Enjoy this One bedroom, One bathroom condo with children's twin sized bunkbeds and a queen bed for up to 2 adults and 2 children. Updated floors, bathroom vanity and BRAND NEW Heating and AC unit installed January 2024 to make any time of year an enjoyable experience. **Please note- due to a recent storm at the end of July'25, our new AC unit suffered damage and we are awaiting a part for repair. We installed a brand new portable AC unit to keep the area cool and comfortable in the meantime. Please refrain from moving the unit from it's location. We appreciate your understanding!** Enjoy beautiful views from recently rebuilt BRAND NEW third floor balcony, and every so often Dolphins will be swimming by as you spend your mornings with some coffee/tea and the sunrise. Trust me.. This is where you want to stay!

This unit is on third floor. There is no elevator at our facility. A very reliable and affordable service called the Bellhop Boys is available for hire to help you bring your items in for check-in and check out. Please research this service if you are interested in hiring them!
You will receive your keyless entry code and instructions 48 hours before your check-in date! Please reach out to us if you do not receive this code before departing for your trip so that we can make sure you have what you need to check in quickly and effortlessly.
This condo offers a full kitchen newer appliances, Smart TV, cable, Wi-Fi, Tennis & Basketball courts, designated grilling areas and an onsite laundry facilities. Laundry rooms are located between Buildings 1/2 and 7/8. For your convenience, the washing machines are credit/debit card operated!

Take a short walk across the street to pick up necessities or groceries at the Tiki Market, and enjoy a nice cocktail at the North Topsail Beach Tiki Bar which also offers live music from Thursday - Saturday. Seaview pier is 3 miles away, shopping and restaurants within 10 minutes away. 30 minutes from Wilmington International Airport.
Easy self check in and electronic lock that will provide you your own code for your stay. Check-in any time after 4:00PM on arrival date; check-out by 11:00AM on departure date.
NO SMOKING on premises or balcony and NO PETS, PLEASE. Evidence of ANY kind of smoke within the property will result in an additional $150.00 deodorizing fee to be paid by guest.

Upon arrival, please remove the parking pass from the hook near the door and display it from your rearview window.
Please be sure to return your guest parking pass to the hook before checking out. A $50 additional fee for each missing pass will be charged for anyone that refrains from returning a parking pass upon checkout.
**Unfortunately we are unable to control Mother Nature! Please be sure to research tide times before your stay. During high tide, the beach is not accessible in front of our condo. You can access plenty of beach fun just to the left of building 1 well past high tide. It's just a short walk through the parking lot to access the public beach access. There are also several public beach accesses along New River inlet Drive. Thank you for understanding that Mother nature is unpredictable!
There are sandbags in front of all 8 building at Topsail Reef (see photos). They are necessary to protect the structure since it is so close to the ocean.
***PLEASE DO NOT WALK ON THE SANDBAGS OR ON THE DUNES/BEACH AREA BEHIND THE SANDBAGS. These areas are protected and off limits for guests to access. Failure to comply may result in a town-issued fine.
**Guests are responsible for removing all personally-accumulated trash, and for washing all dishes that have been used, prior to checking out Please be sure to thoroughly wash any dishes, casserole dishes, pots and pans, and the air fryer after usage.. An additional cleaning fee will be charged for any trash/dishes left upon check out.
**Please leave bedroom and living room AC units ON before departing the condo to assure that the unit remains dehumidified and comfortable. Since this unit is located directly on the ocean, it is inevitable that moisture will find its way in, resulting in an occasional beachy/musty aroma. Please keep the front door and sliding glass balcony door closed as much as possible. This will assure that the condo stays at a cool, comfortable temperature, especially during the warm summer months. Leaving the back sliding glass door open to let air in or to "hear the ocean" is unacceptable as it will deplete the condo completely of cool air and force our air conditioning unit to work double time to re-cool the condo. Additional fees may apply if guests do not comply with this rule.
**This property is located directly on the beach. Due to being so close to the ocean, water bugs may occasionally be spotted, especially during the warmer months. Our unit is professionally sprayed bi-monthly, and spot treated in between stays. We can assure you that we do everything possible to prevent these insects from entering our property, and appreciate your understanding if an occasional critter makes an appearance!
This condo IS for you if:
*You are looking for a modest, comfortable property that has all the amenities you'll need to stay at a quiet, beautiful section of Topsail Island.
*You understand that, at high tide, the ocean reaches the sandbags and the beach is not accessible during that time, but it DOES provide for beautiful, breathtaking views from our balcony!
*You are not expecting the Taj Mahal, and understand that our property is not a 5-star spa resort, but a cute, comfortable 532 sq ft space that will keep you and your family content during your beach trip.
This condo is NOT for you if:
*You are interested in a modern atmosphere with high end finishes.
*You are not understanding about conditions that come with direct beachfront homes including humidity, moisture, and fluctuating tides/weather.
*You did not read, understand, and accept all of these conditions before booking.
