The two bedrooms; one with super king-size and the other with king-size bed are grand with quality mattresses, pure white linens and towels. You can wake up refreshed and calm after a good night's sleep in this tranquil space.

Both have a good amount of storage space for your belongings. The relaxing sleeping spaces offer a sense of comfort and provide the perfect quiet yet central base for exploring London.

The two bathrooms are just as exquisite and grand with a shower/WC in which to unwind after a busy day.

We offer flexible check-in and check-out times, however where we have guests coming or leaving the same day we may apply check-in times after 16:00 and check-out times before 11:00.

Late check-in needs to be pre-arranged and confirmed with us at least 3 days before arrival and they are subject to the following charges for arrival between these times:
From 19:00 to 22:00 - ÂŁ40
From 22:00 to 00:00 - ÂŁ65
From 00:00 to 7:00 - ÂŁ100

*These prices may differ during public holidays (e.g. Christmas Day the charge will be ÂŁ100 and checkin has to be before 18:00 latest)
These fees need to be paid in advance and cannot be paid at the property.

If your arrival time is delayed beyond 1 hour then please let us know and we will do our best to accommodate the delay however we may need to re-arrange the check-in time or for you to collect the keys from us if we have other pre-arranged commitments.

If you stay beyond your agreed check-out time you will be liable to pay for an extra night at your average nightly price.

The cleaning fee covers cleaning and preparation of the property for your stay as well as a set of fresh linen and towelling provided for each guest. This includes one set per your stay, should you require additional towelling or linen please request this or if you have opened a fresh pack even if you use only a few items there will be a charge of ÂŁ30 per pack - each pack contains fresh linen, large and small towels.

Any sort of parties, gatherings or events are strictly not permitted, the property is for accommodation purposes only for the guests staying. This property is located in a residential area and guests are asked to refrain from excessive noise or any activity that would disturb the neighbours. If it's been reported that there are any parties or events or noise disturbance then you may be required to leave the property immediately without the remaining nights being refunded. There is a charge of ÂŁ500 if any evidence of a party, gathering or event at the property have been found exclusive of any charges relating to damages or additional cleaning costs to get the property in good order again. We trust you will respect the property and neighbours during your stay.

You are required to keep the place reasonably clean and tidy - no dirty dishes left over or excessive rubbish to be disposed of as this is not included in the cleaning charge. If the place is very messy or untidy or there is excessive rubbish to be disposed of then we will need to request an extra cleaning fee.

There is a strictly no smoking policy inside or in any outside spaces (which includes garden spaces, balconies, terraces or patios) belonging to the accommodation, if this policy is not adhered to a charge of GBP 150.00 will be applied.

No pets are allowed unless shown on the listing as permitted or expressly agreed with the owner.

Lost keys, damaged keys or getting locked out will incur a charge starting from ÂŁ100 for replacement depending on the type of key and time required or getting you back in the property if you have locked yourself out.

We do not accept Cash payment for any of the charges mentioned above.

Vacation

We had a lovely stay. The check in was easy and the place was very clean and well appointed. Unfortunately the front toilet was not working during our entire stay but other than that all was fine. The area was busy as expected. Highly recommend The Blues Kitchen for a meal. Great vibe, fantastic food, will not disappoint.

Spacious flat; very clean and comfortable - plenty of space for 4 adults. Lots of shops and restaurants nearby. Location is a bit far from tube stations, although very close to overground (Hoxton).Communication with the host was very responsive, but there were a few things we thought were a bit lacking - when checking in, the cleaner met us at the lobby door with a key and didn’t provide us with any instructions other than showing how to get in through the main building doors. She didn’t speak much English so we couldn’t ask her follow-up questions. Our main host contact left directions to follow the instructions provided for garbage disposal upon check out, but there was no house manual provided and the code to the garbage room we were eventually provided did not work. We had some difficulty sleeping the first night (A Friday) due to loud thumping bass from nearby clubs/music venue until 1 or 2 am and jackhammering from city works crews starting at 10pm. This is not under the host’s control, but worth being aware of if you are staying in the area.
