This newly updated 3 Bedroom/2 Bath Colorado River Front getaway is packed full of EVERYTHING your family will need to make a lasting memory. Spend your days either at the beach, fishing, crabbing, kayaking, bird watching, dolphin watching or just taking in the stunning South Texas Sunset on any one of the 3 porches. Or, spend your night fishing on our private pier with our bright fishing light.

We are so glad you have decided to book with us! Our goal is to ensure you have a 5-star stay and choose to book with us again in the future.

Please be respectful to the house and those around you. If you cause damage, notify the owner immediately. In this section you will find details about our house rules.

HOUSE RULES
We have a few house rules you should be aware.

HURRICANE POLICY:
In the event that a mandatory evacuation is issued by Matagorda County we will issue a full refund. If a mandatory evacuation is not issued we do not issue any refunds and follow our normal cancellation policy. We highly recommend obtaining travel insurance for your stay just in case.

BOOKING:
Booking guest must be 25+ to book and must be a member of the group staying at the property. All guests must be 25+, except children accompanied by their parents. Booking guest must be verified through VRBO with a Government Issued ID and provide host with a front copy of drivers license and a list of names and ages of the guests in their group before check-in. Your door code will not be activated until we receive this information.

PETS:
We have a STRICT NO PETS ALLOWED policy. Owner has a pet allergy. If you sneak in a pet of any kind, you will be charged an additional $250/PET and you will be asked to leave.

SMOKING:
No Smoking/Vaping allowed inside the house. Smoking outside is permissible. Do not toss your butts/ filters onto the premises. If you smoke inside, you will be charged an additional fee of $250 and be asked to leave.

PARTIES:
No parties/gatherings of more than 9 guests. If neighbors advise us there is a party taking place, you will be immediately evicted and will forfeit your security deposit and unused rental night(s).

PERSONAL BELONGINGS:
Homeowners are not responsible for the loss of personal belongings or valuables of the guest. Items left behind after check-out are not the responsibility of the homeowner.

INJURIES and STAIRS:
Please be careful on the stairs and watch your step. DO NOT RUN OR HORSEPLAY INSIDE THE HOUSE. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of harm arising from their use of the premises.

PLUMBING:
Do not flush anything other than toilet paper down the toilets, including "flushable wipes". No feminine products should be flushed at any time. If it is found that feminine products have been flushed and clog the septic system, you will be charged the cost of repairs which is $600.

TRASH:
Place trash in the proper garbage receptacles. TRASH DAY IS ONCE A WEEK ON WEDNESDAYS. If the garbage receptacles are overflowing, please take your trash to a drop off center.

REFUNDS:
Owner cannot guarantee against mechanical failure of heating, air conditioning, TV’s, Wi-Fi or appliances. Please report any inoperative equipment to the owner immediately. Owner will make every reasonable effort to have repairs done quickly and efficiently. NO refunds will be made due to failure of appliances, equipment or amenities. NO refunds for early departures NO refund for delayed arrival. NO Refunds for breaking any house rules and being asked to leave.

SECURITY:
Ring Doorbell Security Camera at the front entrance facing the fishing pier and a Ring Floodlight facing the driveway. DO NOT COVER THE RING CAMERA. If you do, we will assume you are breaking our house rules and will ask you to leave.

INTERNET:
We offer STARLINK WIFI. Smart TV capabilities in every room. Bring your own streaming password.

ENTRY:
The front door is equipped with an electronic keypad, we will send a personalized door code 3 days before your check-in day. Check-in anytime after 4pm. Check-out anytime before 10am. Your door code will be active from the time you check in until the time you check out. Early check-in and late check-out will incur additional fees.

AMENITIES
Our cleaning service provides start-up supplies including: paper towels, dish soap, dish washer soap, kitchen can liners, toilet paper, hand soap and bathroom can liners. Depending on the length of your stay, you may need to purchase additional items when the initial supply runs out.

CRITTERS
We do have a regularly scheduled pest control service for critters around the house. Please keep in mind we are located near the coast with thousands of varieties of critters. It is impossible and unreasonable to think there will be no critters outside the house. If you leave food out inside the house, the ants will come. Please help us keep the ants away by cleaning up any food and or crumbs.

FISH AND BAIT: DO NOT clean fish in the house or dispose of fish scraps in the kitchen sink. DO NOT store bait in the kitchen refrigerator. Additional fees will be applied to clean and/or repair this issue.

PRIVATE PARKING:
4 Parking spaces in front of the house. DO NOT park under the house, on our neighbors driveway, or the street.

Bedroom #3-Two Twin over Twin bunk beds and 1 twin trundle bed (5 people)

KITCHEN
Fully equipped kitchen with refrigerator, stove, microwave, dishwasher, toaster, blender, pots, pans, cups, plates, utensils, Keurig duo (pot/K cups) coffee maker.

LAUNDRY
All-in-One Washer/Dryer meaning 1 machine washes and dries clothes.

AMENITIES
