Leave all the hustle and bustle behind and return to a slower pace of life, the island life. Our Hamilton Cove 13-45 condo is located in the exclusive, gated Hamilton Cove community. It's tucked away in a cove next to the main town of Avalon. You'll enjoy palm trees and an expansive view of the Pacific Ocean from the living space, bedroom and deck of our condo. At the horizon, you can see Los Angeles and in the foreground is a private beach. The community recreation center of Hamilton Cove has a pool, hot tub and fitness center for guests to use. The community also offers a playground, sand volleyball court, 18-hole putting green, tennis courts, croquet lawn, basketball hoop and picnic area for your enjoyment.

Enter the front door of your vacation home and feel the sea breeze. The open floor plan allows you to enjoy the sights and sounds of the ocean all day long. The living room has a 46 inch flat screen TV and a priceless ocean view. There is dining seating for 6. The kitchen has everything you need for eating in with stainless steel appliances and quartz countertops. The wrap around balcony is a delightful spot to have breakfast and watch the sunrise. Spend your evenings grilling dinner on the BBQ provided for you on the balcony. And while the sun sets on the other side of the island, it is still incredible to enjoy the beauty of dusk.

About 22 miles south-southwest of Los Angeles, Catalina Island is the southernmost island of California's Channel Islands. The Island is made up of two towns, the incorporated city of Avalon on the east end, and the unincorporated village Two Harbors on the west end. The island is just 22 miles long and 8 miles across. Outside of the two towns is a rugged wilderness of majestic beauty under the stewardship of the Catalina Island Conservancy. You can take a passenger ferry from Newport Beach, Dana Point, Long Beach or San Pedro.

*NOTE: This home is in a residential neighborhood and, as such, is a NOISE SENSITIVE property. Respect must be shown for the property and neighbors at all times. No loud music, parties, and or loud talking outside after 9 pm. Violation of these rules MAY result in immediate eviction from the property per your rental agreement, and/or fines from the Police. Please review your rental agreement for complete details and rules about your home!

It is important for you to read all the details about your property. We highlight everything you need to know about your vacation rental in our listing, through emails, some home manuals, in-home signage and phone correspondence. We want our guests to feel prepared, informed and at ease while staying with us. We are always available if you have questions!

Upon confirming your booking, we will send you a rental agreement for your upcoming stay which you will need to complete. We will also contact you within 24 hours of the booking to obtain contact information and to address any questions or concerns you may have regarding your upcoming visit along with the House Rules & Rental Agreement. The check-in details will not be shared until the rental agreement has been signed.

Attention Guests: In addition to completing our electronic rental agreement, you will also be required to participate in our identity verification process. The service is offered through Autohost; an intelligent guest screening software that automates ID verifications, background and credit checks, security deposits and more, helping to improve guest experience and safety. Please note: for the credit card verification, a $2 hold will be placed on the card to run the report. This hold will never process and will fall off automatically within 7 days. If you have never stayed in a vacation rental before, we are not a hotel, WE ARE BETTER! We offer many of the same luxuries of a hotel with the comfort and space of home to share with your whole family. Our property owners are our friends and we work with each owner to offer a special, specific and ideal environment for guests to experience and enjoy. All of our homes offer similar amenities so you can expect the same experience whenever staying with us.

With that said, we need you to do your part in helping us maintain each home. Please be attentive to ALL RESPONSIBILITIES as a guest of our home. We like our guests to feel at home as soon as they arrive! We provide a 'starter kit' to help our guests get settled without needing to rush off to the store.

Our kits include: paper towels, toilet paper, shampoo/conditioner, soap, linens, towels, kitchen sponges, dish soap, laundry detergent and fabric softener, dishwasher soap when applicable, trash bags, either Keurig coffee makers with k-cups or standard coffee makers, extra blankets, sometimes extra pillows, extra sheets-for sleeper sofas, hair dryers, ironing boards, kitchens fully stocked-enough for max occupancy with some extra settings, toasters, some waffle makers, blenders, tool kits, first aid kits, fire extinguishers, co2/fire detectors, and most homes have heat available.

While on vacation, we want our guests to enjoy their vacation to the fullest and we feel in order for our guests to do this, they should also feel informed. Our emails serve to educate you on your vacation rental home, the surrounding area, responsibilities, what to expect and how to get in touch with us. We respect your privacy so our emails help provide you with all you need to know to reference as you please.

In addition, most of our properties have House Manuals detailing specific information about the property, amenities and responsibilities. Not to mention an awesome section on attractions, events, restaurants and more to help guide you during your stay in San Diego!

Please note our policies:

IMPORTANT: Your signature to the terms and conditions of our rental agreement is in agreement to be liable for any damage to the provided golf cart whether or not damage was created by you and / or anyone in your party. Additionally, the golf cart must be fueled up at the end of your stay, golf cart must be parked in designated spot, and cover put back on golf cart.

Please be advised: Day guests and visitors are NO longer permitted at Hamilton Cove. The HOA will not allow guests more than maximum occupancy of the unit.
We are so sorry for this inconvenience.

DRONES ARE NOT PERMITTED IN HAMILTON COVE! You will be immediately fined $300 if you are found to be operating a drone.
Please carefully review the separate email detailing all HOA rules and potential consequences for Hamilton Cove.
You are responsible for any fines incurred due to negligence!

Holiday 2023 Policy:
6 night minimum AND Saturday check-in is REQUIRED during our holiday season (December 16-January 2). One reservation CANNOT take both holidays, unless it is a 2-week reservation. There are no arrivals OR departures on Christmas or New Year's Day.
*An arrival on a Friday or Sunday may be possible, please inquire if your group needs accommodations that are different as we may be able to accommodate you!

Summer 2024 Policy:
Beginning Memorial Day to Labor Day, Saturday to Saturday is required with 6-7 night reservations. On July 4th 2024, check-in or check-out is NOT permitted. An arrival on a Friday or Sunday may be possible, please inquire if your group needs accommodations that are different as we may be able to accommodate you.

ALMOST PERFECT
Everything about this property was great: location, view, amenities and the communication with the rental company was absolutely great! My one and only complaint were the ants! They were everywhere! At first it, i didnt mind. However, as the trip progressed, they really became a nuisance. They were crawling on the toilet paper, woke me up as they crawled on my face as i slept. 1 even crawled inside my son's ear! I read reviews about the ants months ago when i booked and figured that issue would have been addressed by now. Sadly it wasn't.

Horrible Customer Service
My Mom and I stayed here for 9 days . The door was hard to get open, the side door lock does not work. When we checked in - early to drop our stuff off at noon (thankful to be able to do this), the water for the toilets was turned off. I was able to get a hold of them and then followed up twice around 3pm and 6:30pm that the water was still off and no response. Also notified them the golf cart was undrivable - the wheels were severely misaligned and one tire was bald due to it. 8:30pm the toilets started working. 3pm next day the alignment was fixed but the tire was not. We reached out multiple times without a response during our stay. It wasn't until they called to verify checkout that I was able to discuss everything with them! Very frustrating. We stayed in most days and limited what we did because we were very concerned about the the safety of the golf cart. It is extremely hilly/steep and the last thing we needed was a blown tire while going up or down the steep hill. The side door handle/lock needs to be fixed, one of the feet of the main sofas is about to fall off, the is paint peeling off the ceiling possibly due to a slow leak - with that said I can look past that but when my Mom and I can't go anywhere due to a safety concern I have a real problem with that. They have yet to do anything about it. I strongly encourage you to steer clear of this rental with the current property management team in place. They are not dependable.

We loved our weekend stay in this property at Hamilton Cove. The 6 person golf cart was extra fancy and everything in the unit was as described. Everything was super clean. Well done!
