Landfall Tower #73 is a charming and intimate space featuring a lovely balcony, making it an ideal choice for a beach retreat with a friend, partner, or small family. This unit can accommodate up to 4 guests, offering a queen bed and a sofa bed. The kitchen is equipped with essential appliances such as a small fridge/freezer, stove, oven, microwave, blender, toaster, and coffee maker, along with various utensils. Situated on the 7th floor of an elevator building, guests can enjoy a picturesque view of the Queen Isabella Causeway. The property also includes a shared pool and hot tub, boat docks available on a first-come, first-served basis, coin laundry facilities, and a BBQ area. We provide all necessary amenities including linens, bath towels, beach towels, toiletries, paper products, and even beach chairs. Please note that the minimum age requirement for renting this unit is 21, with a minimum stay of 2 nights. Guests are welcome to bring up to 2 dogs weighing a maximum of 25 pounds each, with an additional cleaning fee of $100 per dog. Please be advised that spring breakers are not permitted on the premises.
IMPORTANT: You are booking a private beach home. As much as we like to please your every need, we DO NOT work as hotels do. We are not a 24/7 service. Any overnight requests, other than REAL emergencies, will be taken care of the next day. If there is an emergency that threatens a person’s life, please call 911.

The owners of Landfall Towers #73 welcome you to their beach home! While staying here, we ask that you follow a few requests that will make everyone’s stay more enjoyable and keep the property looking good year after year.
1. Parking ~ is limited to 1 vehicle. Vehicles must be licensed, operable and registered to the occupants. Unauthorized vehicles will be towed at the owners’ expense.
2. Occupancy ~ Maximum capacity per unit is NO MORE than 4 guests. There must be at least one adult 21 years of age or older, registered, present and residing in the unit through the duration of the tenancy.
3. Pets ~ We accept 2 small dogs max for a $100/ per dog non-refundable cleaning fee. Access to property will not be permitted until payment is collected. The knowledge or trace of unauthorized pets will mean a fine of $400.
4. Noise ~ Loud noise of any sort; music, loud talking, boom boxes, etc. is not allowed.
5. Garbage and Tidiness ~ Garbage should all be disposed or either in the dumpster or in the trash chute on your floor. Please DO NOT dispose of cigarette butts, cans, candy wrappers, trash on the ground. We work hard to make certain the property looks good when you check in. Please help us keep it that way by picking up any litter before you leave.
6. Pool ~ Please wash ALL sand from your body BEFORE entering our pool. The pool equipment cannot handle sand from the beach and causes damage and equipment failure. Please DO NOT leave your children unattended and observe pool hours.
7. BBQ ~ BBQ is not included.
8. Once booked, we will send a custom Rental Agreement for you to complete and send back to us. Without this agreement we will not be able to host you.
Blue Ocean Vacation Rentals provides the disposable amenities necessary to get your vacation off to a comfortable start. These amenities include 1 set of hotel size soaps and shampoos per bathroom, 2 garbage bags, 1 roll of paper towel, 2 rolls of toilet paper per bathroom, 1 dish soap, 1 dish sponge, 4-6 coffee pods and and a small amount of laundry detergent. We do not provide unlimited disposable amenities. It is your responsibility to review what is included in the property and stock with whatever else may be needed for the duration of your stay.
Towels and linens must only be used for their intended purpose. Do not stain them with food, grease or any other substance. Do not use towels to clean up any mess. Stained towels/linens will be charged.
Do not hang towels from the balcony or windows. A $100 fine may be applied if you break this rule.
Subletting not allowed.
Note: The owners of this property will allow Spring Breakers under the strict rules of the premises. Break the rules and be evicted without a refund.
Check in is easy and available 24 hours a day with a smart lock on the entrance door.
The smart keypad door code will be provided to the guest about 48-24 hours before arrival.
Hosts will be available for check-in assistance up until 10 pm, we ask that guests arriving late please let us know via text.
Service Animals need to be with the person they service 24/7. Service Animals cannot be left alone in the property. A service animal left alone in the property is not a service animal and will be penalized with a $400 fee.
"Early" check in and/or "Late" check out will be available, when possible, at a charge of $55 for each occurrence.
Child's highchair & pack & play on request at $25/each, billed on a separate invoice.

Date changes might be granted depending on the date of the change for a $100 change fee plus any difference in price.
Cancellations for nightly reservations will receive a 96% refund if they are made more than 30 days before the scheduled arrival date. Please note that a service fee of $25 will also be charged for all cancellations, regardless of the timing. There will be no refund if the cancellation comes is made. This policy does not extend to bookings that are eligible for monthly discounts.
The host will not pay for a hotel, vacation rental, or transportation expenses incurred because of an interruption in water or electrical service. If water or electricity is interrupted for more than 8 hours, guests have the option of canceling their reservation and requesting a refund for the nights not used. Under no circumstances will we refund consumed nights.

Great Place!
My husband and I stayed at this studio and it was perfect. It had everything we needed and the view from the outdoor patio was really nice. We were in town for a fishing tournament so it was a plus to be able to dock our boat here! We would definitely stay here again!

Wonderful for a Couple
Great view and everything a couple would need for a stay at the beach. Easy check-in and property manager very nice.
We used the beach chairs supplied and went to the Kite Festival which was really fun and impressive. Small place but very well stocked.

Clean and comfortable studio with a nice view of water
Clean and comfortable studio with a nice view of water, it has a home away from home feel, our pet also enjoyed sitting out on the balcony. It is a short distance from the beach and various eateries. Rod & Rosa were very responsive and helpful. Will definitely come back again.

Never disappointed; always a great stay.
I had a bigger than normal efficiency condo. Working with Blue Ocean Realty for my 3rd year in a row. Rosa and Rod; with their team is very reachable and always accommodating for anything that I had requested. Never had to reach out to them, where there wasn't a quick response. I have already booked with them for the same location. Great people personal skills from both Rosa and Rod.

quick getaway
My husband, myself and our 12 year old grandson had a wonderful time. We normally stay in a larger home but since it was only 3 of us it was perfect. The room was clean and had everything we needed. The air condition was nice and cold and was a treat with our Texas heat. We have a boat so having the boat slip was nice. It is first come first serve but we didnt have a problem having a space to return too each time we took the boat out. The host were very quick to respond. The property is older but very quiet and clean. Thank you we will definitely return.

Wonderful place to stay
We loved staying at Landfall Tower. It was affordable and the view was amazing! We liked that we had a little kitchenette to prepare meals from time to time during our stay. And we were within a few blocks of the beach. Highly reommended.

Quaint condo!
Landfall Tower is a quiet, well-kept property. Our family of 3 really enjoyed our efficiency condo. It was clean, well-stocked, and nicely decorated. The porch is spacious and has a lovely view of the the bay and causeway. Love the door code lock - no keys to keep up with and makes for easy check in and out:) Thank you!

Great Location on the island and just the place to relax.
If you looking for a place to chill out while out and about all day, this is the place. This efficiency although a few years old meet all needs of a small kitchen, living area and bathroom. We had a great view of the bay and canal in front of the unit. Even when it was too windy one day to go to the beach, we enjoyed the pool and the hot tub spa. We were with 8 minutes from any destination we chose to go too. Not sure if more that two adults would be comfortable with the couch being very close by. But for us two, it was perfect for the price.
