Exlusive luxury villa with private pool in the heart of Tuscany

The entire villa has been fully renewed (2023) in all interiors and outdoor spaces, everything is NEW! 6 bedrooms with en-suite bathrooms, all with shower + one additional 7th bathroom! Fully equipped and modern kitchen! Air conditioning and strong wifi in the entire property! Private parking inside the electronic gate. Mosquito nets. Amazing panoramic pool, veranda with sofa units and furnished gazebo. Breathtaking view over the most beautiful part of Tuscany between Florence and Sienna!
GROUND FLOOR:
- A very large and bright living room faces the big veranda of the villa which also is the main entrance of the house. Here you'll find sofa units, a large table ideal for 14 guests, a "open" modern and fully equipped kitchen!
- A smaller living area is located just next to the main one, here there are others sofa units and one large TV 55" super hd.
- A "common" bathroom accessible from the smaller living area (TV zone of the villa).
- One large double bedroom with bathroom en suite. Here it is possible to prepare a double sofa bed for eventual two children in case you are more then 12 people (always maximum 14 in total, we can't accept more then 12 adults with 2 children).
- A small laundry area at your disposal with washing machine, dryer, iron and some cleaning stuff.
All the spaces of the ground floor they have direct access to the garden of the villa through door windows.
FIRST FLOOR:
The first floor of the villa is divided into two areas for a total of 5 bedrooms and 5 bathrooms. 3 of them accessible by a staircase from the biggest living room. (one of these rooms it has a private terrace also). The two others bedrooms they are accessible by another staircase from the smaller living room (the TV zone).
All the 6 bedrooms of the villa are equipped with air condition, mosquito nets, French windows with protective railing for children, blackout curtains and wardrobes. All bedrooms they have its own private bathroom with shower, washbasin, bidet and WC. About the beds there are 3 king size beds, 2 queen size beds and one normal double bed (+ the additional double sofa bed as addiction in the bedroom of the ground floor). All completely new and comfortable mattresses!! We provide also two different kind of pillows per guest!
Knowing large in advance we are able to prepare a maximum of two of the 6 bedrooms as twin (instead of double bedrooms).
Thanks to an original project during the renovation of the house, from all rooms of the villa you will enjoy a wonderful panoramic view over the valley! At night, the lights of the medieval village of San Gimignano they give to the garden a magic touch!

OUTDOOR:
The view from the property is amazing from wherever you are! San Gimignano medieval village is on a hill just in front of you. The valley that opens below the villa is characterized by vineyards, olive groves and cypresses! The sun go down almost in front of the property!

THE GARDEN is on two levels:
- Entering the property from the automatic gate you'll find the parking area immediately on your left (ideal to park 4 cars).
- In front of the house (same level) a very large veranda equipped with sofa units as lounge relaxing zone. Also a gazebo with big marble table for 14 persons alfresco dinner or lunch.
- Barbecue at your disposal!
- The pool is in the "lower" area of the ground which is accessible by a classic tuff large stairway (not steep and easy to walk, they are just few steps.).
The beginning of the stone staircase which bring to the pool area is closed by a gate for safety in case of children, in according with the regulation also.
Also the entire pool area (the lower part of the garden, is separated not only thanks to the gate on head of the stairs but also by a fence.
In the pool area: sun beds for all guests and sun umbrellas. From the next year 2024 (maybe already this Summer) there will be also three small gazebos on the grass next to the pool.
Pool is 12 x 5 meters and it works with the most modern sanification techniques.
AMENITIES (making your arrival more comfortable):
- bed and bath linen provided. You'll find the place already prepared for a comfortable stay. (In case of stays longer then 7 nights we will offer a cleaning and a bed and bath linen change half of your stay).
- also towels for the pool they are provided (one per guest at the arrival)
- amenity bath kit at the arrival (one per person). The kit include a small bath gel, a small shampoo and one bar of soap. We leave for you almost one toilet paper roll in each bathroom of the villa.
- Some salt, pepper, extra virgen oliven oil and few coffee capsules in the kitchen for your arrival.
THE PRICE OF THE RENTAL NOT INCLUDE 300 EURO (in total for the final cleaning of the villa), the tourist tax 1,5 Euro per person per night for the first 7 nights of a stay (children under 12 yo free of charges). WE RECOMMEND TO READ THE HOUSE RULES SECTION OF THE LISTING TO BE AWARE OF ALL TERMS AND CONDITIONS.
The price includes:
- bed and bath linen (weekly change)
- towels for the pool
- strong fast wifi in the entire property (also in the pool area)
- private parking inside the electronic gate of the property
- air condition
- the entire property and all its internal and outdoor spaces at your complete private disposal.
NOT INCLUDED IN THE PRICE:
- Final Cleaning: 300 Euro (IN TOTAL) payable at the arrival.
- Tourist Tax of 1,5 Euro per person per night (for the first 7 nights of a stay) to be paid here directly in cash. Children under 12 Y.O. free of charge.
- Eventual extra services (on request)
- Electricity: At your disposal 500 KW per week, which are a lot and more then enough for a super comfortable vacation of one week in 14 guests without giving up nothing of the house. In case you'll exceed the 500 Kw, the additional ones will be: 0,80 cent of Euro per exceeded Kw payable on site at check out.
IMPORTANT: Our place is the ideal spot for a big family vacation or for a adults reunion. Young people party vacation are NOT allowed. It is forbidden to move the furniture of the villa. Also we have to ask you to look after your children and left the place in a good shape even if we will think to the final cleaning of course. Also We prefer to not take reservation with more then 4 children. Maximum number of guests 12 adults and 2 children (using the double sofa bed in the room of the ground floor).
