Our cozy beach house is the perfect setting for your next family vacation! Removed from crowds, this private, quiet family home is a hidden gem located in the desirable Seaspray community! This beautiful home features 4 bedrooms and 2 bathrooms and can comfortably accommodate up to 10 guests. You'll especially love being steps away from the semi-secluded peaceful community pool... it's like having your own private pool and cabana area.
The fun doesn't stop here! When you're ready to enjoy the sugary white sand and the amazing emerald green water, take a short stroll to the gated beach access just south of Scenic Hwy 98 next to Surf Hut restaurant. There is a small parking lot here or visit the larger public beach access if you prefer. Nothing could be better than spending those sunny days, biking or walking while taking in the rays and enjoying long beach days!
LIVING / DINING / KITCHEN
⭐This spacious open floor plan from the living room to the kitchen guarantees that there will be plenty of room for all. This is the perfect gathering spot! The living space is furnished with comfortable seating and a large 65" smart TV. The connected dining room is a great area for family game night. The chef in you will enjoy the stunning granite countertops and stainless-steel appliances when preparing your favorite family meals.
BEDROOMS
⭐Sleeping arrangements include a master suite with a King bed and en-suite bathroom, 2 guest bedrooms with Queen beds each, and a bunk room with Full over Full bunk beds that the kids in your group are sure to love. Each bedroom has walk-in closets and a smart TV for your enjoyment.
OUTDOOR ACTIVITIES
⭐You'll want time to relax in this private backyard oasis with a covered pergola, enchanting porch swing, additional outdoor seating, a BBQ grill, a cornhole set, and twinkling lights to enjoy at dusk. With access to the garage, you'll have room for one vehicle, plus 2 additional on the driveway. Located in the garage are 4 complimentary bikes, beach chairs, an umbrella, boogie boards, a cooler, and sand toys for guest use during your stay. Golf carts are welcome if you plan to rent one while visiting.

⭐While you could spend most of your time unwinding by the sandy shore, you will also want to venture out to experience all the surrounding areas offer. Visit one of the numerous nearby restaurants for a taste of delicious seafood cuisine and enjoy a multitude of beach-side bars for some evening fun. Surf Hut Bar and Grill is within walking distance. Shopping and entertainment enthusiasts will also be particularly ecstatic to find Silver Sands Outlet Mall, amazing Golf courses, and large family amusement areas within 15 minutes of the property! With so much to see and do for all ages, you will look forward to your next trip to Sun Rays and Beach Days!

GUEST ACCESS
⭐ You will have access to the entire property (excluding the Owners closet). You will check in using an electronic keypad lock located on the entry door. The access code and additional restrictions will be sent before arrival. It is very important that we get a good email address from you after booking.
STARTER KIT
⭐ Our property has a "Starter Kit" to get you through your first 24-48 hours. This includes two kitchen trash can liners, two dishwashing packets, two laundry packets, mini shampoo, conditioner, lotion, one roll of toilet paper per bathroom, and one roll of paper towels. We supply a limited number of bath towels, washcloths, and hand towels. We do not provide beach towels, seasonings/spices, zip locks, or liquid dishwashing detergent. You can pick up your favorite items at the nearby Walmart, Publix, or Winn-Dixie or bring them from home.
Wi-Fi
⭐ Our property provides a private network. The Wi-Fi info will be found in the property binder on the kitchen counter. We know WI-FI is essential to everyone. However, we cannot guarantee the internet speed or signal strength. We have found that our Wi-Fi signals are not optimal during peak season due to the number of people visiting our area. We suggest you bring your hotspot device if you need high-speed internet during your stay. **Bring your passwords for streaming services.** Don't forget to log out when you leave.
PARKING
⭐ Guests are allowed to park one car in the garage and 3 in the driveway. Parking is not allowed on the grass or sidewalks.
COMMUNITY POOL
⭐ There is one community pool right around the corner from our home. Please review and adhere to the Safety Precautions sign next to the amenity. Use the amenity AT YOUR OWN RISK! Please note additional rules for more info.
BEACH GEAR
⭐Items found in the garage area are for guests to use. This may include bikes, beach chairs, an umbrella, a cornhole set, and a wagon. We ask that you rinse off the sand and arrange it neatly back into the garage prior to checking out. Locks are provided for the bikes, you must use these to prevent them from being stolen or risk the cost of replacement, bike helmets are not provided and adhere to safety rules.
SECURITY
⭐ In an effort to protect the security of both our Homeowner and Guests, there is a Surveillance Doorbell Camera as well as a surveillance camera above the garage
PETS
⭐ Absolutely NO PETS. Due to the health and severe allergies of the host, we cannot accept animals of any kind in this unit. If you bring a pet of any kind, you will be charged an additional $500 per pet and be asked to leave.
SMOKING
⭐NO SMOKING on the premises. You will be charged a minimum of $1000 fee for smoking inside the property.
BOOKING
⭐ You must be 25+ to book. The person booking and paying for the reservation must be a group member staying at the property. Read, review, and sign OUR rental agreement within 48 hours of booking and before check-in. No events or parties are allowed.
CHECK-IN/CHECK OUT
⭐ Check-in any time after 4 pm CST. Check-out is any time before 10 am CST.
EARLY ARRIVALS
⭐ We would love to accommodate early arrivals. However, it is nearly impossible during the busy season due to increased traffic delays and a limited workforce. Therefore, if you have an early flight, please plan to book an extra day so that you may check in before 4 pm. If that isn't an option, one of our favorite public beaches is Pompano Joe's in Miramar Beach. It offers large bathrooms, plenty of parking, and a beachside restaurant. Our PCB properties have many options for public beach access, but our favorite would be Public Beach Access 54-57, right in front of Pier Park! Since we are always on a tight schedule, we ask that all guests depart promptly at 10 am CST.
KITCHEN
⭐ The kitchen has a Fully equipped refrigerator, stove, oven, microwave, dishwasher, cookware, bakeware, glasses, mugs, plates, flatware, cooking utensils, coffee maker, and fire extinguisher under the sink.
REFUNDS
⭐ Absolutely NO refunds or discounts due to weather, natural disasters, or any other situations beyond our control.
Lastly, HAVE FUN at the beach, but please beware of rip currents, and understand the beach flags!
