Kindly take note that we offer an optional pool heating service at an additional cost of $30 per night. To request this service, please notify us during the booking process. However, we would like to bring to your attention that the pool heating service will not be available during the months of December, January, and February.

The pool is equipped with a spa that provides a relaxing experience, and we would like to inform you that the water temperature is similar to that of the pool and not as high as a hot tub. Furthermore, it is important to note that the spa's heating feature operates in conjunction with the pool heating service, as both are attached. Therefore, the spa's heating feature cannot be used separately.

Please be advised that any parties or events held on the property are strictly prohibited. Any violation of this policy will result in the forfeiture of the security deposit, and exceptions will not be made. We had a great stay and are already planning on booking again. The location was very convenient (10-15 minutes to the Disney parks first thing in the morning, our longest drive was 30 minutes back to the house but that was at PEAK Disney/Kissimmee traffic time around 6pm) and the neighborhood was quiet and safe, which made it a really comfortable place to come back to after being out for the day.We especially appreciated having more space and such a peaceful place to relax. The home was very clean and well maintained. It truly felt like a home away from home with all the amenities - two washers and dryers, the amazing theater room, fully stocked kitchen and spacious bathrooms. We didn't want to leave! It ended up being a great alternative to staying at a busy resort (and we have stayed at many!) while still being close to everything we wanted to do. Highly recommend this house and the hosts!

I really enjoyed my stay. Property was exactly as listed in a quiet gated community. David the owner always responded promptly and was very accommodating. Home was very spacious, I was worried about the one level not being spacious enough but the rooms are spaced apart. I will be booking again for our next stay in Orlando.

Honestly fantastic property and close to most things you need to have a good time. We came from Epcot and there is really everything you need at the house. Great location!

We were here for an 8 day trip to Disney. The house is perfectly located to the parks, as well as stores, restaurants, etc. We wanted more space than a resort hotel room would allow so this house was perfect for our needs. The movie theatre was awesome and we were in the pool every day!

Wonderful place to stay

House was just as stated in VRBO description. Owners were very responsive and helpful with check in and an issue with a storm. House was in a perfect location to theme parks and Wal Mart for groceries. We loved the theater room, pool, and living spaces. Glad there were 2 large tables so we could have puzzles and games at one and eating at another.

Beautiful interior

The inside of the house was amazing. We loved the movie theater room. We only used 2 of the 5 bedrooms. The rooms we stayed in where great. Kitchen had everything we needed plus plenty of space. After the pool is refurbished, which it will be soon the house will be a perfect place to stay.

Mostly great. No paper towels or Kleenex upon arrival. Hard for cleaning spills. Only 1 dish cloth, not enough. Pool very dirty. But maybe due to winter. Beautiful decor. Comfortable beds. Lots of seating for meals in all forms. Awesome theatre room! Would go again.

Loved everything about our stay!

I recently had the pleasure of staying at this VRBO rental and it was pure enjoyment from start to finish. The home is incredibly spacious, providing ample room for everyone to relax and enjoy their stay. The beds are extremely comfortable, ensuring a good night's sleep after long days of exploring. The kitchen is well-appointed with everything you could possibly need to prepare meals, making it convenient for those who enjoy cooking. The private pool and outdoor dining space are lovely, offering a perfect spot to unwind and dine al fresco. One of the highlights of this rental is the movie room. It was the perfect place to relax and unwind after a busy day. Overall, this VRBO rental exceeded our expectations and provided a wonderful home away from home. Highly recommended!

Beautiful Home

We really enjoyed our stay in this beautiful home. The home was just as described and as shown in the pictures. The pool was wonderful for relaxing on those hot Florida days and the location to all local attractions was perfect. The theater room was also a fun activity for the evenings after dinner. The owner was great to deal with and communication was quick. The only thing missing for us was lounge chairs to tan by the pool. There are chairs, but tanning chairs that you can lay out on would have been nice. We made due though so it definitely does not take away from my 5 star rating! We would definitely stay in this home again!

The house was decent looking from the outside and the location was good. They made us pay to heat the pool each day which is typical but the pool never heated and the owner never gave us our money back for it. Do not pay for this feature! They give separate instructions for heating the jacuzzi because it takes over 3 hours to heat! Problem is the heating timer is only good for 1 hour so unless you plan on babysitting the timer for over 3 hours, you will never be able to use it. Very misleading. The shower had a ton of hair on the drain and all over walls! Cleanliness was questionable at best. There was also a terrible smell coming from the laundry room. Something probably died behind the water heater. This is definitely a rental property and the owner clearly only cares about getting his money.

We did our best to accommodate your last minute booking change request with no penalties and asked our housekeeper to bring along help so we can accommodate your early check-in at no cost . The pool heat is optional, we never impose it on our guests. It was requested by you. We also have this feature off during the colder months of the year as the pool heat is affected by colder weather. The pool heat was on for this stay as it was checked prior to your arrival and after your departure, but unfortunately not hot enough to your liking due to colder weather. We pride ourselves in offering clean and comfortable homes (as our reviews attest to it), a couple of people checked the property for odors and there was none found. The housekeeper and our next guests didn't smell any odor in the laundry room, nor any other area. We kindly remind our guests that any concerns with regards to cleanliness , pool heat or anything else should be brought to our attention upon arrival after inspecting the property so we can insure your stay is comfortable and not wait till the day of departure or after departure such as this case.

The best rental ever experienced

We stayed as a family at Park Place in August 2024, and in over 20 years of visiting the Orlando area, this property was most definitely the best we have ever experienced. The pictures online matched the property and quality exactly, the owners were helpful and very responsive and the location is perfect for local shopping, dining and of course visiting the attractions. We particularly liked the theatre/cinema in the garage and we used the pool frequently. We particularly liked the outdoor seating. The kitchen was well stocked and the large capacity laundry was very useful, easy to use and quick. There were ample towels - both bathroom and pool towels for all of our family. Location was wonderful - it took approximately 7 mins to drive to Animal Kingdom parking lot (via Sherberth Road), about 10 mins to EPCOT or Hollywood Studios, and 12 mins to Magic Kingdom. The Vineland outlets and Disney Springs are about a 15-20min drive and the Florida Mall around 30mins. Orlando International Airport was less than 40min drive. Local to the property there are multiple dining locations - many chain restaurants, including Keke's breakfast cafe, Millar's Ale House, Chuy's, Panda Express, Longhorn Steakhouse, Chick-fil-A, etc. There is a Walmart within 1 mile and a Publix approximately 2 miles away. We did also take an Uber to EPCOT which cost about $17-$20 (for an Uber XL). The house is spacious, bright and modern, and we will most definitely be rebooking for a future date.

This is a nice home in a good neighborhood. David was very helpful with instructions to opening the front gate. When you get the email that says here are the keys to your trip, you will receive instructions as how to drive there, at the top of that email will be the address I recommend use google maps not included in that email will be the gate code the email will simply say "(gate access required)" you will have to have the vrbo app loaded on your phone to see the code It will not be on the email from vrbo. There were a few maintenance issues that I contacted the owner about but none that were too concerning. The kitchen was very familiar for me we have the same stove at home everything worked great. The place was cleaned well however the tenants before us did not take the garbage out to be emptied but we made do as we did not have so much garbage. The pool will not be heated during the core of winter so read the description carefully. The theater was fantastic and very handy on those nights when you get back to the home early from the parks. There is a small selection of blue ray dvds. Keep your kids away from the screen I had a short little talk with my granddaughters and they stayed away. The seating in that is great all seats recline and grandpa may have fell asleep during one of the movies. We had a good time at this house it has a positive vibe and would not hesitate renting it again. Thank you David for sharing your Park Place home with us!

Great location but villa needs some TLC!

Upon arrival we were pleased with the style and cleanliness of the villa. Lovely large bedrooms and several bathrooms, great for accommodating three generations. The cinema room was a great bonus too. However we experienced one too many maintenance issues to overlook them as a genuine oversight. Our toilet roll holder fell off the wall on day one. The fire alarm in the master bedroom was hanging from the ceiling. The tap in the children’s bathroom wouldn’t turn off so we had to shut it at the mains. The bbq had no utensils for cooking and we had no wine glasses at all so had to purchase some ourselves from the local Walmart. The outside area particularly was very tired and unloved and had not been cleaned properly. There was ash and cigar butts everywhere! The only two comfy chairs by the pool are both broken and unusable. The whole pool area is dirty and stained and the paint on the ceiling above the patio furniture is cracking and needed cleaning up everyday when it fell off! The villa felt as a whole, very tired and in need of some tlc to make it a beautiful stay again. We also got locked out of the gated community during our stay because the code had been changed and we weren’t informed. Luckily another family were behind us and gave us the new code to allow us access to our villa. Kind of defeating the point of the security though! We have stayed in Formosa Gardens several times and this time we were left feeling quite frustrated and disappointed with the standard.

Things to note:

This property operates on a self-catering basis, whereby guests are responsible for providing their own amenities beyond the initial supply of toiletries, cleaning supplies, toilet paper, and paper towels provided upon arrival.

During colder months, the pool heating may not work effectively and using a pool cover in the evening for maintaining a warm pool temperature is not recommended for safety reasons. Please be advised that the pool heating option will not be available in December, January, and February. Our goal is to ensure transparency and provide this information to make your stay as comfortable as possible.

The pool is equipped with a spa that provides a relaxing experience, and we would like to inform you that the water temperature is similar to that of the pool and not as high as a hot tub. Furthermore, it is important to note that the spa's heating feature operates in conjunction with the pool heating service, as both are attached. Therefore, the spa's heating feature cannot be used separately.
