Getting Around:
The property is approximately 3.2 miles (5.1 km) from Providenciales International Airport (PLS).
Guests have free parking on the premises in the event you are renting a car, which is highly recommended, especially if you like to get out and explore and want to see more of the gorgeous island of Providenciales. A car is optimal as there is no organized public transportation on the islands. We suggest Avis, Sixt & Grace Bay Car Rentals as good rental car company options.

Please note, the Cooper Jack Bay water at the lakefront is not suitable for swimming or water activities due to its shallow, rocky nature.
IMPORTANT TO NOTE: Kindly be aware that electricity outages are not uncommon and may occur from time to time.
There is an onsite construction until further notice. Construction hours are scheduled from Monday to Saturday, starting at 7 a.m. and ending at 5 p.m.
Due to the high cost of electricity on the island, you will receive an allowance of $30 per day; if you exceed that daily limit, then you would need to pay the difference based on the electricity meter.
Guests must climb stairs.
There are surveillance devices on the outside of the property.
For stays exceeding 12 nights, a mandatory mid-stay cleaning fee of $200 USD applies. You can settle this fee in cash directly with the owner upon check-in.
Daytime visitors are ok as long as they don’t stay overnight. Events must be approved by the manager and can only be done if BOTH Villa 1 and 2 are rented by the same party. The maximum allowed number of guests for events is 15, including caterers. Event fee charged.
We provide some bath essentials to make you feel more at home when you arrive, like basic soap, shower gel, shampoo, and toilet paper.
Guests will be requested to sign a Rental Agreement upon booking confirmation.
A security deposit may be required prior to arrival or at check-in, subject to the booking platform used to make the reservation. This fee is charged as a credit card transaction and refunded after check-out, provided all terms are met.
Turks and Caicos is going through a decrease in the water supply. This means that the water pressure can sometimes be affected when the reservoir levels are low. Water shortages can happen throughout the day.
Please note that on occasion, a friendly dog from the neighboring property may be seen in the yard. He belongs to the neighbor and is harmless.
HOUSE RULES
- Travelers must be at least 21 years of age or older to book.
- No smoking of any kind (tobacco or cannabis) is allowed inside the home, and the use of any recreational drugs at the property is strictly prohibited. Failure to comply will incur a $500 penalty.
- No parties/events are allowed, illegal activity is prohibited, and excessive noise will not be tolerated. No loud music after 10 pm. Please be respectful of the neighbors.
- No more guests than those listed in your reservation are allowed without prior approval, and there is a fee.
- No tent or other structures may be set up on the property grounds.
- Renters agree to cover any charge related to damages that occurred during their stay or extra-cleaning charges if needed after their stay.
- Renters may be required to provide a government ID on the day of check-in or anytime during their stay.
- Please avoid moving furniture.
- Pets are not allowed.
- Please note that any damaged linen or towels will have an extra cost, take good care of them.

Someone will meet you upon your arrival to check you in. Please advise us at least 24 hours before your approximate arrival.

Overall beautiful home/amazing view. Areas of concern are as follows: -home is in a small cul de sac of more homes being built. Construction of homes next to unit was loud and noisy. -Kitchen is not fully equipped with cookware (Definitejy not good quality and cooking utensils. There are some essentials that need to be added -home needs some extermination as we experienced several insects/worm like bugs in home and outside -check in process was NOT smooth! We waited outside of unit in heat for over 45 min for in person key handoff as instructed just to find out door had simply been left open and unlocked. Reaching out to host was cumbersome during this waiting time and we ended up speaking w/ different people -our first night we were unable to use stove as it seemed disconnected, and again, communication was slow and cumbersome just to finally learn there was a switch that needed to be activated, next day guests arrived next door in large group and were loud, contacted host, no response.-requested a late check out, had late flight departure and weren’t supported as we were told the charge for leaving 2 hours later would be 75.00 and past that an additional stay of one day would be charged. -the catalyst of lack of service was the almost 200.00 charge that was attempted due to towels that had regular use stains! No make up or permanent stains, regular usage!! So beware of getting towels/sheets soiled from regular usage. Nice home, poor guest services/customer care.

Stay here while you can!!
This place is no short of incredible! You have an amazing view from the villa and deck that never quite gets old. With the beach a short drive away it is nice to have your own private pool for you and the family. When i checked in i was told that because of their expansion in villas (they are building a few more around the 2 already in use) they have their prices lower than usual because of the construction. Let me tell you, it’s like they aren’t even there. And anytime you are driving out of the property you get a nice little wave if they are still working. So that’s why i say get this while you can because once this property has everything up and going, it will be high demand more expensive! Don’t wait!!

First visit to Turks and Caicos
We are experienced villa renters. 12-13 villas in 10 islands. We have considerable experience with management companies and villas.
--Nice, clean property, but little character or decorating effort.
--We've found an welcome/recommendation book in every house we've rented. This is the first without anything.
--Every villa we’ve rented comes with some very basic cooking staples. Cooking oil. A few spices. etc. This had salt and pepper and broken utensils.
--View. As experienced villa renters, we probably are like most. A top priority in the listing is to look at the water view. We knew we were sacrificing an ocean view but the pictures in the listing didn't match the current foliage growth. In the ground floor patio listing picture, you can see the water. With the growth since the pictures were taken, we could see some water peaking through the foliage. We had an obstructed water view hindered by overgrown weeds — nothing like the picture.
-Construction hours: The listing said 7:00 am "onsite construction". With villa experience, we understand nearby villa construction hundreds of yards away. And early morning roosters. The on site construction is 2-3 new villas, about 75 feet from the rented villa. Early riser? No problem. The first hammering and worker shouts starts between 6:15-6:30. Don't expect to sleep in.
-Ceiling fan. Each remote needs to sync to a single fan. First floor remote controlled the upstairs fan..at 2 am.
-Great Chairs. Great sun.
