The living room is a cosy and inviting space, featuring comfortable seating, a Smart TV, Wi-Fi, and a wood burner - perfect for relaxing after a day of exploring. The fully equipped kitchen includes a fridge, slimline dishwasher, microwave, coffee machine, induction hob, washing machine, and double electric oven, ensuring everything you need for a convenient stay. A utility area is also available on the ground floor.

Upstairs, the three well-sized bedrooms offer a peaceful retreat. The master bedroom boasts a super king-size bed and dual-aspect views, overlooking the rear garden as well as the valley and river at the front. The second bedroom, also at the front, features a double bed with valley and river views. The third bedroom, with a small double bed (for one), provides a cosy space for restful sleep, making this property ideal for families, friends, or couples.

Outside, the front balcony offers views across the valley and river, an idyllic spot to unwind with a morning coffee or after a day spent exploring Exmoor National Park. The private enclosed rear garden is perfect for relaxing, and includes a hot and cold dog shower for cleaning up after muddy walks or beach adventures. Private parking for one vehicle is available at the front of the cottage.

Indoor Description
Inside Clicket Water, you’ll find a well-designed space that blends comfort with the charm of a traditional cottage. The living room is warm and inviting, featuring comfortable seating, a Smart TV, Wi-Fi, and a wood burner, making it the perfect place to relax after a day of exploring.

The kitchen is fully equipped with everything needed for a self-catering stay. It includes a fridge, slimline dishwasher, microwave, coffee machine, induction hob, washing machine, and double electric oven. A utility area is also available on the ground floor.

Upstairs, there are three bedrooms. The master bedroom has a super king-size bed and overlooks both the rear garden and the valley and river at the front. The second bedroom has a double bed and views across the valley and river. The third bedroom has a small double bed (4') for one guest, making this property a perfect retreat for families, friends, and couples alike.

Electricity and heating costs are included in the price of your accommodation. Clicket Water has central heating throughout the property. There is a wood-burner in the living room and some logs will be provided to get you started in the cooler months.

Bed linen, duvets, and towels are provided for your convenience, but please bring your own beach towels if you wish to take towels with you on day trips.

A welcome pack will be provided for your arrival. Cleaning materials such as washing up liquid and dishwasher tablets will be present in the property. One or two toilet rolls will be provided.

Outdoor Description
The outdoor areas at Clicket Water offer the perfect setting to soak up the beauty of the Exmoor countryside. At the front of the cottage, a private balcony provides idyllic views over the valley and river, making it an ideal spot to unwind after a day exploring the local area. Whether enjoying a morning coffee or relaxing in the evening, the peaceful surroundings create a truly tranquil retreat. There is permanent casual seating here, and it's a bit of a sun trap from noon onwards.

The rear garden is private and enclosed, offering a quiet space to enjoy the fresh country air. The garden is terraced, with a flight of steps leading to the grassed area, providing a lovely outdoor space for guests to enjoy. For those bringing a four-legged friend, a hot and cold dog shower is available - perfect for cleaning up after muddy woodland walks or a day at the beach.

Please note there are 7 steps up to the property entrance, and the lane to access the property is not managed by the council, so please be aware it can be bumpy, we advise taking it slowly.

Parking
At the front of the cottage, there is enough room for one large car to park (on the side of the lane directly outside the property). Also there is room for an additional medium-sized car if parked tightly against the store doors under the decking area.

Pets Description
Up to 2 well-behaved dogs are welcome. Please note, the property may not be suitable for an older dog as the grassed area is up steps in the garden.
Please do not allow your dog/s upstairs; a pull across stair-gate at the bottom of the stairs has been provided for this purpose. Also, please only allow your dog/s on the furniture if you have brought your own throw/blanket for them.
Your dogs are not allowed to be left alone in the cottage. However if they are used to being left alone, this is permissible for short periods, but they must be housed in a crate. A large and a medium sized crate is available at the property should you wish to use them.
If you have advised us you are bringing dogs we will provide poo bags, bowls and dog towels which will be hung on the hooks in the utility room.
There is a hot and cold shower in the rear yard for cleaning those muddy paws.
There is a dog poo bin at the end of the lane.


Restricted mobility
There are 7 steps up to the property at the front and 3 steps to access the rear door. There are also stairs inside to first floor bedrooms and bathroom.. The rear garden is terraced with 3 flights of steps to the top of the garden. Therefore this property is unlikely to be suitable for people with restricted mobility.

Exit in case of emergency
There are 3 ground floor exits. Emergency lighting torches are provided about the house.

Please see the fire safety information in the kitchen above the fire blanket. In the event of a fire, use the front or back door to leave the property safely.
Wind up emergency torches can be found hanging up in the landing, hall windows and next to the back door.
