Lovely

Our first day had a few hiccups. Juany was on it and had everything resolved promptly. We enjoyed our stay. Would recommend a car rental to make things a bit easier. We used taxi and the shuttle ran regularly within resort area. Great stay overall!!!!

It was a very nice place with good service. It was very clean and everything worked and nothing was broken. All the air conditioners, showers, and drawers were clean and worked fine along with having a guide about how to operate certain appliances in the house.

Great stay !!!

Host was amazing, place was somewhat hard for us to find( might be because it was late at night and we were tired) but she called us immediately and helpes us out right away. Once in the community it was super secure and clean. Beach might not be close but dosnt matter they have trolleys that will take you anywhere in the community including there beach. Over all it was a relaxing and comfortable stay.

We had a great time. The villa is quiet and spacious. It comfortably accommodated our party of four.The property is on the Bahía Príncipe resort. The villa is part of a separate gated community apart from the main hotel. All of the amenities, the pool, gym, BBQ grill are part of the community common area. You are able to use the other hotel facilities for a fee. The supermarket is about 15 minutes. We went to restaurants and enjoyed shopping in Playa Del Carmen which is about an hour away by car.

Renters beware. Many of the amenities shown in the listing are not actually available to guests. While the host was responsive, checking in was frustrating, and by the second day we had to reach out again just to get new access information.There is nothing within walking distance. We ended up renting a car, and it was absolutely essential. The dishwasher was very dirty inside, which was disappointing since we rely on it to sanitize dishes for our children.The furnace leaked throughout our entire stay. We were even asked if someone could replace it during our visit. We reluctantly agreed, kept all of our belongings locked up, and ultimately no one came until the last day—when we returned to find a new boiler placed inside the home with no note or communication from the host.Beach access is public, not private as implied. The Kay Beach Club is nice, but everything costs extra, even towels. Only two beach towels were provided at the residence despite us clearly stating we were a family of five.There are trolleys within the resort, but wait times were long—often around 45 minutes. The main resort lobby is adults-only, which we were not told ahead of time and only discovered when we were rudely escorted out while simply asking about dinner options.There are other places to eat on the property, and while we often ended up being the only diners (which was pleasant), we were eaten alive by bugs.Overall: do your homework and plan accordingly.

We always appreciate feedback, and our long history of five-star reviews across multiple platforms reflects the accuracy of our listings and the service we provide. This guest contacted us well before his arrival, and all amenity and access information was sent more than two weeks in advance. We never advertise a private beach; K-Beach is resident-preferred but open to the public, and it is far less crowded than most beaches in Tulum. Regarding check-in, we are extremely disappointed to see this comment, as his entry issue was resolved in minutes the same evening. His permit was also renewed the next morning per the resort’s security protocols. Transportation recommendations, trolley frequency, and location details were clearly outlined in the instructions he received prior to arrival. We were never notified of any dishwasher concern, but we would have resolved it immediately. We also informed him before check-in that the boiler would be replaced the next day, and it was. Additional towels are always available upon request. Throughout his stay, he was kind and communicative, and we personally guided him to the best restaurants for his family based on his preferences. For that reason, we were very surprised and disappointed to read a review that does not align with the service, responsiveness, and clarity we provided at every step.

Great Stay

Our family had a great stay. We utilized the day passes at the resort on the other side of the highway and rode the trolley to get there. We rented a car and had a private parking space; we visited Tulum, Playa del Carmen, and ziplined over cenotes. There was a pool within the property that our young children loved. When there was an issue with the sink leaking it was immediately addressed. The only hiccup was the check in process. The issue seems like it was due to the personality of one security guard, as he continued to be unfriendly to the point of blatant rudeness every time we encountered him. He was the only guard who asked for our identification, and after we had our initial encounter with him at check in, he seemed angry every time we saw him. None of this was the fault of the host and she worked quickly to resolve the issue, for which we are grateful. We would absolutely book again with this host.

Beautiful House

This trip was magical. The house is gorgeous, super convenient and nicely appointed. The grounds are gorgeous! A beautiful pool right outside the house! Super relaxing! Some of the pictures shown however are of the neighboring hotels. We were upset to find out that none of those amenities are available unless you pay for a day pass. At $75 per adult and $40 per child, it makes it difficult for a family to experience. We could go Xcaret as a family for cheaper than a day at the hotels. The ad makes it sound like it is easy to get around. We were often waiting over thirty min for a golf cart either to the beach or back to the house. So plan accordingly. Definitely no walking around outside the complex, as there are hotel security gates about 2000 ft on either side and they don’t want you walking. If you stay here, rent a car. Any taxi will charge you $100 just to go round trip to Tulum or Puerto Aventuras, which are both only 15-20 min away. Family taxi is like $140. All in all the stay was awesome! We would come back for sure, but definitely rent a car!

Quiet, comfortable, and convenient

We spent two weeks at this townhouse and we really enjoyed it! We were 4 adults and a 2 year old and 6 month old and we had plenty of room. The kitchen was well equipped to cook for us all and we made use of the washer dryer because of the length of our stay. I do a lot of running and from door to toes in the water you are approximately 1km from the beach. It's about a 10-15min walk but there are also golf cart shuttles which you can get on that take you to the beach right out in front of the neighbourhood security gate. The bridge to cross over the highway isn't very wide but we didn't feel unsafe walking with our stroller. Once at the beach you can rent day beds with an umbrella from the Kay Beach Club. We paid 300 pesos for a single for the day. The food is decent but it's a bit pricey. It's free to just go to the beach. You can also park for free on the side of the road to go to the beach. The townhouse is in the neighbourhood called "Downtown" within the Tulum Country Club gated community. The unit is on the "garden" side so not right in front of the pool but it's a very short walk to the pool and the pool area is beautiful! There are umbrellas and day beds to relax and lounge. There is also a wading area great for babies! There is also a little jungle gym for the kids. The gym is disappointing, just a treadmill and an elliptical with a few dumbbells up to 4kg. Would definitely recommend a car for this unit!
