughout the home
-This home has smart TVs in all rooms, plus the living room; no cable tv

CANCELLATION POLICY: A cancellation fee of $200.00 will be charged if you cancel your reservation. Telephone the office as soon as possible in the event you must cancel, change dates or switch properties. Please note that if the reservation is cancelled within 45 days of arrival, we cannot refund your advanced rental payment. Once your reservation is confirmed, any cancellations/date or property changes will be subject to our cancellation policies. Sorry, no refunds for early departures. You may also use the advanced rental payment for a future booking and avoid the cancellation fee. Please call our office if you would like to make arrangements.
