There are definitely some aspects that could use some attention (cleanliness in the bathrooms, space that pets can escape from around the fence by front gate, extra blankets for lounging, the television by the pool still didn’t work this year, ice makers run out of ice quickly and take awhile to refill). Overall we enjoy it because it is one of the few places that has a pool and accepts pets.

Solid Stay in Grayton Beach

Overall, I recommend this vacation rental. Reviewer Comments: Not our first time in Grayton Beach, but this was our first stay at the Modern Magnolia. Overall, this was a great property and served our family well for the week we stayed. There is plenty of space and privacy for all ages and family/group make ups. Our crew had more than enough space to move around. We generally found the property to be as described and photographed. The bikes were a nice touch, but we did need to rent something smaller for our little buddies... super easy to do. The beds were okay, not great. There were plenty of clean linens and bathroom towels. The kitchen was well appointed with all the items you would need to prepare meals at the expected quality of a short term rental. On the "it would have been nice to have/know list... There was 1 roll of paper towel and no dish towels for the house. While a starter package was available, we needed to source additional supplies for laundry, dishes and trash (bags). There were no pool or beach supplies... so plan on renting or bringing chairs, umbrellas, toys, etc etc. That seems like a miss for a property at this price. The highlights for this home were definitely the pool (clean, warm, awesome!, backyard space and the location... close to the beach access but also tucked back. We'd stay again and would recommend.

Reviewer Comments: Best qualities: 1) Property was well located, 2) Royal Destination staff was highly responsive and accessible, 3) Size of property suited our needs (6 adults & 4 children) perfectly, 4) Pool was largeChallenges: 1) TV and stereo in outdoor area did not function, 2) Light fixture in the Master Bath upstairs at the back of the home had only have of the actual lights working and needed to be replacedSummary: We totally understand that it is hard, if not impossible, to complete repairs when a property is fully rented for multiple consecutive weeks. A window of check out to check in time on a single day barely allows for a thorough cleaning & the home was throroughly cleaned upon our arrival. We would have simply appreciate some notice that "hey, the TV on the porch is not functioning and there is an issue with the lights in the bathroom. It would have saved us calling to report those issues and someone coming to the site. One does anticipate that if something is communicated as a feature (the TV on the porch) that the feature would work. That said, we had a fantastic stay and the staff was very good. Would leverage this home again.

Beautiful Property, Needs Improvement

Property is truly beautiful, great location, and very clean. We loved how spacious it was, all the bathrooms, and the outdoor/back yard space. That being said, for the price of this place I would expect amenities to be in working order and provided upon arrival which was not the case. AC is listed as an amenity and was not working at all for the upstairs master which was uncomfortably hot to sleep in each night. We rented the first weekend of March, so I can't imagine what it would be like in the summer months. There is central AC but it does not work in the upstairs master. They did offer us an extra fan but were unable to fix the issue during our stay, and refused to reimburse any part of our cost for that inconvenience. Secondly many necessary items like trash bags, paper towels, and dish washer detergent, we had to request to be brought as they provided us with very limited of each for our 3 night stay. If staying here just note that you will be working with a rental company for concierge service and not the owner directly. Royal destinations was responsive but having to ask for trash bags seemed a little absurd considering the price we paid. I spend most vacations using vrbos and would note that this property although beautiful is still working on customer satisfaction.

Reviewer Comments: From the moment we walked through the front door until the morning we "unfortunately" had to check-out, Modern Magnolia of Grayton never failed to deliver!! We've rented some nice beach homes over the years. But without a doubt, this was our all-time favorite. The outdoor kitchen, fenced in backyard with a pool and the fact that our dog Boomer was able to tag along made this trip an unforgettable one!! We are very hopeful to return to this exact place next year!

Our stay at Modern Magnolia was great! We didn’t have great weather but having the pool outback allowed us to swim when the rain stopped. We used every square inch of the place. We had 10 people and plenty of private space as well as a great kitchen table that we could eat together. We used the outside area a lot, some shelter from the rain. We had some problems here and there but Royal Destinations, the rental company, was very responsive and quick to send someone out. Our only complaint would be the door alarm to back door, state law for homes with pools, the bypass from the outside did not work and a piercing alarm would go off anytime we came back inside from pool area. Very annoying and disruptive at night. Other than that, the location of the house to restaurants and the beach was fantastic. We rented a golf cart and used the bikes every day.

Modern and Impeccably Clean

Overall, I recommend this vacation rental. Reviewer Comments: The house indeed was modern in its fixtures and furnishings. It was impeccably clean. The king bedrooms were spaced well apart to provide a sense of privacy. The management was responsive to requests for repairs, primarily lighting issues in one bedroom. The house was very walkable to the beach. I wish it had been a bit closer to shops and restaurants because parking was a nightmare. Maybe it was because everyone wanted to get away due to time at home with the pandemic, but there were far too many people packed into shops and some restaurants. Some restaurants even stopped doing takeout orders at 4:30 pm because they were overwhelmed.

Reviewer Comments: The home layout was very nice and functional..But the upholstery was worn and damaged.There was an odd odor in the Master bedroom that may have been mold.Not sure if I had allergies or if there was something causing these symptoms as they increased automatically when sleeping in this room. The bathroom lighting was not good. The pool was nice but was dirty with pine straw frequently and not cleaned during our stay. It was helpful to have the extra ice maker. The outside bathroom and laundry area were nice.The outside deck and cooking area convenient and nice as well, but the grill was dirty. I will consider other options to rent if we return to Grayton in the future.

The kitchen space with the island and the large dining table make for a good spot for serving a large group. The backyard kitchen/pool area (with a bathroom/shower) is especially nice. We enjoyed both of spaces a lot. The kitchen supplies such as dish cloths & towels (old & only 4) and lack of plastic ware for food storage was a problem. The skillets definitely need to be replaced.

Overall, I recommend this vacation rental. Reviewer Comments: The Modern Magnolia is an amazing well-appointed home! One of the nicer properties I’ve stayed in on Grayton Beach. There is plenty of space with 5 Full baths (one amazing outdoor!) plus powder room off kitchen. Beds and bedding was so comfortable with beautiful furnishings throughout the home. The pool was amazing and the pool alarm, while took some getting use to —was such a relief for our little ones. A definite plus !! The only questionable part of the property was the AstroTurf front and back yards. While I’m so glad this is a pet friendly property to have the option to bring our dog, I question the cleanliness of pets utilizing it for their business. 😬 Nonetheless, a minor issue for such an amazing beach home! We will definitively rent this property in the future!!

Ultra modern home in a great location!

The home was very clean upon arrival. Comfortable beds and linens! We had 3 families with young children, so the enclosed fence and pool area were perfect for us. Also, just a short walk to the beach and some amazing restaurants. Grayton Beach is such a cool area that doesn't feel overcrowded. Would definitely stay here again!

Beautiful but small property: terrible neighbors

The property is beautiful. My family and I rented the house for the weekend last spring. I love staying in Grayton Beach, and have rented other houses in Grayton, Seagrove, and Miramar Beach over the years. I love the area, but our stay here was a bit problematic. First of all, the house is smaller than it seems on the website. Second, even though we visited in the early spring, the house was still very hot; it was difficult to cool the home, and the fans in one of the king rooms was only effective at stirring hot air around. Third, there was one particular neighbor who effectively harassed us. He visited the house multiple times (at least four times, and we were only there for two full days) during the weekend to complain about the pool alarm. Many of you will know that when you travel with children, it is difficult to prevent the pool alarm from sounding at all. However, this gentleman did not understand that, and he belligerently yelled at us, saying he was a full time resident in Grayton, and the pool alarm was disturbing his dog. When we defended ourselves against his accusations of carelessness, he then called the owner of the home and complained that we'd "gotten smart with him." The owner then called the property manager, alarmed at the possibility that we had been rude to the neighbor, but not at all concerned by the fact that this man was effectively harassing us. To end: perhaps you will have better luck, but this succession of events basically ruined our vacation, and loathe to deal with such a rude, irascible neighbor, I would not rent the home again.

Great House and location!

Overall, I recommend this vacation rental. Reviewer Comments: We recently stayed for a girls trip with 8 people and this house was exactly as shown in the pictures. Everything was clean and very well appointed. We loved that there were bikes and they were used several times to ride around town. Tons of glassware, dishes, etc. The beds were all comfortable and plenty of room for everyone to spread out. The outdoor space was amazing and where we spent most of our time. The pool was fantastic and loved back deck area. Check-in and out was seamless and the concierge was available to answer any questions promptly through our stay. The only small things I would recommend, and not even a big deal - there was no broom inside to sweep up sand. Not a huge deal for our shorter stay, but I would have purchased one if we stayed longer. The gates are almost impossible to open from the outside so you have to walk through the house with sandy feet to get to the back. The turf out back was HOT on the feet! Just a few more stepping stones would be wonderful! Overall this house was so amazing and we would absolutely stay here with a group again. It would be perfect for 2-3 couples and children, girls trip, large family trip, etc.

Perfect for us

Overall, I recommend this vacation rental. Reviewer Comments: We had a wonderful experience at Modern magnolia. The large pool in the backyard was perfect. The shallow tanning pad/splash pad was perfect for our 4 preschoolers. I was unsure about the artificial turf but it was great as well. It is soft, absorbs water, and was a nice change from the sand and stickers in Florida yards. Everyone loved the house, multiple tvs and outdoor area is unprecedented. There is even a gas fire pit. The kitchen had everything we needed except kitchen towels and Tupperware which we purchased for ourself at Walmart and took back home with us. We’ve stayed on this same street multiple times, as it is our favorite area. We walk to grayton beach brewery, and the red bar. We did bring our own wagon but I think you can rent different equipment. The hospitality app was easy to use and you can contact company for assistance and questions through it. They were very quick to respond.
