The Cocoonr Agency is pleased to present this charming house in Ploumilliau, with a floor area of 170 m² and accommodation for up to 8 guests. It comprises a lovely 40 m² living room, a fully fitted kitchen, four beautiful bedrooms, two bathrooms (with shower and spa bath), and you can enjoy a garden of around 5,000 m². Wi-Fi and towels are included – we’re just waiting for you!

The property is laid out as follows:

Ground floor:
- A 40 m² living room with a TV, sofa, armchair and dining area for 8 guests
- A fully equipped kitchen including: electric kettle, oven, microwave, toaster, dishwasher, hob, filter coffee maker and a Tassimo capsule coffee machine.
- A bedroom with a double bed (140x190) and a TV
- A bathroom with a shower
- A separate toilet

Upstairs:
- A bedroom with a double bed (140x190) and a TV
- Two bedrooms, each with two single beds (sleeps four)
- A bathroom with a spa bath
- A separate toilet

For even greater comfort, the owners have decided to invest in the following additional facilities: a barbecue, a high chair, a washing machine, a cot, a tumble dryer, an ironing board and an iron.

Outside:
- At the front, two large south-facing lawns of 500 m² each with an 800 m² courtyard, enclosed and not shared
- A 50 m² south-facing terrace at the front, adjoining the courtyard, with a stone seating area for 8 people, a parasol and a small garden furniture set (seats 3)
- At the rear of the house, facing north, a 2,500 m² lawned garden with a small terrace and washing line, and a 5,000 m² wooded garden
- A second stone-built seating area (seating 8 people) at the rear of the gîte on the terrace with a parasol, overlooking the wooded area and orchard.

The house is ideally situated in Ploumilliau, 1 kilometre from the village centre, in a very pleasant and peaceful setting. You’ll have easy access to all essential shops, as well as boutiques, restaurants, bars and the market… You’ll also be just a 10-minute drive from the sea.

Transport:
If you choose to come by car, you can park directly in the house’s private courtyard, which has space for several vehicles. Free parking is also available in the village of Ploumilliau.
A car is essential for getting to the accommodation and exploring the surrounding area.

- Nearest railway station: Lannion station, 15 minutes away
- Nearest airport: Brest Airport, 1 hour away
