The open-concept main level brings the chef’s kitchen, dining area and living room together around beautiful Lake Blue Ridge views.

Large accordion-style doors open the living room to the deck, creating a seamless indoor/outdoor gathering space overlooking the lake and infinity pool.

The two outdoor pool bathrooms are seasonal and may be closed during colder weather. They are not included in the advertised indoor bathroom count.

## POOL & SPA HEAT

The **spa is heated year-round and included with your stay. Pool heat is NOT included and is available for an additional fee based on current gas prices and weather conditions.**

Pool heat is not available when temperatures have been below 50°F for several consecutive days. The heater is designed to warm the pool approximately **20°F above the outside temperature**, so we cannot guarantee a specific pool temperature. Please request pool heat in advance.

### FAMILIES WITH CHILDREN

Families are welcome! Please note that the pool does not have a separate child-safety fence or gate, and doors leading to the pool are not equipped with child-safety alarms. Parents and guardians should plan to actively supervise children around the pool, spa, dock and lake at all times.

## LAKE BLUE RIDGE & PRIVATE DOCK

Rocky Point sits directly on Lake Blue Ridge and includes a private covered dock.

**Lake levels are controlled by TVA and are outside our control.** The dock is typically accessible by boat from approximately **mid-April through early October**, but timing and boat accessibility cannot be guaranteed.

If direct boat access to the dock is important to your vacation, please ask about current lake conditions.

Two stand-up paddleboards are provided for guest use when lake conditions permit.

## OCCUPANCY, VISITORS & EVENTS

Maximum occupancy is **20 registered guests**.

Rocky Point is reserved for guests included on the reservation. No unregistered overnight guests or day visitors are permitted without prior written approval.

No parties, weddings or events are permitted without prior written authorization.

## PARKING

Maximum **7 vehicles**, with 2 vehicles parked in the garage.

No street or grass parking.

## WINTER WEATHER & DRIVING

Under normal road and weather conditions, **four-wheel drive is not required**.

If snow or ice is forecast, we recommend traveling in a four-wheel-drive or all-wheel-drive vehicle and being prepared for winter mountain driving conditions.

## GENERATOR & POWER

The home has a generator providing **limited backup power to certain designated systems and areas of the property. It is not a whole-house generator.**

Not every appliance, outlet, amenity or system will operate during an outage, and generator operation or uninterrupted power cannot be guaranteed.

## ROUTINE PROPERTY CARE

To maintain the pool and grounds, **scheduled pool and lawn care may take place during your stay.** Service providers may access exterior areas of the property as needed and do not require access to the interior of the home. We make every effort to minimize disruption.

• Top bunks are for guests ages 6+
• Children must be supervised when using the trampoline

## SECURITY & PRIVACY

Exterior security cameras monitor designated outdoor areas including entrances, driveway, garage and dock. **There are no indoor cameras.**

Noise-monitoring devices are used to help maintain community quiet hours.

## MOUNTAIN & LAKE LIVING

Rocky Point is surrounded by the natural beauty of the North Georgia mountains. The home receives regular professional pest-control service, but occasional insects, wildlife, pollen and leaves are a normal part of a wooded lakefront environment.

We recommend travel insurance for unexpected travel changes, severe weather or other circumstances outside your control.

Rocky Point Retreat is located in **Morganton, Georgia, directly on Lake Blue Ridge and minutes from downtown Blue Ridge.**
