This property is situated on an outer bend of the river so there are long views of the river from both sides of the property. Fantastic Trout Fishing. The property is 15 minutes from downtown Blue Ridge.

This 6700 square foot home has 6 bedrooms and 6 1/2 bathrooms and plenty of extras for you and your guests to enjoy.

The main floor consists of a beautiful, well-appointed kitchen with a refrigerator, wall oven, range with oven and gas burners. microwave, and dishwasher for all your cooking needs. For meals, everyone can eat together! There is a large dining area that seats 18 people that has its own fireplace. Also, on the main floor is a private television viewing area as well as a sitting room and a half bathroom. The main floor has two bedrooms. There is a master bedroom with a King-sized bed and a private ensuite bathroom. The master bedroom has river views and a fireplace with its own entrance onto the upper deck area. There is also a second King suite that also has its own private bathroom. Outside the main living spaces is a lovely deck with tables and seating where you can sit and watch the beautiful Toccoa River flow by and wave at the people floating past.

The second level has a loft sitting area as well as two ensuite bedrooms. One is a king suite with a private attached bath and river view. **The second bedroom has two FULL-sized bunk beds, and it also has its own private attached bath.**

The lower level has a large theater area with theater-style seating and a large screen television and 7.1 surround sound with an Arcade machine to keep the old and young occupied. This level has two king bedroom suites. Both king suites have river views and their own attached bathroom and walkout to the lower deck. There is a newly renovated bar with second refrigerator as well as game room, complete with ping pong, pool table, shuffleboard, darts, and foosball table. Off the lower level is a lower deck area with a brand new, large 8 person hot tub.

There is a firepit outside for cozy evenings around the fire with your marshmallows.

Security cameras are outside for safety and maintenance of the property. Cameras are in the following areas: Front door, side door, back of property.

This home will accommodate 18 people (14 maximum for all adult parties). Hot tub will be open year round. No check-ins or check-outs on holidays. Free Fiber Optic High speed Wi-Fi throughout the house.
