Sandy Acres offers dedicated bedding for up to 19 guests across two comfortable homes. It’s ideal for reunions, celebrations, or simply getting away with family and friends.

The property is private and secluded, with beautiful sunrise and sunset views across the paddocks and hills. On clear nights the stargazing is excellent. There is also plenty of beautiful timber outdoor furniture for dining and relaxing while taking in the views.

Guest access & location

You’ll receive your access codes at 10:00 am on the day of check-in (check-in from 3:00 pm). We leave you in peace to enjoy the property and are only a message away if you need anything.

We’re perfectly placed for exploring the Hunter Valley. Hermitage Road and the main wine trail are only 10 minutes away, with dozens of cellar doors, restaurants and breweries close by. Other popular options include Hunter Valley Gardens, hot air ballooning, horse riding, wildlife parks, day spas, and day trips to Port Stephens. Singleton and Huntlee are both a short drive for any supplies you need.

Included in your stay

Coffee, tea, sugar, milk, basic toiletries, dishwashing and laundry supplies, some firewood, and all the usual kitchen essentials.
Sleeping arrangements & pricing

The property has dedicated bedding for up to 19 guests.

Base rate includes 12 guests. Additional guests are charged at $75 per person per night.
Please note:

Airbnb allows selection of up to 16 guests. For groups of 17–19, simply book for 16 and message us — we’ll adjust the rate.

On other platforms you may be able to select the full number.

House Rules

We want you to have a fantastic stay. Please read and respect these rules so everyone (including our neighbours) can enjoy the property.

Check-in & Check-out
- Check-in from 3:00 pm (earlier only if agreed in advance)
- Check-out by 10:00 am sharp (later only if agreed in advance)
- Please lock all doors and windows when leaving the property during your stay and on departure (including the games room and roller doors)

Cleanliness
Please leave the property in a reasonably clean and tidy condition. A standard clean is included in your booking. Extra cleaning charges may apply for excessive mess beyond normal use, such as:
- Dirty dishes left out
- Rubbish left inside the house
- Uncleaned BBQ
- Cigarette butts left in the grounds
- Significant rearrangement of furniture or games left scattered
- No daily housekeeping service is provided
- Please do not remove towels or linens from the property
- We do not supply pool towels – please bring your own
Any additional cleaning required will be charged at $75 per hour based on the extra time and materials needed.

Noise & Behaviour
- Quiet hours:
- Midnight to 8:00 am on Friday, Saturday and public holiday nights
- 10:00 pm to 8:00 am on all other nights
- No excessive noise or unruly behaviour. Noise travels easily across the open acres
- Unauthorised parties or events are not permitted and may result in eviction or additional charges
- Maximum number of overnight guests is as per your booking. Additional overnight guests must be approved in advance (fees may apply)

Smoking
- Smoking is strictly prohibited inside the house
- Please smoke outside only and use the ashtrays provided
- Guests will be responsible for the full cost of professional smoke remediation if required

Pets
- Pets are welcome once approved
- Guests are fully responsible for any damage caused by their pets
- Please bring all food, bedding and supplies for your pet (some bowls are provided)

Pool, Games Room & Outdoor Areas
- Please leave the pool cover on when the pool is not in use to help maintain the temperature
- Pool and games room are available for your use at your own risk
- Children must be supervised at all times
- Children under 12 may not use the pool table or darts
- Please do not touch the pool pump, switches or any equipment nearby
- Do not stand or dance on the pool table as this damages the felt and repair costs will apply
- Fire pit must be kept at least 2 metres from any building
- Treat all equipment and furniture with care. Damage or misuse may incur repair/replacement costs

Property Care & Security
- Outdoor security cameras monitor access to the property and firewood supplies (no cameras inside the houses, patios, pool area or games room)
- Please do not move, switch off or interfere with WiFi modems, extenders or cameras. A call-out fee may apply if they are disturbed
- The property is on a septic system. Only flush the three Ps (pee, paper, poo). Guests are responsible for any blockage caused by foreign objects (including wet wipes or sanitary products)

Damage, Keys & Lost Property
- Guests are responsible for any damage, breakage or theft during their stay
- Report any breakages as soon as practical
- Lost keys or remotes must be reported immediately. Replacement costs may apply
- Call-out fee of $200 applies if we need to attend to provide a spare key
- Items left behind can be posted for a $50 handling fee plus shipping

Important
The primary guest (booker) is responsible for ensuring all members of their group follow these rules. Any breach may result in additional charges, eviction, and/or loss of bond.
