This stunning home has been decorated to an exceptional standard throughout. The ground floor offers a spacious open-plan living space with family room, kitchen and formal dining area. The family room has comfortable seating with sofas and armchair, a large Smart TV plus views out to the beautiful pool deck.

The modern fully-equipped kitchen has granite counters and stainless steel appliances offering everything you need to dine at home - dishwasher, oven/stove, fridge freezer, microwave, coffee maker, kettle, blender, toaster etc, pots and pans, dishes, utensils. There is a breakfast island with stools to seat 4, and the formal dining area seats 8 guests.

There are also 2 beautiful bedroom suites located on the ground floor.

Bedroom 1 is a luxurious primary suite with a king bed, Smart TV, ceiling fan, walk-in closet en suite bathroom with a bath, walk-in shower, double vanity sinks and a door to the pool deck.

Bedroom 2 is an elegant queen suite with queen bed, Smart TV, ceiling fan, en suite bathroom with bath, walk-in shower and vanity sink.

Head upstairs to the Loft Area offering a second lounge – a fantastic comfortable space to relax and watch a movie on the large Smart TV and sofas.

3 bedrooms are located upstairs with a beautiful queen suite and two fun twin bedrooms.

Bedroom 3 is a queen suite with a Smart TV, ceiling fan and en suite bathroom with a walk-in shower and vanity sink.

Bedroom 4 is a stylish Mickey-themed twin bedroom with two twin beds, Smart TV, ceiling fan and is next door to the family bathroom. The bathroom has bath/shower and double vanity sinks.

Bedroom 5 has a fun Finding Nemo theme with two twin beds, Smart TV, ceiling.

The extended south-facing pool deck features a beautiful private pool with spa and no rear neighbors! There is a shaded dining area with dining table and chairs, plus loungers out on the pool deck to soak up the Florida sun. This property also has a pool fence for families with children and the pool/spa can be heated (optional extra to be booked in advance if required).

The Garage has been converted into a fun games room with a pool table, air hockey table and Foosball. The garage also has a standalone air conditioning unit.

The property has air conditioning throughout, free Wifi, cable TV and free local calls. There is a laundry room with washer and dryer with ironing facilities. A pack and play/travel cot and a highchair are provided for babies. At the front of the property is a driveway for a maximum of two cars. A third vehicle can park by permit only on the street in a designated marked parking space.

IMPORTANT BOOKING TERMS:
1. The max. occupancy of the home is 10 guests plus 1 baby (under 2 years). This limit MUST NOT be exceeded at ANY TIME and is strictly enforced due to the home insurance and fire regulations. Breaking this limit cancels the reservation, all guests must leave immediately, no refund of any remaining nights given.
2. Only Guests included on the reservation are authorized to be in the home. No external visits from friends or family are permitted, even if this is below the maximum occupancy, unless confirmed in advance with us.
3. Strictly no parties, events or gatherings. The Sheriff has powers to evict all guests from the home for breaking this rule, there will be no refund of any remaining nights.
4. The homeowner does not accept young adult/student groups under the average age of 25.
5. No smoking, vaping or cannabis on the property including the pool deck.
6. No EV charging from the home supply.
7. This is a quiet residential community. Please always keep noise at a considerate level, the HOA enforces quiet hours from 10pm - 7am.
8. Resort amenities are owned and operated by the HOA and any closures or limits are beyond our control. At peak periods such as Christmas and Easter, there may be wait times for use of the amenities. The pool deck has a limit of 281 users at one time. There is a one-off 'Resort Entrance Fee' of $35 plus tax paid at the resort when you check-in.
9. A maximum of 3 drivers/vehicles can be associated with your reservation (must be registered with us before your day of arrival). 2 cars can park on the driveway. 1 additional car can park with a permit in the white line marked spaces on the street.
10. There is a one-off 'Resort Entrance Fee' of $35. This is paid at the resort when you check-in. This covers all the guests and vehicles for the full duration of your stay.
11. We do not accept reservations that check-in on December 25th.

CANCELLATION POLICY:
The VRBO cancellation policy applies to all reservations with no exceptions. We strongly recommend that you take out trip insurance. We do not offer refunds for illness, weather, travel issues, bereavement etc, so please take out your own trip coverage.

SUPPLIES PROVIDED:
The home is self-catering. We provide an initial starter pack free of charge to help you on your first night that includes 2 rolls of toilet paper and 1 small soap per bathroom, 1 kitchen paper roll, 3 dishwasher tabs, 1 kitchen sponge, 3 kitchen trash bags and 1 laundry detergent tab. All provisions beyond this are the guest’s responsibility to bring with you/purchase locally. We do not supply additional/unlimited toilet paper, toiletries or cleaning products.

POOL HEAT:
The pool can be heated and is an additional $40 plus tax per day for the minimum of 3 consecutive nights, please book pool heat in advance. If you book after your arrival, the pool takes around 24 hours to get to temperature and there is a $25 call out to come and switch it on for you.

Pool heat is set to 87 degrees (this is not warm to the touch, it is set to keep the chill off the water and raise it from its natural temperature in the 60s). Temperatures cannot be set higher due to sanitary regulations. If your pool has a spa, pool heat is required for the spa to be heated. The spa is set to 99 degrees and is activated with the timer dial switch on the wall.

We cannot be held responsible for failure of the pool heating equipment or issues caused by weather conditions. During the winter months when temperatures are in the 50s and below, this will affect the ability of the pool heaters to keep the pool to temperature.

Guests will still be charged for the pool heat, as the pool heater will be running, so it is down to the guest to decide if they then wish to cancel their remaining days of pool heat – we must be notified if they wish for us to switch it off. Refunds will be given on any unused days of pool heat. By booking pool heat the guests agree that no compensation will be given due to faulty pool heaters or bad/cold weather.

We suggest guests check the weather forecast for temperatures before their upcoming stay and then cancel pool heat accordingly if they feel it will be too cold.

GRILL HIRE
Due to insurance limitations, the home is not listed as having a grill. If you need a grill, please ask us for the details of a local company where you can book a grill online with them. If you do bring/hire a grill, we ask that it is used at the side of the home on the grass and not on the pool deck as the pool screens are a fire hazard.
