** Please note Owner lives in the main house. The entire pool/jacuzzi, guest house, outdoor dining area and backyard area is gated and all yours to enjoy. The Guest House is detached and separate from the Main House.
The Guest house has King size bed in the loft that you will need to use the ladder to access. Plus a full size sofa bed in the living area.
Ideal home for couples, small family or business travelers looking for a modern and private California-style home setting. Your favorite part will be our comfortable seating enjoying your first morning cup of coffee/tea or an evening glass of wine in our outdoor spaces. Plenty of free street parking in residential neighborhood. No driveway parking.
Modern Kitchen appliances fully equipped with gas stove/oven, refrigerator, microwave, plus every kitchen appliances such as toaster, tea kettle, and coffee maker (we provide coffee and tea)
** We require all Guests to sign our Hold Harmless Indemnity form for the pool/hot tub, outdoor area and bedroom loft. If you have mobility issues or very tall person we do not recommend sleeping in the loft.
Luggage drop-off is permitted by the garage doors. Please be advised that we are not responsible for any personal belongings left in this area. Guest must pre-arrange or pre-approve first before doing this.

HOUSE RULES:
It is our mission to ensure that our valued guests enjoy their stay with us! We also have an equally as important commitment to our neighbors and our community. Below are the House Rules that we must enforce. Please read them as well as all your guests prior to confirming your reservation.
* Minimum age policy is 25 years old to book. Valid photo ID will be required, as well as names and ages of all your Guests.
* Self Check-in. Check-in is 4 pm | Check out is at 11 am. Unique Door codes will activate at check-in.
** Upon booking confirmation, Guests agree to sign off on our Hold Harmless Indemnity form for the pool/jacuzzi area and guest home loft.
POOL/HOT TUB HOURS: 9 AM - 10 PM
JACUZZI/HOT TUB ONLY: Heat Fee $90 (App operated and must request when to turn it on/off)
POOL HEAT: Only Available March - September Months. Guest Agrees to Pay Pool Heat Fee. $500 ((App operated and must request when to turn it on/off)
Late Check out Fee: $100 first hour and $200 after
MAXIMUM NUMBER OF OCCUPANTS - 3 people (including infants and toddlers) ** Extra Guest Fee of $90 per guest per night for any unapproved Guests.
The Property is to be occupied by no more than the maximum sleep number stated on reservation unless approved in writing by Management. If Guest exceeds the occupancy limit and falsifies occupancy information at the time of reservation, Guest shall be subject to eviction. Additionally, this Agreement may be immediately terminated without a refund of any amounts paid. No Exceptions.

NO PARTIES OR EVENTS - due to the City of LA's strict ban of illegal parties of large groups we need exact headcounts of your guests at all times. A party is defined as any combination of the following; ANY loud noise and/or excessive drinking that is disruptive to neighboring houses and/or guests outnumbering the maximum amount permitted as defined above. A party will result in an immediate eviction from the property with no refund given under any circumstance. Any exceptions to this policy must be approved by iTrip Los Angeles in writing prior to the arrival date.
NEIGHBOR COMPLAINTS
Actions by guests that result in neighbor complaints or police being called to the Property will result in a minimum $250 charge, which charge will be used to deal with legal issues and fines.
CITY OF LA NOISE ORDINANCE: 10 PM – 8 AM. No Outdoor Music or Loud Voices during this time. Please be respectful of the Owners living in the property and our Neighbors
Please be mindful of our neighbors during your stay. The property's quiet hours are in place to ensure that you and our whole community can enjoy a restful night's sleep. We are dedicated to protecting our guests and neighbors from bothersome levels of noise. In an effort to do so, this property is equipped with NoiseAware technology. NoiseAware is 100% privacy compliant and is required on this property.

Great spot in a great city

Wonderful Holiday Stay
We were visiting family living in multiple locations in LA and this beautiful guest cottage was right in the middle. It is so close to the freeway and part of a beautiful gated and secure neighborhood. Communication was seamless and it was a special place to come home to during the holidays!!

We had a great stay at the guesthouse. It's not huge, but there was still plenty of room for our family with two boys. The location was perfect for everything we wanted to do - within a half hour of LAX, Dodger Stadium, Santa Monica Beach, Hollywood and Universal Studios. The backyard was amazing and we enjoyed using the grill and sitting around the pool on the beautiful evenings. We also enjoyed nice walks around the neighborhood. Overall, a great experience!
