Early Spring Visit

Wonderful Villa

Perfect villa in a stunning location.

Absolutely stunning location with amazing views. Rural but with a nice bar a 5 minute walk away and beautiful Cortona a 20 minute walk or 10 minute drive. I definitely recommend Villa Rosa and Cortona for a perfect holiday in Tuscany.

Nice week in Cortona

We enjoyed our stay in Villa Rosa. Very nice view and swimming pool. Inside and outside are pleasant places to relax. Communication was good and easy. Cortona is beautiful and an excellent starting point to visit Toscana and Umbria.

Simply amazing

Villa Rosa is nothing short of amazing. The views, the amenities, the pleasure of working with the owner Christine. Everything was immaculate. The kitchen was well supplied (and I love to cook!). We will certainly be back and would HIGHLY recommend this place to anyone. We were two couples travelling together and there was plenty of privacy. Cortona is beautiful and everything Christine recommended we do was superb.

Our Favourite Villa Ever in Cortona

We absolutely loved our week in this gorgeous Tuscan Villa. It’s in a great location as we can easily walk into Cortona most days for lunch,dinner or aperitivo. The Villa is beautiful and has everything we need. It’s private, quiet, clean and the scenery around it is stunning. It was super hot in Tuscany and we used the pool everyday (our 10 year old grandson pretty much just stayed there). The description of the Villa is accurate as advertised. We were in Cortona 20 years ago and promised ourselves we will return soon to Villa Rosa - the perfect holiday home away from home. A special thanks to Christine who is an amazing communicator from the time we made the booking to the day we leave. Thank you for recommending Dejan to pick up our family from Rome airport, he helped us numerous times including during the national train strike - totally reliable. Oh and don’t forget to have dinners at Silvia’s restaurant Locanda Agli Amici which is just few minutes up the road. Superb food & views - so good we went back twice.

Gorgeous villa with views to match

Christine's villa is perfectly appointed and gorgeous - and her surrounding garden and pool are perfection. We stayed here in August with our three young children and did a fair amount of touring around Tuscany - but our favorite part of each day was returning to Villa Rosa and sitting with a glass of wine by the pool while our children were swimming. The view is breathtaking. I also loved that we could walk to town from Villa Rosa as Cortona is my favorite Tuscan hill town. Christine also kindly provides a number of recommendations for things to do, where to go, where to eat, and goes out of her way to ensure that you are having a lovely vacation. I highly recommend Villa Rosa and am grateful to Christine for opening her home!

Great stay

We were a bit spoilt by our first holiday rental in lucca before we arrived so living up to that was a challenge. However we found the house comfortable (esp the beds). The house is a 30 minute walk into Cortona but the walk is not for the faint hearted esp on the way back. You need to be fit! The location means that evenings are cool so sitting outdoors in the evening is not what you normally expect in summer evenings in Italy but the weather was not as hot as we have experienced before in Italy. There were a few issues for us. The septic tank means the bathroom smells. The rubbish isn’t collected so you have to take it yourself to the receptacles, and the Wi-Fi was very poor.However, I am being picky TBH and if we had gone to this house before the first we stayed in, I would have loved it more. I would recommend this house

Dear Clare, There are certainly some beautiful properties in Tuscany for guests to enjoy. Villa Rosa does offer the tranquility of a rural setting though within walking distance - some routes are a challenge - or a short drive - to the stunning hill top town of Cortona. The alfresco areas are a wonderful setting, especially in the heat of summer where eating and relaxing outdoors is to be enjoyed. Being in a rural area just outside the Cortona walls it is normal for rubbish to be collected in a communal area. This can be a new experience for a lot of people! Thank you for letting me know about the septic tank smell in the top bathroom - I have had this investigated and a problem with an air-vent has been corrected - as there shouldn’t have been any smells! I am sorry to hear that you have experienced this problem. you also mentioned the poor wifi - this too has now been checked with the supplier who has apologised for any intermittent supply during your stay - it is usually a most effective service. Gorgeous home with unbelievable views of mountains, towns, etc

If you ever have the opportunity to visit the amazing town of Cortona, this is the home you should try and book. All the modern amenities you could possibly want. Olive trees, fig trees, and gorgeous landscaping all around. We stayed for 6 nights and didn't want to leave. We walked to town, ate a great restaurants, shopped the darling stores, and bought fresh fruits, veggies and had meat specially cut so we could cook at the house on the outdoor BBQ. Cortona is a beautiful town, so clean and historical. We had stayed in Florence prior to visiting Cortona. While Florence is an amazing big city, Cortona is a more relaxing area, and many of the residents we talked to said they came to Cortona to visit, and ended up moving there because the town, people, and area are so amazing. I now understand why they moved here. I would love to go back there....and would definitely stay at Villa Rosa!!!!!!!!!!!!!!!!!!!!!

Great stay at "Villa Rosa"

We loved our stay at “Villa Rosa”. The owner was very informative and provided all the detail and recommendations we would ever need. Alex the property manager was there to greet us to show us around and later provided further answers. The Villa is very comfortable with all the amenities you could possibly need. Great Wi-fi too. We enjoyed particularly the pool area which is very private and secluded with great views over the rolling hills. My husband is a keen wildlife enthusiast, so he was pleasantly surprised if not overjoyed with the abundance of butterflies in the garden. The location is very convenient for travelling to the nearby Tuscan hill towns like Montepulciano, Montalcino and Pienza to name a few. We also visited Montone across the border to Umbria. The Villa itself is located just outside of Cortona which is a lovely Tuscan town and has many great restaurants to choose from. You must try the Tomahawk Steaks and the Cortona Syrah. Delicious. Fair to say, we had a very enjoyable stay!

I can't imagine a better place to stay in Tuscany. The location is beautiful, surrounded by extensive landscaping and with a drop-dead view overlooking the countryside. The villa itself is well-kept and tastefully appointed. Christine, the owner, has thoughtfully equipped the house and property with everything conceivable that guests could want or need, right down to a generous supply of seasoned firewood for the fireplace, much appreciated on chilly Spring days. For serious chefs, the kitchen has high-end utensils and cookware--not the usual hodge-podge of gear found in most rentals. Although the pool was a little chilly during our stay in early May, it would be ideal for the warmer months and has comfortable, attractive outdoor seating and dining areas. Christine and her site manager, Ale, could not have been more helpful. Booking and subsequent communications were seamless. I was particularly impressed with the 18 page instruction booklet/area guide that Christine provided ahead of the visit. It included not only detailed information about the villa, but also recommendations on restaurants, activities and points of interest. In summary, we can't wait to return. Thanks Christine!

Slice of heaven in Tuscany

We truly enjoyed our stay at Villa Rosa. The location was perfect and the grounds and the Villa itself were lovely. The views spectacular. It was fun to walk up and visit Lucca in the morning for coffee and croissants. This is a must for all guests. Are’ was the perfect on site manager and attentive to our needs. We would definitely stay at Villa Cortona again and recommend it to others.

Paradise in Tuscany

Gorgeous escape in Tuscany

My family of four (2 adults, 2 teens) loved staying at Villa Rosa! First the views are so impressively beautiful. The grounds are very well maintained with a fig tree, lemon trees, olive trees, and lavender. There are flat areas and terraced areas and it was extremely private and serene. The pool was very refreshing with endless views. The house was the perfect size for our family and we dined outside a few nights under the wisteria trellis. The kitchen is extremely well equipped with salts, oils, spices, and all the utensils and cooking gear you may need as well as a great coffee/espresso maker. The items in the house were very well organized so you could find almost anything you can think of from flashlights to lighters. We loved Christine’s collection of books on her numerous bookshelves and my kids both finished two books in the 5 days we were there. This was a beautiful escape near the town of Cortona, where we spent many nights walking along the public garden into town. It can be a steep walk in the heat wave we had so sometimes we drove to the tennis courts and walked from there. Oh and without any advertisement, Villa Rosa is situated right next to the famed Villa Bramasole from “Under the Tuscan Sun”. It’s literally right next door, but you’d never know it. I might not have booked if I knew that because I’d be fearful of tourists, but despite being there in late June, there was no fanfare and it sat quietly and beautifully alone. It is a lovely sight with beautiful gardens too!

Wishing to be there again...

I cannot tell you how often I close my eyes and wish I was back 'Under the Tuscan Sun' in Cortona. Listening to the footfalls of people walking up the road; there is a perfect circuit from Villa Rosa for those who want a brisk workout or a meander. Watching the aeroplane trails high above in a perfect sky. Eating local food on the terrace, purchased from the Co-op in Camuchia. Checking out boar trails and markings on the road to town where they have dug in the olive groves. Eating gelato from Snoopys. The parking warden giving us the thumbs up for parking correctly. I highly recommend Villa Rosa. It was spotless, very well appointed, obviously much loved and maintained.

Peaceful, idyllic piece of Tuscan heaven

As a couple looking for a tranquil, secluded place where we could both laze about, swim and read or get out and explore the local architecture, history and food, this place ticked all the boxes. Gazing at the stunning views across the hills and valley from the bedroom, the terrace, the pool as part of an early morning swim or from the gentle swing of the 'Fat Boy' hammock never failed to move us and will be a memory that we'll always keep. The house is perched high on the hillside which gives it such fantastic views right over to Lake Trasimeno and plenty of little paths that pass through the olive groves and other trees surrounding the property. The steep slopes and pool depth probably make it challenging for families with small children. Everywhere was very clean, the kitchen is really well equipped, stocked and easy to use which we took full advantage of eating at the big table on the terrace several evenings. The air-conditioning consists of one stand alone unit in the main bedroom which wasn't working properly (housekeeper Graziella was aware), and was the only minor issue in the hot nights. However, the ceiling fans worked well and the level of thought given to cover all other eventualities (rain, sun & insects etc.) was evident. Whilst there is so much to see in the region (lots of suggestions and information were available beforehand and at the villa), the main difficulty is choosing whether and where to go, as spending time at the house was such a joy. We only had a week, didn't want to leave and definitely left a piece of our hearts in that place.

It is always a pleasure to know that guests have enjoyed their stay at Villa Rosa. I am always biased in extolling the wonders of the Cortona area, the activities, facilities and history and of course the ideal location of Villa Rosa. I am pleased to report that the air-conditioner has been replaced and is working well and that although I share Phil's concern over the challenge of the hill top location and deep pool, my subsequent family of guests reassured me that they absolutely loved exploring the grounds and coped admirably in the pool. (Their were three children under 10years). I also provide a paddling pool for the little ones. Thank you both for looking after my home so well and I am happy that you have created special memories of your holiday. I hope that we are able to welcome you back in the future.

Incredible Villa

The location was perfect. Quiet with beautiful views of the country with Cortona just down the road. The villa has everything you need for a relaxing stay. Wouldn't change anything.
