Whether you are planning an extended stay or a long weekend, this tastefully decorated space will feel like home. Everything is here for you, so pack lightly. Open & bright with sunshine cascading through the windows. Well designed to comfortably accommodate 6. Most time will be spent outdoors lounging poolside. Natural privacy created with mature landscape at the rear. Active community with 4 golf courses, biking paths, hiking trails & tennis courts. Short drive to gorgeous Gulf beaches.
Home is clean and sanitized after each stay. We will try to accommodate early check in's but the sanitation of the home is top priority. We appreciate your patience.

Effective for reservations booked after June 17, 2021:

$50 of the cleaning fee is subject to refund if the following list is completed in its entirety and the agreement is signed and dated by the party who initially reserved the home. Please review the following list in advance.

TO DO:

1. One (1 )set of sheets can be left per bed to launder-all additional sets must be washed, dried, folded, and returned to the appropriate bedroom closet. If any of the sheets you have washed come out stained, please place them in a pile on the kitchen table for our cleaners.

2. One (1) towel can be left per guest to be laundered. All other towels must be washed, dried, folded, and returned to the linen closet. If any of the towels that you washed come out stained, we ask that those towels are placed in a pile on the kitchen table for our cleaners.

3. Please leave any beds used beds unmade. Please place all used sheets, linens, and towels by the washer and dryer.

4. All dishes should be run through the dishwasher the night before departure and dishes returned to the appropriate kitchen cabinet. Any pans that did not come clean should be washed by hand, dried, and returned to the appropriate cabinet. Any dishes produced from breakfast may be placed into the dishwasher and dishwasher started prior to your departure. Please do not place any soiled dishes or utensils back in the cabinets.

5. Refrigerators, freezers, and kitchen cabinet food contents should be properly disposed of before your departure.

6. All trash in the home should be bagged and then placed into the curbside can.

7. Please do not place the outside trash receptacles on the curb unless the staff of Realty by Dale Thomas has reached out and requested so.

8. Please return any moved items to where you had found them upon arrival. The home should be left in a neat and orderly condition. If any furniture has been moved please return it to its original location

9. Make sure all fans and lights are turned off. Please turn off all televisions and radios.

10. Please make certain both the oven and stovetop are turned off . Please unplug the small appliances on the kitchen counter.

11. Please make sure all windows and doors are locked.

12. Please lock the front door and return the keys to the lockbox (as applicable) if you have removed them. Please make sure the garage door is completely closed.

13. Place the garage remote and the spare key (if applicable) on the kitchen counter.

Do not forget to pack your golf clubs because the community is surrounded by 4 golf courses catering to the novice and professional alike. Hiking trails, biking paths, tennis courts and waterways will keep you busy year round. Take out the bicycles and explore the area. Nature abounds, so do not forget the camera. Rotonda is a deed restricted community that has become a popular vacation destination. Hop in the car and head to the beautiful waters of Manasota Key. Unobstructed views and uncrowded beaches make the area our secret treasure. Multiple waterfront dining options.

COMMUNITY HOA
BY Hoa Association vehicles must be parked in a fully enclosed garage.
1.(c) No vehicle may be parked on any lawn, road right of way, easement or vacant lot, except:
2.(i) On a temporary basis, not to exceed 12 hours, and only for the necessary construction, repair or maintenance of an improved or vacant lot.
3.(d) Any vehicle not required to park in a garage must park on a driveway. A driveway is defined as a concrete surface that provides continuous access to a garage except for expanded driveways as herein provided.
4.(i) Existing single lane driveways leading to an existing one car garage in a single family residence may be expanded with a stone, shell or concrete driveway with the written approval of the RMC. All other driveways must be constructed of concrete.

5.(ii) At those home sites where a single car garage and a non-expanded single lane driveway co-exist, additional vehicles may only be parked in tandem, in a single lane wide strip on the front lawn immediately adjacent and parallel to the existing driveway.


(iii) At home sites with a two (2) car garage and/or two (2) car wide driveways, parking off the driveway is prohibited.
1. (iv) Un-licensed and inoperable vehicles must be stored in a garage.
2.(v) Any vehicle repair and maintenance exceeding 3 hours in length must take place in a garage.
3. (iv) No vehicle may be used as a domicile or residence even on a temporary basis.


Section 22. THREE (3) DAY VEHICLE PASS:
In order to alleviate any hardship upon any property owner, or occupant of the property, a pass may be issued by the Association allowing a vehicle to be parked in a driveway overnight for the convenience of loading or unloading a boat, motor home, camper or camper trailer. The pass may not exceed three days. This pass must be obtained in advance before any of the above is parked or placed on the property. A pass will be issued only to the occupant living in the property. Repeated violations or abuses may result in the suspension of the right to obtain any pass for a person, address or vehicle. No more than two passes in a thirty day period will be issued.


Section 31. DEED RESTRICTION ENFORCEMENT:
All owners shall be responsible for any and all violations of these Restrictions by their tenants, guests and by guests of the tenants. Failure of a Member, or a member's guest, or a tenant's guest to comply with any Covenants and/or Deed Restrictions shall be grounds for immediate action. Such action will
include without limitation an action to recover sums due for fines, damages, injunctive relief, or any combination thereof and for recovery of reasonable attorney's fees, including lien filing and other appellate fees and costs as provided by Florida Statute 720.305.

The home has a lockbox for entry. The lockbox code will be sent via text on the morning of the reservation. The Welcome Guide in the home will include the information about the home, wifi, trash day, etc. in addition to information about the local area. A contact number is in the book to reach me when needed.
The entire home may be used by guests. The home features a one car garage for covered parking options.
Master suite features King sized accommodations, guest bedroom with a comfy queen bed and the final guest bedroom has 2 twin beds. Open up the sliders and move your living space outdoors. The lanai is expansive and provides well for entertainment. Plenty of room for those who prefer to sip their pina coladas in the sun and plenty of space under shade. Light up the grill and let the festivities begin. We can assure most of your meals will be served outside. The pool is heated and remains comfortable year round. Pool heat is an additional $15 nightly and only needed in the Winter. Need to catch up with work? The Wi-Fi is strong and cable is in place to catch up as the evening winds down.This home is one where families return to year after year. The 2 guest bedrooms do not have cable attached so bring your roku or firestick. Pool heat is available for $15 per night. Available during cooler months of the year.
Its recommended that you have a car for transportation. Uber is a great option for an evening out.

We’ll be back!
Our stay was nothing short of amazing. Close to multiple beaches, but far enough away from the hustle and bustle of Florida ‘city’ life. The house was amazing and when we did have issues, they were quick to respond and resolve it! We’ve recommended this area and house specifically to all our friends and family!

Nice property and location
The back lanai is private and quiet. It opens to a green belt and has privacy landscaping between the houses. The kitchen was well stocked with everything we needed to cook. The bikes were nice to explore the neighborhoods and trails. Beach umbrellas, floats and chairs were great for beach days. We appreciated the abundance of towels for the beach and pool. The pool was cool but refreshing (in July). The pool would definitely need heat in the winter. Property was as pictured and most furniture was comfortable. They even had an abundance for soft comfortable throws and blankets to cuddle up with (nice touch!). Great location for golf and beaches if you don't mind a short drive. Wi-Fi and appliances are in working order. Management team communicated well for the most part. The day of our arrival we were told that we would receive the door key code after the maids left the property. We were travelling that day and it was questionable if our plane would arrive before the rental agency closed. I emailed in the morning asking for the key to be sent to my phone and email. We arrived in Florida about 4:45 (agency closed at 5). There was NO email or text with the entry code. I called the agent whose voicemail was full. I then called the agency (before 5), who contacted the agent for the code and about 5:05 I received a return call and an email with the code. I suggest providing the the entry code before you travel to avoid these mishaps and travel stress. The agency does not have an after hours support contact. Restaurant recommendations: The Lighthouse Grill at Stump pass, Steamers Oyster Bar (I wish we had found this earlier in our trip - large seafood portions). We flew into Tampa, stopped at Bradenton Costco, then stopped for dinner at the Lucky Pelican (Lakewood Ranch) a couple exits down from Costco. The Blackened Shrimp Tacos are amazing! The community is quiet and appeared safe. People are friendly. The accommodations are well appointed and comfortable. Rental agengy is responsive. Thank You for your hospitality!

Extremely peaceful location for relaxation.
This was the perfect place for some great rest and relaxation, very quiet neighborhood. The landscape provided an excellent level of privacy for the pool area. The home was just as advertised, short drives to some very nice beach areas as well as some decent restaurants. My only recommendation is to bring some bug repellant for the no see um bugs, but thats nature for you.
