Brent was a great host. Very easy to get ahold of. The property though needs some work. There was construction materials and debris on the side of the house and the back yard. The impression we received walking around initially was that this was a Contractors home that gets upgraded every time he finishes a project and has leftover materials. There were some curious electrical cord choices that made us concerned. The interior while "clean" still had what appeared to be animal hair all over the couches from a previous guests. One of our party members is allergic to dogs and became itchy sitting in the arm chair. The host advises that if any towels or sheets are stained there would be a charge but apparently does not use what he charges to replace the towels and sheets that were stained by previous guests. The grill is so rusted that we were afraid to use it. While I did not relay this concern to the host, we discovered this on our second to last day when we wanted to grill. The pool was not cleaned before our arrival. When messaging the host and sending pictures, he advised that his pool person Erik would be by the next day to clean it but he did not show. While the property served mine and my parties needs as a place to sleep while we attended an event near by, the cost paid to value we got left something to be desired.

Chris, I am sorry you were so displeased to give us a poor rating. My wife and I stayed there the week prior while I was upgrading the interior flooring and paint. We also oversaw contractors in the past month upgrading the dock decking and gate along with new exterior painting. So yes, there was some stacked lumber and other item on the side of the house where the trash receptacle is kept. We did not find any dog hair or cleanliness problems after we departed and no shedding dogs have been in the home since July. The pool was clear but heavy rains during your stay led to some gray debris which Erik did address the day after you mentioned it.. We live 15 minutes away so if you had advised us of your complaints we would have addressed them. And despite the unkind guesswork in many of your comments, we have consistently invested in maintaining and upgrading the property to improve the rental experience. We do take your comments seriously and will continue to strive for earning 5 stars from guests.

Overall great location for all things we wanted to do. Took daily trips to AMI which is about 30 depending on traffic. Kids loved fishing off the dock.

Easy to Enjoy!

This is the 3rd year that we have stayed here, and we enjoy it more each year! Great location near Riverwalk, restaurants and downtown, but tucked in a quiet neighborhood looking out onto the scenic Manetee River. Private and well maintained pool in the backyard is an added bonus. Everything about the property is so easy to enjoy!

Much needed vacay

This was the perfect spot for spring break. Out of the busyness but still close enough to everything. You do have to plan your outings with extra time due to the crazy Florida traffic. It was so nice having a pool in the back yard and the dock across the street for nightly sunsets. Communication was top notch.

Great spot on Manatee River

While we had to cut our trip short by nearly a month our time spent there was enjoyable. Any issues we had were quickly resolved by Brent & his wife. The sunsets were spectacular nearly every evening from the front of the house!

Peaceful, restful and easy to enjoy! This is our 2nd time staying at this property. Enjoyed the beautiful water views & sunsets out front and the private pool in the back yard. Totally enjoyed the newly installed waterview bedroom!

Amazing location

Right on the river and an easy drive to St Pete, Tampa, and a bunch of islands and keys. Bradenton also has an adorable river walk, downtown, and arts district just a short bike ride from the house. House has a great layout, heated pool, and everything you’d need to feel comfortable. Enjoyed our time tremendously and would definitely come back! Brent was also incredibly helpful.

Great vacation house

Great place to stay at! The host, Brent, was awesome with communication and very quick at responding! Everything was just perfect! We had a few issues in the house and when we texted Brent he texted back right away and fixed the issues. The neighborhood is very quiet and relaxing. The outdoor pool area was great. There’s a few things that could be fixed but other then that it was a perfect stay.

Family Spring Break

We’ve been traveling to Florida for Spring Break since 2014. This place was one of our favorite houses we’ve rented. We didn’t want to leave. We loved the quiet neighborhood, pool and dock. We spent hours on the dock looking for dolphins, manatee and stingray. Also, the beds are super comfy! Hope we make it back someday.

We had no pets. Dishwasher is very noisy. Found candy wrappers in couch cushions. Could use updating but understand there was a hurricane last year. Bikes weren't ready to be used. Should have been. Owner came and got them ready after being notified. Very roomy. Deceiving from the outside. Overall pleasant stay.

Sunset Therapy

We were long time Bradenton residents but moved away a couple years ago. We came back to visit friends and family. The yard was fenced in and perfect for our two dogs. The house was clean and very comfortable and well stocked! We fished on the dock across the street, we watched beautiful sunsets, grilled and swam in the pool! We were very close to shopping and restaurant and made it out to Anna Maria and Longboat key pretty quickly! We would definitely stay again!

June 2025

Waking up every morning and seeing the Manatee River out the large kitchen window while I drank my coffee is definitely the thing I will miss the most. I rented the home from June 4- July 2. I have grown up visiting Bradenton and the surrounding areas since the 1980s. We were able to drive everywhere we wanted to go within 25 minutes with many of our favorite places within 5 minutes. The four large rooms, each with a king bed, was great for our group. The property owner was very easy to reach and any minor issues were immediately addressed. We had the best time. We saw dolphins, manatees, fish, and many birds from the dock and looking out the kitchen window. Sunrises and sunsets were amazing. The house had everything we needed and everything was in working order.

Great house!!! If You’re Bringing A Boat Read This

We enjoyed every minute of our stay at Sunset Therapy. We have stayed in Bradenton before and wanted the same area. Brent was kind and attentive to our questions and needs. The pool is phenomenal, the kitchen is nicely stocked, having the bikes, and lots of linens made life easy. The view are amazing and the neighborhood is great. Two tips: First- it’s a regular coffee maker no individual pods. Second - if you’re bringing a boat just know that it is about an 45 min to an hour ride (we have a Key West Center Console with a 250 engine) to get to the “turquoise water” and sand bars if you’re wanting to hang out there. So to get to Greer Island and Jew Fish Key expect a longer ride. If you wanna fish and be on the river this place is perfect! We were not unhappy with anything it’s just good information to have so you are prepared. Also, you should definitely go eat at Woody’s River Roo! We went 3 times. LOL. While we ultimately made the best of our week there it was a bit of a struggle to get there. The photos presented to the potential renter need to be updated. They are very misleading. The back deck is not all concrete as shown in the picture it’s half concrete and half plastic decking with hundreds of exposed screw heads. (Rough on the feet). There is a home being built on the outside of the backyard fence. You can literally touch the home from the pool deck, there is no privacy as assumed by the current photos. The pool was dirty upon arrival and eventually turned green while we were staying there. The owner did have the pool cleaned while we were there after we reached out. There was a nest of bees located under the ramp to the shed which made enjoying the backyard less than enjoyable. (We addressed this ourselves while there). There is no privacy to the master bathroom located in the master bedroom. While it’s a gorgeous bathroom that has been beautifully updated I found it off putting that I could observe my spouse using the toilet while simply sitting in the bed. There was no option to shut a bathroom door for privacy. Had we known a little more about this space this may not have been the home for us this vacation. The owner did reach out after we left and thanked us for laundering all the linens before we left, as well as offered us a 100 refund for the inconvenience.

Thanks for your feedback Jennifer and sorry again for the troubles you experienced. We have not had past complaints regarding the open master bedroom-master bath design; there is a partial privacy wall for the toilet and an adjacent hall bath with door a few steps away. We also have not had complaints about the backyard decking between house and pool that now provides a space for a large picnic table for outside dining area. As noted on our webpage, the new home behind the pool is not a privacy concern; when completed in 2026 it will be part of this 2-home rental with pool and dock with doubled capacity to hold up to 20 people. Great family getaway.

The house was in a great location, close to beaches and Tampa. Great fishing off the private dock across the street. We had a problem with a bathroom, owner responded quickly to fix the situation. Kids loved having a private pool for a before bed swim.
