UNIT
Private first floor studio condo with a patio overlooking the golf course and pond. Has a queen bed with a 12" memory foam mattress. Sheet set, two standard pillows, and comforter provided. Futon couch can also be used for sleeping (max capacity 400 lbs.), so a blanket will be provided, in case you need to sleep separately. If you have special pillow/bedding requirements, be sure to ask any questions in advance, and/or bring any extra items you may need. The TV area has a small futon couch couch, sitting chair, end tables, 3 lamps, a dresser, TV, basic cable, Roku, and DVD player. The patio has two chairs and a small table. The kitchen is stocked with basic kitchenware. It has a fridge/freezer, oven/stove, dishwasher, drip coffee pot, toaster, and blender. There's also a breakfast bar with 4 barstools. The bathroom has a vanity, sink, mirror, toilet, shower/tub. We provide one bath towel and one wash cloth per guest (not to be used at the pools or beach please), so if you need more or a beach towel, please bring them. There is a small closet with some hangers, an iron and small ironing board. There is a stackable washer/dryer in the laundry closet. We do not provide daily housekeeping or linen exchange services, but you can use the washer and dryer. We provide basic items to get you through your first night -- one roll of toilet paper, a small shampoo, one trash bag, dishwasher detergent, dish soap, and some All Purpose Cleaner. The unit has central air and heat. There's secure WiFi in the unit. No smoking unit (but smoking is allowed on the patio with the door closed and you must clean up any cigarette butts, etc.). No pets allowed (except service animals, per the ADA, but no ESA's). Please take care of the unit, keep it tidy during your stay, and keep it locked up. Report any missing or damaged items before check out. Keep the doors closed and AC on when humidity is above 50%. One parking pass and two resort wristbands will be provided, but must be left in the unit when checking out, for security reasons, or there is a security void/replacement fee.
RESORT
The unit is located on a 110 acre gated resort community with 24 hour security. On-site, secure parking is available. Paid public parking is also available nearby. The closest heated pool is at the end of the parking lot (about a 100 yard walk). There are several heated pools on the resort, one large non-heated pool, and 4 hot tubs. The walk to the beach and resort restaurant is about a five minute walk across the resort, and a tram is available most days. There is also a fitness club, kid's splash pad (seasonal), golf course, tennis courts, and pickleball courts on the resort, which you have access to, but are à la carte.
LOCATION
Edgewater Beach & Golf Resort is in the heart of Panama City Beach, Florida (NW panhandle), only about 20 minutes from the Northwest Florida Beaches International Airport and 10 minutes from Pier Park. The Shoppes at Edgewater, Subway, Burger King, Waffle House, Firefly restaurant, a roller rink, bowling alley, arcade and gift shops are all located in the strip mall right across the street.
AMENITIES
Pools: Throughout the resort, guests have access to 11 (seasonally heated) swimming pools, 6 reflecting ponds, 4 whirlpools and a Polynesian-style Lagoon Pool (not heated), which offers an open surface area and elaborate system of waterfalls and islands within the pool. The Lagoon Pool is located right off the beach and is enhanced with 45,000 square feet of deck space along with fiber optic lighting. Guests get access to the pools, hot tubs and the entire resort.
Golf: Edgewater Beach & Golf Resort has two great golf courses --36 holes surrounded by water and challenging sand traps. Visit the Pro Shop for more information on pricing, equipment rentals, lessons and tee times.
Tennis: There are six all-weather plexicushion tennis courts, with lighting for night play. Lessons and tennis activities for children also available. Visit the Pro Shop for more information on pricing, equipment rentals and lessons.
Fitness Club: Fitness classes are held in the beautiful mirrored aerobics studio. Step benches, jump ropes, exercise balance balls, tension cords, mats and hand weights are available. The class schedule varies seasonally and includes aerobics, yoga, pilates, step classes and toning, as well as a water aerobics class taught in the Lagoon Pool. Resort Activities: Edgewater Beach & Golf Resort offers a fun-filled monthly calendar of activities for guests of all ages (activities vary by month and most take place during the summer). Monthly activities may include tie-dying, beach volleyball, poolside bingo, ice cream socials, hula hoop and limbo contests. Monthly calendars can be found on the resort app.
Dining:
-Ocean's Bar & Grill provides private ocean-front dining with live music seasonally, a large tiki bar and delectable dishes.
-Starbucks and Pizza Hut Express located on the resort.
-The Bimini Sandbar offers tropical drinks and tasty snacks.
-Blenders, located right on the Lagoon Pool deck next to Ocean's Bar & Grill, offers premium frozen drinks to quench your thirst while you sunbathe.
-At Edgie's Corner Market try out one of the 16 flavors of delicious ice cream.

Other things to note
-Maximum occupancy of 2 is strictly enforced, and children of all ages count towards the total. Be sure to enter the correct number of guests when booking, and update your reservation as needed.
-Not following house and/or resort rules may result in expulsion without refund.
-You may have up to 2 visitors due to fire code. No partying allowed. Unit equipped with noise monitor. It does not record audio, but it alerts when the sound is above a reasonable level.
-You are responsible for paying for any damaged or missing items. Let me know of any damage prior to check out so I can plan accordingly in preparation for the next guest.
-A cleaning company cleans, launders, and restocks the unit after each guest, and we perform a deep cleaning quarterly.
-Early check in and late check out cannot be guaranteed, but must be requested and approved in writing in advance. Occupying the unit outside the permitted times is trespassing.
-I try to follow the same process for all bookings, but note last-minute bookings sometimes run a little differently, so I encourage booking 2+ days in advance.
-If you have special bath towel, sheet, pillow, bedding, and/or kitchenware requirements, please ask prior to booking, and consider bringing your own items if you have special requirements.

-Hurricane Michael: The resort and area were affected by the hurricane in 2018. There may be minor repairs happening around the resort as a result.

Any unsafe or dangerous conditions must be reported to The Manager immediately. The Renter acknowledges that the use of the property is entirely at The Renter's risk. The Renter shall indemnify and save harmless The Manager against and from any and all expenses, costs, damages, suits, actions, or liabilities arising from any and all loss of or damage to personal property, injury, or death resulting from the use of the rental property. The Renter assumes full responsibility for fulfilling the terms of the rental for the period stated.
