Casale Grottini is a recently restored farmhouse located in the Maremma countryside near Manciano. Behind its stone walls, the interiors are decorated in a contemporary style and are spread over three levels with four bedrooms, four bathrooms, two kitchens and large living areas. Carefully designed, the farmhouse combines efficient energy systems and local materials such as chestnut beams, terracotta and oak floors, as well as large windows and French doors that open onto shaded terraces and a panoramic porch. Outside, the garden is equipped for outdoor living, with lawn, infinity pool, pergola with barbecue and distant sea view towards Montecristo. Surrounded by olive groves, this picturesque place is also a short distance from the Terme di Saturnia and the beaches of the southern Tuscan coast.

Interiors:
The villa (about 250 square meters) is spread over three levels connected by internal and external stairs. GROUND FLOOR — Open-space living and dining area with fireplace; kitchen with access to a second porch; bathroom with shower; double bedroom with access to the garden facing the pool; double bedroom with en suite bathroom with tub and access to the garden near the pergola. FIRST FLOOR — Accessible via internal staircase or external staircase; kitchen with dining table; living room with access to the panoramic terrace; bathroom with shower; double bedroom; double bedroom with en suite bathroom with bathtub. BASEMENT FLOOR — Internal access only; room with exercise bike. Laundry room with external access from the ground floor near the entrance. Total floor air conditioning from a geothermal system.
Park:
The surrounding land includes 22 hectares of olive groves, vineyards and woods. The area immediately surrounding the house, of about 5,000 square meters, is a garden with gravel paths, lawns, stone terraces and aromatic shrubs such as lavender, rosemary and bay leaves. A furnished porch looks out to the sea on the horizon, while a pergola near the pool offers a shaded seating area with an electric barbecue. The outdoor lighting is controlled by sensors and includes corten lanterns and spotlights. A covered car park for three cars and an outdoor parking space are located about 50 m from the house, accessible via steps and travertine walkways. N.B.: Please note that the photo shoots are usually carried out in spring, so the colors and blooms of the gardens, lawns and parks may be different when you enter the villa.

The pool is located on the same level as the ground floor, about 20 m from the porch and 10 m from the pergola. Rectangular in shape, measures 13 x 5 m and a constant depth of 1.40 m; covered in sand-colored PVC; salt purification; access through three submerged steps on the short side. Surrounded by terracotta flooring and lawn and equipped with two umbrellas, sun loungers, deckchairs and a shower with hot water; internal lighting is LED with manual ignition, open from the last Saturday in April to the first Saturday in October.
