This home has been lovingly remodeled with new hardwood in main level of the home & bedrooms. We have also added tile floors to the guest bathroom upstairs and the laundry room. Bathrooms have been remodeled too, with the master getting a new vanity, all new lighting and the other guest bathroom has a new vanity and all new lighting and new tile floor. Every light in the home has been replaced and the whole home has been repainted, so looks fresh and clean. This spacious home has 3 bedrooms- a king in the master and queen beds in the other two guest rooms.

The fully stocked kitchen captures your culinary imagination with the gas stove, all stainless Frigidaire appliances and plenty of space to cook with family and friends.

There is space for 3 people at the bar which is adjacent to the dining room and. overlooks the large 65" screen TV in the sunroom.

The sun room boasts a Peloton stationary bike and a 65" Smart TV as well as plenty of seating on the love seat couch and green swivel chair.

Another large 75" Smart TV in the living room offers a choice of entertainment options with beautiful sectional with ottomon.

Outdoors the deck area has a 4 patio outdoor swivel chairs that is high top bar seating and an area where there are a few wicker chairs and table with umbrella for some wonderful shade and all of this has a lovely view of the lake.

High speed internet is available for our guest working remotely (or just having fun online).

Washer and dryer are available for your use and is shared with the owner who lives in the basement (basement has it's own entrance).

The back yard area features the pool, a grassy area.

Just minutes from Denver’s main highways, you will have quick and easy access to Downtown Denver, Downtown Boulder as well as the foothills/mountains.

This home is a short drive to boutique shops and highly-rated restaurants in Olde Town Arvada!

Owner lives on-site in separate basement unit.

Minimal shared space - ONLY laundry room and back yard for owner's access to unit.

A cat lives at the house with the owner in the basement unit.

WARNING we have a cat that lives with us. He won’t be there when you visit and we clean after him very well but if you have extreme allergies this location may not be for you.

You will have access to the entire upper levels of the house.

The backyard and the laundry area are shared spaces. The owner has a dog, which she may use the laundry door to get access to the backyard for the doggie.

The basement and the garage are off limits.

Please park on the left side of the driveway.

The Owner is sometimes on the property with a private residence in the basement.

The highlight of our neighborhood is the lake and park.
You can expect to see families walking to to park and kid sports.

SWIMMING POOL RULES/ACKNOWLEDGMENT: When leasing this home, you are taking full responsibility to ensure the safety of yourself and your guests. While the yard is fenced, there is not an additional fence around the pool within the yard.

A rental agreement and a credit card for security deposit will be required after booking.
House Rules

1. Pet Reminders: We have strict NO PET Policy.
2. Please No SMOKING. No DRUGS. No PARTIES! No EXTRA GUESTS, unless officially reserved. Please be respectful of neighbors. All guests must be registered with Hillary.
3. We appreciate you adhering to our noise policy, which is noise levels kept to a minimum after 10pm. There are noise sensor devices throughout the home and the patio areas to provide us noise level reading. If noise goes above limits, Please be available to be reached at all times, via the app with messaging, texting or by phone.
4. QUIET TIME is 10:00pm Mountain Time! Arvada has a strict 10pm noise level ordinance as this home is in a quiet family neighborhood and we want to help mitigate any potential issues with the neighbors. Thank you!
5. You chose this house because it is so special! We completely agree and request you to treat it like your own!
Keep it nice and tidy please! Extra cleaning fees will be applied if the house is not cared for and not left reasonably clean:
- ‘Reasonably clean’ includes: washing the dishes you have used, disposing of trash in proper bins which are located in outside of the garage in driveway.
- Leaving furniture/beds in their original location, all towels and linens must be accounted for.
Please be careful of the white sheets/ towels and comforters and use the supplied make up wipes for removal of makeup.
-Trash: Trash bins are on the side of the house. Please place all trash in bags before placing it in the bin. We have recycling and ask that you please do not put any recycling in a bag.
6. BBQ is also available for you use. Please make sure to turn off the gas as the tank can leak and it can also be dangerous. We do not guarantee that there will be gas in the propane tank and if you find that the tank is empty, we have extra tanks on the side of the home next to the trash bins, or please just message Hillary and ask here where they are located and if needed, switch it out and if there are none, we ask that you please go get a replacement tank to switch it out at the local store in town and send us a receipt and we will reimburse you for it.
7. Please no illegal drugs of any kind allowed on the premises.
8. Please no illegal activities of any kind is allowed on the premises and that includes any commercial videotaping of any kind. Please inquire about any commercial videotaping or if you want to conduct an interview at the home as it is permitted on a case by case.
9. We have video cameras outside of the home in the front to help keep you safe as well as protect the property. Don't be alarmed, there are none inside.
