To finalize your reservation, we require a signed rental agreement. This confirms that you understand and agree to our policies. Without it, the booking will be canceled.

Travel Insurance is highly recommended: There are NO REFUNDS for transportation disruptions, event cancellation, unexpected illness or injury, weather or natural conditions, jury duty or court appearances, or any unforeseen events beyond our control or responsibility.
◘ NO SMOKING OR VAPING
For everyone's comfort, smoking and vaping are not allowed anywhere on the property—including balconies, driveway, yard, or around the pool.
◘ NO PETS ALLOWED
Pets are not allowed. Please do not book and then ask to bring one. Service animals are, of course, welcome. Emotional support animals are not service animals per ADA guidelines. Misrepresentation of a pet as a service animal is illegal and will be reported.
◘ NO UNREGISTERED GUESTS OR VISITORS
Only guests listed on the reservation are allowed on the property. Visitors must be approved in advance. At no time may the number of people on the property—including visitors—exceed the maximum occupancy limit.
◘ STARTER SUPPLIES
We’ve stocked the home with a starter kit of laundry pods, dishwasher detergent, and toiletries to get you going. For longer stays, you might need to pick up a few extras.
◘ QUIET NEIGHBORHOOD
We're in a peaceful residential area—please help us keep it that way! No parties, loud music, or disruptive behavior. Sound carries easily by the beach, especially at night. Quiet hours are from 10 PM to 7 AM.
◘ BAY COUNTY NOISE ORDINANCE
Please keep noise to a minimum, especially at night. Any sound audible from 200 feet away or inside a neighboring closed home between 10 PM and 7 AM is prohibited. Violations may result in fines or legal penalties—which are the guest’s responsibility.
◘ SEPTIC SYSTEM
Our beach house uses a septic system. Only flush toilet paper—no wipes, paper towels, grease, oil, or chemicals down the drains. It helps keep everything running smoothly!
◘ TRASH SERVICE
Trash pickup is on Monday and Thursday mornings. Please bag all trash and roll the bin to the curb the night before to avoid being missed.
◘ BEACH SAFETY
For your safety and to protect local wildlife, please follow the beach flag warning system, rip current alerts, and sea turtle protection guidelines. Double red flags mean the beach is closed—violations may result in fines or legal penalties, which are the guest’s responsibility.
◘ POOL RULES
There is no lifeguard on duty—please swim at your own risk. Rinse off before entering. No food, glass, pets, diving, running, or rough play allowed. Children must be supervised by an adult at all times. Do not tamper with pool equipment or the pool alarm.
◘ POOL HEATING
Pool heating is available from October through April, set to 85°F. It’s $100 per day and must be arranged and paid for before check-in.
◘ GAS GRILL
Feel free to fire up the grill! We provide one propane tank. If you need more during your stay, you’ll need to purchase additional propane locally. Please use the grill safely and responsibly.
◘ WATERFALL FEATURE
The waterfall runs daily from 8:00 AM to 10:00 PM, with a short pause from 12:00 PM to 1:00 PM. It will shut off automatically if the water level gets too low. Please don’t climb on the structure or interfere with the equipment.
