This exceptional brand-new home has been professionally decorated to give a high-end luxurious finish throughout. The ground floor offers a spacious open-plan living space with family room, kitchen and formal dining area. The family room has comfortable seating with a large L-shaped sofa and armchair, a large Smart TV plus views out to the beautiful pool deck.

The modern fully-equipped kitchen has granite counters and stainless steel appliances offering everything you need to dine at home - dishwasher, oven/stove, fridge freezer, microwave, coffee maker (K-Cup and jug), kettle, blender, toaster, saucepans, dishes, utensils etc. There is a breakfast island with stools to seat 4, and the beautiful formal dining area seats 8 guests.

The first of two king bedroom suites is located on the ground floor. Bedroom 1 is a luxurious master suite with a king bed, Smart TV, walk-in closet, en suite bathroom with a bathtub, walk-in shower, vanity and a separate WC with vanity sink and door leading out to the pool deck (with pool door alarm fitted).

Head upstairs to the fantastic movie-themed loft area offering a second lounge – this is a great space to relax and watch a movie on the large Smart TV and L-shaped sofa before you have some fun with the awesome shuffleboard game! There is also an office area with desk and chair.

Four bedrooms are located upstairs with a beautiful king suite, a queen suite and two amazing, themed twin bedrooms.

Bedroom 2 is a stylish and spacious king suite with a Smart TV, walk-in closet and en suite bathroom with a walk-in shower and vanity sink.

Bedroom 3 is an elegant queen suite with a queen bed, Smart TV and en suite bathroom with shower and vanity sink.

Little wizards will love the Harry Potter room, while princesses can wake up in a dream Disney Princess room! Bedroom 4 has a magical Harry Potter-theme with two twin beds and Smart TV. Bedroom 5 is an enchanting Disney Princess room complete with two twin beds and Smart TV. Both bedrooms are located next to the family bathroom with tub/shower, double vanity sink and WC.

The extended pool deck features a beautiful private pool with spa and no direct rear neighbors! There is a shaded lounge area with comfortable sofa seating plus dining table and chairs. Sun loungers are set up out on the pool deck to soak up the Florida sun. This property also has a pool safety fence for families with children and the pool/spa can be heated (optional extra to be booked in advance if required).

The Garage has been converted into an amazing Superhero-themed games room with a pool table, air hockey table and arcade game, plus bar seating.

The property has air conditioning, free Wifi, cable TV and free local calls. On the ground floor you will also find an additional half bathroom and a laundry room with washer and dryer with ironing facilities. A pack and play/travel cot and a highchair are provided for babies. At the front of the property is a driveway for a maximum of two cars. A third vehicle can park by permit only on the street in a designated marked parking space.

The stunning Solterra Resort features amazing resort facilities including a beautiful communal pool, lazy river (pool is heated, the lazy river is not heated), poolside cafe, a gym, tennis court, volleyball and recreation areas. Separate resort fee of $35 is payable to the resort upon arrival.

This luxury home is in an ideal location just 10 miles from Disney World, 19 miles to Universal, less than 3 miles to an array of restaurants at Champions Gate and 28 miles from Orlando International airport. This exceptional home really has everything to make your family vacation truly memorable!

IMPORTANT BOOKING TERMS:
1. The max. occupancy of the home is 10 guests plus 1 baby (under 2 years). This limit MUST NOT be exceeded at ANY TIME and is strictly enforced due to the home insurance and fire regulations. Breaking this limit cancels the reservation, all guests must leave immediately, no refund of any remaining nights given.
2. Only Guests included on the reservation are authorized to be in the home. No external visits from friends or family are permitted, even if this is below the maximum occupancy, unless confirmed in advance with us.
3. Strictly no parties, events or gatherings. The Sheriff has powers to evict all guests from the home for breaking this rule, there will be no refund of any remaining nights.
4. The homeowner does not accept young adult/student groups under the average age of 25.
5. No smoking, vaping or cannabis on the property including the pool deck.
6. No EV charging from the home supply.
7. Resort and community facilities associated with the home are owned and operated by the HOA, any limits or closures are beyond our control. At peak periods such as Christmas and Easter, there may be wait times for use of the amenities. The pool deck has a limit of 281 users at one time.
8. This is a quiet residential community. Please always keep noise at a considerate level, the HOA enforces quiet hours from 10pm - 7am.
9. A maximum of 3 drivers/vehicles can be associated with your reservation (driver names must be registered with us before your day of arrival). 2 cars can park on the driveway. 1 additional car can park with a permit in the white line marked spaces on the street but all cars parked on the street must have a guest pass on display- this will be issued on request at the front gate to the registered driver. Please note that if the car doesn't have a guest pass permit on display, and if isn’t parked in a marked space, it could be towed and this is the guest's responsibility.
10. There is a one-off 'Resort Entrance Fee' of $35. This is paid at the resort when you check-in. This covers all 10 guests and vehicles for the full duration of your stay.
11. We do not accept reservations that check-in on December 25th.


CANCELLATION POLICY:
The VRBO cancellation policy applies to all reservations with no exceptions. We strongly recommend that you take out trip insurance. We do not offer refunds for illness, weather, travel issues, bereavement etc, so please take out your own trip coverage.

SUPPLIES PROVIDED:
The home is self-catering. We provide an initial starter pack free of charge to help you on your first night that includes 2 rolls of toilet paper and 1 small soap per bathroom, 1 kitchen paper roll, 3 dishwasher tabs, 1 kitchen sponge, 3 kitchen trash bags and 1 laundry detergent tab. All provisions beyond this are the guest’s responsibility to bring with you/purchase locally. We do not supply additional/unlimited toilet paper, toiletries or cleaning products.

POOL HEAT:
The pool can be heated and is an additional $40 plus tax per day for the minimum of 3 consecutive nights, please book pool heat in advance. If you book after your arrival, the pool takes around 24 hours to get to temperature and there is a $25 call out to come and switch it on for you.

Pool heat is set to 87 degrees (this is not warm to the touch, it is set to keep the chill off the water and raise it from its natural temperature in the 60s). Temperatures cannot be set higher due to sanitary regulations. If your pool has a spa, pool heat is required for the spa to be heated. The spa is set to 99 degrees and is activated with the timer dial switch on the wall.

We cannot be held responsible for failure of the pool heating equipment or issues caused by weather conditions. During the winter months when temperatures are in the 50s and below, this will affect the ability of the pool heaters to keep the pool to temperature.

Guests will still be charged for the pool heat, as the pool heater will be running, so it is down to the guest to decide if they then wish to cancel their remaining days of pool heat – we must be notified if they wish for us to switch it off. Refunds will be given on any unused days of pool heat. By booking pool heat the guests agree that no compensation will be given due to faulty pool heaters or bad/cold weather.

We suggest guests check the weather forecast for temperatures before their upcoming stay and then cancel pool heat accordingly if they feel it will be too cold.

GRILL HIRE
Due to insurance limitations, the home is not listed as having a grill. If you need a grill, please ask us for the details of a local company where you can book a grill online with them. If you do bring/hire a grill, we ask that it is used at the side of the home on the grass and not on the pool deck as the pool screens are a fire hazard.
